Fiora is a purpose-built country retreat, thoughtfully designed to help you slow down, reconnect and experience the beauty of the Southern Tablelands in comfort. Blending considered architecture, luxurious finishes and genuine country hospitality, every detail has been carefully curated to create a stay that feels effortless, generous and memorable. It was designed from the ground up as a place we'd love to stay ourselves.
Fiora welcomes you through automatic farm gates, opening onto a generous driveway with private parking. From the moment you arrive, you'll have exclusive access to over an acre of countryside within the village of Laggan. Wander through the paddock, read a book on the deck, enjoy a picnic on the lawn or simply relax and take in the ever-changing rural landscape with its wide open skies.
The home features two beautifully appointed bedrooms, each with a king bed and an occasional chair. Beds are dressed in luxurious flax and stonewashed cotton layered linens, premium bedding and a choice of pillows for exceptional comfort. Fluffy bathrobes are also provided.
A full bathroom with a deep sit-and-soak tub is complemented by a separate powder room. Both spaces are stocked with premium Koala Eco and Eco Store amenities in refillable dispensers, alongside a Parlux hair dryer and a selection of hair styling tools—part of Fiora's commitment to providing a luxurious stay while treading lightly on the environment.
A thoughtfully appointed kitchen and fully equipped European laundry with washer/dryer combo ensure you have everything needed for a comfortable stay. Our one-touch coffee machine is stocked with locally roasted Greywood Roast beans, because we believe exceptional coffee should be part of every slow country morning. Premium hot chocolate, tea and pantry essentials are also provided.
Outdoors, you'll find a dining setting for long alfresco lunches, a comfortable lounge chair perfect for reading, and a Weber BBQ for relaxed outdoor cooking. Indoors, guests can enjoy a curated collection of books, board games and an extensive Blu-ray/DVD library for cosy evenings in.

Every stay includes a personalised breakfast, thoughtfully curated around your preferences and provided for each morning of your stay. Custom artwork inspired by the local region features throughout the property, while Robert Gordon lighting and locally sourced pottery bring warmth and character to the interiors. Every room has been intentionally designed to feel calm, timeless and deeply connected to the surrounding landscape.
Fiora's location is peaceful enough to feel worlds away, while still being within walking distance of the award-winning Laggan Pantry and the historic Laggan Pub.
Just six minutes away, the charming town of Crookwell offers cafés, shops and the perfect base from which to explore the wider Southern Tablelands.
During your stay, you may see farmers moving through the village during harvest, classic cars winding along country roads on a Sunday afternoon or neighbours stopping for a friendly wave across the paddocks. It's a place where country life continues at its own pace.
The property is fully fenced and, while the gardens continue to establish following Fiora's completion in 2026, the surrounding borrowed landscapes, open skies and rural views create an ever-changing backdrop throughout the seasons.
Designed to achieve an impressive 8.2-star thermal rating, Fiora remains naturally cooler in summer and warmer in winter. Double-glazed uPVC windows and doors, thoughtful orientation and exceptional insulation provide year-round comfort in our cool climate, while air conditioning and a wood fire are available whenever you need them.

Guests have the entire property exclusively to themselves to enjoy. You will self check into the property with a gate access code provided before you arrive.
Your hosts are just a call or text away should you need anything from local recommendations to any support in operating appliances in Fiora.
- Other things to note -
Starlink WIFI is provided. Some guests on the Optus and Vodaphone networks have reported limited coverage in the area - we suggest connecting to the wi-fi on arrival to ensure you are contactable in the event of poor coverage.
There is no Free-to-Air TV, however our Smart TV has access to all the general free to air TV apps for catch up or streaming live TV along with with access to streaming services should you hold accounts for these.
We don’t charge a cleaning fee, but we also won’t be sending you a message the night before checkout with a list of cleaning chores!
