Enjoy your stay in this unique lake cottage with dock. Kitchen/living room on 2nd floor, 2 porches lake side, 3 bedrooms, a sleeper sofa downstairs & 2 bathrooms. Includes everything from 2 kayaks, paddle board & paddle boat, fishing, firepit, wifi, 8’ ft shuffle board, small pool table, electronic dartboard, spiders & lake bugs. Powerboats not included. Walk to Patrick’s Pub or Pavinci Italian restaurant bar. End of dock is <4 feet deep. 3 nights min. Dock your boat upon request. Permit#2022-5
The space
Tues and Wed are usually blocked, but may be available upon special request for a weekly rental. Please contact to discuss special arrangement or longer stays.

Check-in
If there are no other renters immediately prior to your stay then you can check-in around 10 am. If there are renters prior to your stay then the check-in time will be later around 3 pm.

Check-out
If there are no renters coming in on your check-out day, then you can stay to 5 pm. If there are other renters, check-out time will be 10 am.

Sorry, not a wheel chair friendly property due to the property slope and bedrooms and kitchen on the second floor.
No land phone and no cable tv.
There is wifi.
No cable, but 4 Tv's with SmartTv capabilities.
Desk, Chair and Computer Monitor in the master bedroom for WFH.
Summur - central air conditioning for the house
Winter - each room has separate thermostats for electric baseboard heat

Rules
No indoor smoking.
· No illegal drugs or substances use.
· No underage drinking.
· No deliberate damage to property.
· Renter has the responsibility to put out trash and recycling bins during their stay – failure to do so could result in a partial retained security deposit.
· No candles permitted.
· Use of the fireplace not permitted.
· Do not open locked closets, cabinets, or mini refrigerators as they contain personal items of the owner and his family.
Trash - put out Monday night for Tuesday pick up
Recycling - put out every other Thursday night for Friday pick up
(no trash bags in the blue recycling containers)
No Oils or Foods down the drain there is a septic system and no garbage disposal

Local Hopatcong Rental Regulations:
· The borough requires that the rental owner provide the identity of all short-term rental occupants.
· No rentals allowed to individuals under the age of 21.
· All renters shall be limited to one (1) vehicle per two occupants.
· For more than two criminal complaints against any guests on the rental property, the short-term permit would be revoked for the year. For violations of any of the ordinance provisions, the property owner could face fines between $100 to $2000 per violation per day.

All access except for a closet in the master bedroom, closet under the stairs, and some kitchen cabinets.

TV's Living Room, Pool Table Room, Master Bedroom, Bedroom #2 have either smart Tvs or Roku or Amazon Firesticks. The small bed has a TV not connected to anything.

BRING beach towels, bath towels, sheets. Pillows recommended due to COVID, but I have some.

Hazards -
Please follow common sense safety practices:
· There is a firepit available for use in the yard only (do not place on the porch, deck or dock).
· There are large trees with risk of falling branches especially if it is windy, raining, or snowing.
· There is a falling risk from the back porches/decks – please do not place chairs near the rails especially with small children.
· There is a drop off in the back yard from the grass to a deck.
· There is a risk of drowning if falling in the water from the dock or deck. There is no gate to access the water.
· Grill fire risk so please do not leave unattended and turn off the propane tank when finished.
· Kayak and paddle board and paddle boat and dock pose risk of drowning – please use appropriately sized life vests.
· No diving or jumping off the dock as the water is not very deep and you can injure you neck or spine.
· The water may have low visibility due to weeds or algae.
· Do not leave the house with the dryer operating.
