Kitchen comes equipped with the following items: basic dining, cooking, and serving essentials including plates, bowls, silverware, wine and drinking glasses, cooking utensils, and kitchen accessories such as can opener, wine opener, measuring spoons, and more. We also provide a spice rack, salt, and pepper. Other cooking essentials or supplies that are provided (at times, some condiments like ketchup, mayo, mustard. Your home will be stocked with an initial supply of trash bags, paper towels, kitchen sponge, hand soap, dish soap, dishwasher pods, toilet paper, laundry detergent.

Thank you for choosing our home. Please take the time to read and fully understand all the following rules and conditions. Ensure that you explain them to your guests, as you and all your guests will be responsible for complying with them. Feel free to contact us if you have any questions.

Guests are responsible for any fees and will be charged for damages or citations resulting from non-compliance with these rules. Violations may also result in immediate removal from the property without a refund.

ALL HOMES ARE EQUIPPED WITH EXTERNAL VIDEO AND AUDIO RECORDING DEVICES, which will remain operational throughout your reservation for both your protection and ours. For details about the locations of these devices, please refer to the “Health and Safety” section.

Guests staying in gated communities are required to verify and provide the full names (first and last) of all guests in their party. Drivers must also provide their full name and the names of all passengers. This process ensures community access, confirms the number of guests included in the booking, and enforces compliance with maximum occupancy limits.

General Rules:

‱ No Smoking Indoors: Smoking is strictly prohibited inside the home. Outdoor smoking is permitted only in the designated area, but all windows and doors must remain closed while smoking. If evidence of smoking, including the smell of cigarettes or marijuana, is detected indoors, the host reserves the right to charge up to $1,000 or more to cover the cost of extra cleaning and odor removal. Compensation from the guest will be provided through Airbnb’s Resolution Center.

‱ Property Security: Always lock all windows, sliders, and doors when leaving the property.

‱ Lake Rules: The HOA strictly prohibits all lake activities, including swimming, fishing, and boating. Violations may result in fines.

‱ Furniture Use: Use furniture as intended and do not move furniture under any circumstances.

‱ Restricted Areas: Do not attempt to access locked closets or storage areas.

‱ Fireplace and Firepit: Do not throw paper or combustible materials into the fireplace or outdoor firepit.

‱ Toilets: Flush toilet paper only. Do not flush wipes, feminine products, or any other items.

‱ Thermostats: Do not set thermostats below 72°F. Setting them lower can cause the units to freeze and result in damage.

‱ Electronics and Appliances: Avoid plugging in high-wattage electronics or appliances inside or outside, as this can trip circuit breakers. This may result in the loss of WiFi or control of outdoor features.

‱ Pets: All pets must be pre-approved by the host. Failure to notify the host of a pet will result in a $500 fine deducted from the deposit.

Pool and Outdoor Features:

‱ No Glassware Near the Pool: Broken glass in the pool will require complete drainage to remove glass, and the cost will be billed to the guest.

‱ Pool Controls: Pool and outdoor features can be controlled using the spa controller in the spa or the iPad/iPhone/pool remote inside the house. Please refer to the home’s provided instruction booklet for directions.

‱ Wind Precautions: Do not use the firepit or open umbrellas/awnings on windy days, as this can cause damage.

‱ Pool Floats: Remove all pool floats from the water every night to allow proper filtration.

‱ Firepit and Grill Safety: Close umbrellas/awnings while using the firepit or grill to prevent fire hazards.

‱ Nighttime Precautions: Turn off the firepit and close all umbrellas/awnings overnight.

‱ Charcoal Grills: If you use a charcoal grill, dispose of ashes in the metal ash bucket provided.

‱ Heating Requests: Contact the host to request pool or spa heating.

‱ Guests are responsible for any damage caused to the pool, spa, or outdoor features during their stay. This includes, but is not limited to, damage to pool equipment, umbrellas, awnings, furniture, or landscaping. A penalty of no less than $100 and up to $1,000 will be assessed based on the severity of the damage. This charge is payable immediately and will be requested through Airbnb’s Resolution Center or similar platform if applicable. Ensure proper use of all outdoor amenities to avoid these charges.

Noise and Nuisance Rules:

‱ Quiet Hours: The City of Indio and Community of Terra Lago has a noise policy from 10 PM to 10 AM. Noise complaints may result in immediate removal from the property. Avoid loud noises outdoors after 10 PM.

‱ Prohibited Equipment: Amplified music and DJ equipment are strictly prohibited. Violation of this rule will result in immediate cancellation of your reservation, and you must vacate the property. Trespassing charges may be considered.

‱ Fines for Violations: You are responsible for any community or city fines related to noise violations, which can total up to $5,000. The first violation carries a minimum fine of $1,000, payable immediately after the infraction.

‱ Respect for Neighbors: Keep daytime noise at a reasonable level and do not trespass on neighboring properties without permission.

Additional Guests:

‱ Only the number of guests specified in the booking are allowed to check in unless authorized by the host or property owner.

‱ Guests staying in gated communities must provide full names for security gate access.

‱ We reserve the right to allow or decline any day visitors.

‱ If the number of guests exceeds what was booked, you agree to pay $100 per night for each additional guest, with a minimum charge of $1,000 for extra guests.

‱ If you exceed the maximum occupancy, the reservation will be canceled without a refund, at which point you will be trespassing and agree to vacate the premises. If you fail to leave the property, the police may be contacted to assist with your removal for trespassing.

Check-In/Out Times:

‱ The earliest check in time is 4 PM and the latest check out time is 10 AM for all guests and visitors unless otherwise authorized by the host.

‱ Late check-out will result in a penalty of $100 per hour. If you check out more than two hours late, you will be charged the full base rate for the day. If a future booking is canceled due to your late check-out, you will be responsible for reimbursing the lost booking.

Parking:

ABSOLUTELY NO COMMERCIAL VEHICLES, VEHICLES WITH ADVERTISING OR WRITING ON THE SIDES, LARGE PASSENGER VANS, SPRINTERS, OR CAMPERS.

No street parking allowed.

All violations just described will result in a $750 per car per day fee that you will need to pay before your departure.

This was the 5th time that we have rented this house over the past 5 years, and as usual everything went very well. The house is very well kept and the gardening and pool cleaning was also very well done. We like the location. it is very quiet, and the nearby lake is nice to walk around with our dogs. A great vacation for us again.

Excellent House and Location

This is the 4th time that we rented this same house for multiple weeks. It is one of the only houses in the complex that has sun by the pool all day long. The hot tub after a day in the gym, a day shopping, or on the golf course makes it so much more enjoyable. Excellent TV as well for those quiet evenings. And it includes all of the items that you need in the kitchen and the house for an enjoyable time. Great value.

Good fit for our needs

The property is well-maintained. There were a few minor things we didn't love, but everything else was good enough to compensate for the minor issues (for example--the dryer was very noisy possibly from a bad bearing and the dishwasher seemed temperamental, which might explain why we found a few dishes in the cabinets with debris). The bedding was too fragrant for me, but I've learned to bring my own bedding since I'm sensitive to fragrances. Overall, it's in my top 3 VRBO experiences, and we would happily stay again. The neighborhood is beautiful, the folks at the security gate were friendly and helpful, deliveries from restaurants and Walmart were easy and the commute to Indian Wells Tennis Garden was easy enough (we reserved Ubers).

Another Great Stay

This is the third consecutive year that we rented this house for 15 days during the Christmas Holidays. It was very good again and met our expectations. Excellent yard (sun all day at the pool/hot tub, not shaded) very large yard for the dogs, clean and well laid out house, all inclusive including heated hot tub and pool. Better location than Palm Springs downtown in that we typically get better weather (more sun) at the time of year and less rain. The Terra del Lago complex where it is located is very new and well kept. I would rent it again.

Best Vacation Home

This house is amazing. It was so clean - it felt brand new. The kitchen had every item we could need and then some. The bathrooms supplies and towel situation was wonderful. The big screen TV's were perfect and the one in the living room was just what we needed to all sit around the big u-shaped couch to play games and watch the football games. The pool table and poker table added additional activities for our enjoyment. Of course, the back yard was the gem of the trip. Plenty of comfortable seating - bar area - pitch and putt golf area - misters - and the gorgeous pool and spa. We enjoyed it all. The landscaping was exquisite and so pleasurable to be outside. Across the street was a public dock area where the boys could fish on the lake. Grounds were so pretty. The attention to detail and decorating was lovely and the owner was so accommodating and readily available by texts. This is the best VRBO home we have ever stayed in and plan to come back again.

Great family retreat

Our family of 6, 2 adults and 4 kids, enjoyed this home. The outside pool, spa, golfing, seating, games were fantastic. Outside was very clean and well maintained. House was great, our 7 y/o's loved the bunk beds, kitchen and living room fit us comfortably. Check in was easy and host responded quickly to questions. Our location was close to a hwy for easy of travel. Community was quiet and gated, only problem for us was waiting to enter through the guest gate, a few times was over 5 min, not awful but annoying.

We rented this house for a family vacation for 2 consecutive years during the past two Christmas holiday periods - 15 days each time. It suits our needs - 2 small dogs, hot outdoor spa for relaxation, great location and great view. All is inclusive in the price, which is convenient.

Great house for a family with children

We loved staying a long weekend here with our small children that enjoyed the pool and backyard. Clean, spacious, great neighborhood!

Great location in the desert

The house is very comfortable, and the back yard is spacious and pretty. It's a great place to enjoy the warm desert weather. The host was very nice and responsive. Terrific trails nearby.

Great backyard!

We come to this area every year for Spring Break with our family. This has been one of the nicest houses that we have rented! The backyard and pool is absolutely amazing, would definitely recommend this property! The owner was very easy to work with and responded immediately to any questions I had.
