Amazing Waterfront with private beach

Water views abound from this property. Sunsets rival anywhere in the world. Full use of dock and private beach. Two fire pits (one by water, one closer to house).outdoor hot tub with awesome views!!!

This place is incredible. Four bedroom, 2 full and 1 half bathroom and 3 queen beds, 2 twin beds with tv in each bedroom and in the livingroom. Kitchen with everything you’re going to need. Out door grill and dinning area. Outdoor shower. No need to bring anything but your family.

Perfect for a Weekend Getaway
The owners thoughtfully prepared a converted garage for a very enjoyable, relaxing, and visually stunning experience! Top-level bedroom with full bath and balcony with chairs, fire table, and hot-tub overlooking unobstructed view of the Rappahannock River melted all stress away. Downstairs room with slide out 2-level trundle bed provided for a comfortable sleep for a couple who joined us as guests. Outdoor gas grill, firepit, and outdoor shower (which we used and enjoyed with much privacy) made for great sunsets into the evening for outdoor dining and fireside chats. Definitely will return for next year's Urbanna Oyster Festival!

Great R & R Spot!
Owner has done a beautiful job of turning the garage into a really nice 2 story apartment. Queen bed upstairs and daybed downstairs, both with really comfy mattresses! Kitchenette has everything you could need with a supply of other small appliances (crock pot, electric cook top, etc.) available. Deck off the 2nd story is a fantastic space with beautiful view of the river, comfortable seating, gas fire pit & hot tub under the stars. Yard has several neat sitting areas, another fire pit, gentle sandy bottom beach area and private dock.

all VRBO are not houses
We were disappointed with the property. With VRBO's advertising and the price we paid we thought we were renting a 2BR home with privacy. This property was not a home but a small renovated garage, about 16 feet wide and just a few feet from the house. It was supposed to sleep 4 but when we got there the 2nd bedroom was locked and being used as storage, which the owner cleaned out when asked. There was very loud construction until 8:30pm but only on the first night. The property has no kitchen and there are no restaurants or stores nearby. There is a refrigerator, microwave, coffee machine, paper plate and plastic cups in the small main bedroom. Dishes had to be washed in the bathroom sink and we had to buy dish soap. There was 1 roll of toilet paper. There is an outdoor grill and fire pit but it felt uncomfortable using them. It would be helpful to have written instructions for the heat/air conditioning unit, TV and if visitors are welcome to use the outside amenities. The view was beautiful.

River Sunset Paradise
If you want a lovely, quiet room and bath with perfect western facing views of the Rappahannock River and dynamic sunsets, this is for you! The grounds are beautiful and Francine is an excellent host! Two kayaks and a paddle boat are available to enjoy. There is a shallow ease into the river for easy wadding and swimming or you can fish off the dock. There is a fire pit, great outdoor shower, incredible deck with a clean, wonderful hot tub with views of the water. This is a gem!
