The Space:

Welcome to Prospector's Roost, a premier, upscale vacation home in Kanab's prestigious community of La Estancia. The community is wrapped in stunning red rock cliffs, offers community amenities such as indoor and outdoor swimming pools, hot tub, dog park, pickleball court, and playground. Located within walking distance to local hiking trails, and minutes from downtown Kanab's shops and restaurants. Kanab is your central hub located within 90 minutes from Zion and Bryce Canyon National Park, the Grand Canyon, Coral Pink Sand Dunes state park, Lake Powell, and many hiking trails, ATV trails, and slot canyons.



This spacious home offers an open and convenient floor plan with 4 bedrooms and 2 full bathrooms.



The first and second bedrooms each feature plush king sized beds, night stands, a ceiling fan and a closet.



The master ensuite is large and spacious with a luxury king sized bed, a plush oversized armchair just perfect for curling up and reading a book, an ensuite bathroom that is truly spa-like with a beautifully tiled walk in shower, large jetted soaking tub, and double vanity. This bedroom also has a private entrace from the back patio.



The third bedroom can be accessed from both the hallway or the master bedroom (door can be locked on Master bedroom side). It is equipped with a queen sized murphy bed that converts to a desk when put up, if needed, and also boasts a twin bed that has an additional twin trundle mattress. This bedroom can sleep 4.



There are also 2 air mattresses (1 queen and 1 twin) available for your comfort and convenience.



The guest bathroom features a beautifully tiled walk in shower and large vanity, plenty of space to get ready for the day's adventures.



The living room, dining area, and kitchen blend seamlessly and make gathering and entertaining easy and fun. The living room offers comfortable couches, a large Smart TV, and a cozy gas fireplace. The dining room and kitchen offer plenty of seating at both the dining table and the bar, and the kitchen is equipped with top of the line appliances and is fully stocked with all the cookware, dishes, and supplies you need.



There is a large laundry room with full capacity machines and the large 3 car garage provides plenty of space to park vehicles and also holds yard games for endless fun.



Step outside to the back patio and enjoy a BBQ grill, outdoor dining and seating, a hammock to relax in, and a fire pit to gather 'round and tell stories as you gaze in wonder at the spectacular dark, starry sky.



Enjoy all that southern Utah has to offer and then retire in comfort at Prospector's Roost.

Clubhouse and pool hours are 5AM to 11PM. The outdoor pool is closed for the winter from November 1st to the last week in May (all weather permitting)



The Neighborhood:

The La Estancia neighborhood is the finest in Kanab. Master-planned, it features a clubhouse with an indoor & seasonal outdoor pool, & recreation room. Amenity park located in Phase 3 of La Estancia includes pickleball courts, bocce ball, playground equipment, electric chargers and more!



There's plenty to do with state and national parks nearby, but if you're looking for something more low-key for a day or two, consider the local hikes featured on the flyers in our house book: Squaw, Bunting, Toms Canyon and K-hill, all offering wonderful views. Access to some of these trails is literally right outside your front door! As well, Jacob Hamblin park has a playground, field, pool with slides, splash pad, little league baseball fields and tennis/pickleball courts. Best Friends Animal Sanctuary has great guided tours. Also consider the local restaurants, bakeries, and ice cream shops.



Getting Around:

La Estancia is just minutes away from the charming and historic Kanab center, with its award-winning restaurants and shops. Our guests can hike, bike and walk directly to everything the town has to offer. Hwy 89 is just a couple of miles away providing access to our world-renowned national parks and recreational areas surrounding Kanab.



Here in southern Utah a vehicle is required to get around in town and beyond. We recommend a 4WD vehicle with high clearance if you intend to go off-road to out of the way places.



Page, AZ airport is 1 hour away; St. George, UT airport is 1.5 hours away; Las Vegas airport is 3 hours away.



Other Things to Note:

Cancellations Terms: Please be advised there is a 3% cancellation fee regardless of the cancellation date.



It's very important to note that there are VERY strict CC&R's established in the La Estancia neighborhood. Please adhere to all rules so as not to incur a fine of $100--$500.



Rules for La Estancia Community:



- There is NO parking on the street whatsoever! You're welcome to park your vehicles in the driveway or in the garage.

- If you bring ATV’s, they CANNOT be parked in the driveway and MUST be parked in the garage.

- Absolutely NO parties or events are to be held in any of the houses.

- Tenants may NOT invite outside guests (friends or relatives not staying in the home) to use the common area facilities.

- Please be respectful of the neighbors who live in the community.



Please make sure to put the pool key back in its original place once you are done using it. If you lose the pool key it is a $250 fee to replace it.
