Oct 9, 2025 - the pool project will resume again sometime in September 2026. No word on the exact start date or how long it will take; however, we expect the pool will be closed for at least a month. No refunds will be given for anyone booking a stay during this period so please be advised.

This beautifully renovated two bedroom, two bath South Seas Tower 3 condo offers fantastic Gulf and beachfront views. As you enter this 7th floor unit, you’ll immediately notice the spacious living/dining area and the stunning outdoor scenery. The sleek, updated kitchen flows seamlessly into the dining space and the large living area that includes ample seating, flat screen TV, and balcony access. Take in the beauty as you kick back with a cocktail and read a book or browse the internet on the hi-speed WiFi. The unit comfortably sleeps up to six people and is within minutes to the beach, shopping and dining.

South Seas Condominiums is a private, gated community just minutes away from grocery stores, restaurants, boutiques, and the beach. As a guest here, you’ll have exclusive access to amenities such as the heated community pool, fitness center, walking paths, tennis & pickle ball courts, and a putting green. South Seas is the only community on Marco Island which boasts both beach access and boat docks, which can be rented at very reasonable prices.



NOTES:

- The condo complex allows owners to make renovations to their units from May 1 to November 15 so there can be construction noise in this Tower. Work can only be done between the hours of 8am to 5pm, Monday through Friday, unless it is for emergency repairs.

- There is a registration fee of $100 which includes a parking pass for one car and each addtional parking pass is $100/car. The fee is paid onsite at the Manager’s Office in the lobby of Tower 3 and the registration fee ONLY applies to overnight guests.

Condo was overall nice. The beach accessories and all the beach towels were great to have, especially the cart since the beach was a very long walk. The condo says newly renovated however there were walls and woodwork that could use a face lift. The extra charge for parking is a little ridiculous and you should tell people about the rudeness of the pool staff. They are clearly not wanting “renters” there and the locals make it very obvious as well. Disappointing to be treated like that. The condo was clean. I didn’t like the fact I had to do laundry before I left so that there wasn’t more than two loads of laundry. Good location and beautiful sunsets.

No internet or tv

We had no internet or tv for the first part of our week stay. Was told by Mark from itrip if I read the contract they weren’t responsible for this. We were told as we were leaving the problem stemmed from a bad router which they were going to replace when we left. Mark offered us $75 refund if I signed an agreement stating I wouldn’t say anything about this and if I rated our stay I had to give it 5 stars (blackmailing). After contacting Vrbo many times I was told it was taken care of. Really??? How was it taken care of, I received nothing in writing or any type of compensation. Will never go thru Vrbo again.

Marco retreat

Second time staying at south seas towers, so we were familiar with rules and regulations. We absolutely live this location with its proximity to beach and restaurants erc. This condo was by far the best equipped and remodeled that weve ever stayed in anywhere. The south sea towers complex is just nit very kid/family friendly. The poil attendant is rude and accusatory while the residents seem to appreciate her bluntness. Tennis/pickle ball court users were critical and rude as we were simply trying to expose our kids to new sports. We still return though because it's a perfect area and community for our vacation. This particular unit was exceptional! Thanks so much!

Thanksgiving at Marco!

My experience overall was great, my only issue was with collecting the key, I got there around 6 and it was starting to get dark and the place is not in very convenient, it was very difficult for me to get the key. Tye building is a dated, but the condo is great, clean and comfortable. I had such a great and peaceful time. This was my first time coming to Marco in the fall, I usually go down there in the summer, it is beautiful year around. Thank you for sharing your beautiful condo.

LOVE Marco Island

Great location, Nice Condo. FEE$ ARE HIGH! 1) $100 "add-on" to park your car at the condo. 2) Over $100 in VRBO fees. These have become foolish. 3) $113 was added at the airport rental car as "local and county and state" taxes not included in the AIR+RENTAL-CAR package deal. VRBO has blown up to rather ridiculous with their fees. Just be careful to understand the full price versus what's being sold to you. Read the fine print when planning your stay.

Great Easter Week!

Had an excellent Easter week in Marco Island. Our condo was clean upon arrival and exactly as described. Mark from Itrip was responsive and we never had an issue. Beautiful condo with a great view of the pool, lagoon, and an incredible Ocean view. Very well worth it! We will look to book with your company again.

Beautiful View

We had a great time on Marco Island and would love to go back. Here's some of our favorites: -The view from the condo was wonderful. It never got old. We especially loved a glass of wine on the deck with the moonlight dancing simultaneously off the lagoon and the gulf. The bedroom setup was perfect with our family of five and everyone got good sleep throughout the week. The condo had everything we needed. -Although some complained about the distance to get to the beach, this did not bother our family. The owner has a sand wagon which is great for taking all of our belongings. There was also a cooler and five beach chairs for us to use. The actual beach was AWESOME! Once you reach the ocean, you can turn left and join many others in the "hotel zone". If you turn right you can be as secluded as you want to be, depending on how far you want to walk. There is a nature preserve here and it's really beautiful where the lagoon meets the ocean. Also, it's great shelling and we were able to take several treasures home. -Restaurants in the area are wonderful too. Our favorite was Quinn's on the Beach which is about a mile from the condo. -Marco Island is also very close to the Everglades. In Everglade City we booked an airboat tour through Mangrove tunnels and I would highly recommend. The unfortunates: -When we first arrived on a Saturday, the pool was closed. Unfortunately it didn't get fixed until Wednesday which was a huge bummer. Although there are other pools on the complex, we were not allowed to use any of them (per management). Mark did provide us financial compensation for this which was appreciated, even though it was out of his hands. -Once the pool was open, we were quite surprised by the pool monitor. We'd read other reviews discussing the fact that they have someone policing the pool area at all times, but were still surprised to see how diligent they were at implementing the rules. First of all, no eating in the pool area. My kids tried sneaking some candy in the back corner - they were spotted immediately and told to leave in order to eat. Next, absolutely no jumping into the pool. I felt badly for any kid who jumped in and was immediately yelled at. I felt especially bad for a dad who had two little kids under 3 and they couldn't even jump to him from the side. I did not reflect these negatives in my stars as Mark himself has no way to change these policies. However, I wanted other travelers to be aware.

Truly Relaxing Getaway

Thanks for letting us share your beautiful condo. We enjoyed walks on the beach, beautiful sunsets every night, the pool each afternoon, and friendly pickleball players at the on-property courts. The new kitchen is very well stocked with pots, pans, dishes and gadgets, which was very much appreciated. At the right price, we will definitely be back.

The condo where we stayed was great. Nice view from the balcony. Had most anything we needed.

Unfortunately, we had a bad experience with the pool lady. She walked around like a guard looking for anything to yell at. No food, couldn’t drink near the pool, no running. The kids didn’t want to stay in the pool anymore because that sucked the fun right out. Also, we were not happy with the distance to the beach

Beautiful unit

We had a small issue with the shower is the guest bathroom not working for half of our stay. The unit itself is beautiful. The beach is a bit of a walk. The complex is very quiet at night with beautiful sunset views!
