Great location, but the property is ran down.

The location of this house is awesome. The kitchen is stocked well. The property is not well maintained. The oven door handle was broken, the paint and drywall in the house was desperately in need of repair and paint. Many power outlets and a few lights in the house didn’t worm. The house wasn’t cleaned very well. The house didn’t come with any bed sheets, or towels and washcloths. The rug in the living room had a big footprint stain on it. The kitchen table has a sticky finish that you can’t clean off of it. The A/C could not keep up on the one hot day we had. The back porch rail going down the stairs was loose and dangerous to my elderly mother. For the price of this house, it should have been in great condition, but sadly it was not.

I did not like the fact You had to pay another $200 just to get linens. I felt like that should’ve been included, but the view was spectacular and the house was gorgeous. I feel like that it could’ve been a little more clean than what it was but overall, we did have a good vacation.

Katmantoo in 2022 (and 2023)

Overall, I recommend this vacation rental. Reviewer Comments: Overall we were quite satisfied with Katmantoo. The general location in Kitty Hawk was perfect and having Oceanfront property even better than perfect. Having each bedroom have its own bathroom was also a plus. The downside was a toaster that needs a serious replacement, a Mr. Coffee that passed away on the second day, and a variety of nails and screws sticking up from various steps and boards on the deck. Tetanus shot anyone? I mean going barefoot is part of the beach experience, right? The last downside items are a sunroom severely lacking in screens, and a fair amount of loose or missing shingles. All in all, we will be back!!

Beautiful Beachfront

Loved staying ON the beach and listening to the waves at night from the decks off the master suites. Could use a little TLC (e.g., screens for the screened-in-porch were missing), and a few more finishing touches could make it an amazing experience (e.g., board games or a table on the porch), but in all it was well worth it.

Rating Details: The property manager was adequately helpful. The vacation rental was very clean. I was very happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: This house is great but pictures and listing need to be updated. The changes/issues were not deal breakers but it would have been nice to know about.Positives - Location, location, etc. Awesome sunrises! Great to eat outside and watch the ocean. We loved being able to walk to the pier and to restaurants. The beach is very active and it was great fun watching all the surfers as well as the dolphins enjoy the ocean.Less than positive - The dunes have moved closer to the house so there is no under the porch area for hammock and chairs as shown. The covered porch is now a storage area for beach chairs, etc. and doesn't have the nice furniture shown in the picture. There are also louvered doors overlooking the living room in both master bedrooms. These are odd and don't really show in any pics but there are "safety" railings here and on the upstairs walkway which are spaced in such a way that a small child could fall through (we had three toddlers). The louvered doors in one room did not close and after no response to a phone message to the management company we went to a hardware store to buy tools to get it to close. These are potential safety issues for families with small children and should be shown in pictures.There also was no barbecue or outdoor grill and no remote for the TV in the main living room. We would still go back to Katmantoo. The positives outweigh the disappointments!
