Every detail was chosen with intention: designer boucle furnishings, warm hardwood floors, a white brick fireplace, and a Samsung Frame TV that anchors the living room like a work of art. You'll feel the difference the moment you walk in.

At 1,100 square feet across two levels including the loft, your suite carries a polished coastal Hamptons energy — bright, unhurried, and quietly elevated. Sunlight pours through the living room, the kitchen is fully equipped for real meals, and the round dining nook is perfect for slow mornings with coffee or evenings in.

When it's time to rest, your primary queen bedroom offers calm and comfort, and the wood-clad loft with its floor-level king is the kind of cozy space you'll want to disappear into. Two private entrances, fast Wi-Fi, smart TV, and ceiling fans throughout keep everything effortless from arrival to checkout.

Primary Suite: Your calm coastal retreat features a plush queen bed, soft drapery, a ceiling fan, and ample storage. Your ensuite bathroom is bright and hotel-clean, featuring a tub/shower combination, quality fixtures, plush towels, and stocked guest essentials.

The Loft: Tucked beneath warm wood-clad ceilings, your floor-level king bed loft is cozy, private, and made for slow mornings. Access is by a fixed vertical ladder — best suited for older teens and adults without mobility limitations.



Bathrooms — Two well-appointed bathrooms: a full ensuite with tub/shower combination, quality fixtures, bright lighting, and stocked essentials including a hair dryer; and a stylish half bath on the main level.



Guest Access:

Guests will have full access to the home, including all living areas, bedrooms, and designated outdoor spaces.

Detailed check-in instructions and access information will be provided prior to arrival once all pre-arrival steps are completed.

Please note that certain areas may be secured for owner or operational use (such as supply closets or garages, if applicable).

Other Things to Note:

This is a beautifully appointed 1-bedroom with loft suite located on the entire second floor of a private duplex residence. While not a standalone house, the unit is fully private and self-contained, with its own dedicated entrance.

The property shares the building with one other separate and independent unit below, but guests enjoy exclusive use of their upper-level space throughout their stay.



Please note that the home has a brand-new portable AC unit available for guest use. While it is intended to help cool the space, cooling performance may vary depending on outdoor temperatures and usage.



King Bed Loft

The loft bedroom is accessed by a fixed wooden ladder that is steep by design and best suited for able-bodied adults

Not recommended for young children, seniors, or guests with limited mobility

The unit is on the upper level, accessed by ladder

Guests staying in the loft do so at their own comfort and discretion.



Check-In & Verification

All guests are required to complete a pre-arrival verification form prior to check-in. Access details will be shared once verification is complete.



PARKING

Parking Instructions:



Parking directly in front of the garage is for loading and unloading only. After unloading, please move your vehicle to the available street parking on 34th Street or 35th Street. Please do not leave your vehicle parked in front of the garage, as it may block access.

The area in front of the garage is reserved for quick loading and unloading only. Please do not park there for extended periods, as it blocks garage access for neighbors



• Please check street cleaning signs for any restricted parking hours before parking on the street

• No parties or large gatherings

• Registered guests only

• Non-smoking property

• No pets allowed

• No vaping, incense, or candles

Noise Monitoring

The property includes a noise monitoring device designed to help maintain a peaceful environment for neighbors. The device does not record conversations.
