I have stayed at many HJs. I have not seen one in this much distress. The rooms appear to be updated, but when you look a little closer, you realize they are not. I didn't expect much based on how much I paid.
The staff was awesome, polite and extremely helpful. They are working best they can with what they have.
The "breakfast" was literally a choice of three different cereals or a grab and go bag with some oatmeal bars, oatmeal packets and prepackaged muffins.
I expect bad breakfast from privately owned, non franchised hotels, but this breakfast was an equivalent to "why say you have it - because you don't".
If I were to need to stay in Lakeland area again, I'd select somewhere else mainly because the breakfast options were non-existent.
I can deal with a little run down buildings for the price, but when you advertise breakfast and the choice is pretty much nothing, that is a hard no.
