As our guests, we are happy to provide you a complimentary beach setup that includes two chairs and an umbrella (Mar-Oct).
Upon arrival, check in with our DEDICATED beach attendant who will help you select your preferred spot on our exclusive PRIVATE BEACH.

You'll find this top-rated beach villa 1n a quiet cul-de-sac surrounded by rustling palm trees with NO REAR NEIGHBORS!
Your 5-7 minute walk toward the soft, white sands of our gated PRIVATE BEACH will take you through the beautifully landscaped Emerald Shores community, a sought-after, gated resort with 2 pools, a sports court offering a basketball half-court, and tennis/pickleball. Between May and October, hop aboard the complimentary beach tram that runs daily throughout the community.

ABOUT EMERALD SHORES
Emerald Shores has two entry gates on both Scenic 98 and Hwy 98, giving you easy and quick access to dining, shopping, and local attractions!
PLUS...You'll be just steps away from the white sand and turquoise water found only on Florida's renowned Emerald Coast.

The beautifully landscaped EMERALD SHORES community has shaded sidewalks throughout, with bike racks and park benches conveniently placed. During peak seasons (mid-May through early-August), hop aboard our complimentary beach tram that runs throughout the community daily

Head over to the Emerald Shores PRIVATE BEACH pavilion where you can check in with our beach attendant to arrange your complimentary beach setup (mid-March through October).
Additional chairs and umbrellas can be reserved. Service is provided by La Dolce Vita mid-March through October (daily and half-day rates available).

FUN FACT: Emerald Shores is the ONLY community on Scenic 98 with a private beach bar pavilion AND a dedicated beach attendant! During high seasons, our FULL SERVICE snack bar, picnic tables, and private restrooms make our pavilion a true HIDDEN GEM!

COMING IN 2026...Emerald Shores will be adding a convenient ramp to our beach pavilion for easy access to the beach! (Completion Date late-April)

ABOUT COASTAL BREEZE RETREAT
This spacious, contemporary 3-bedroom home, includes a BONUS bunk loft, an extra sleeper sofa in the living room, and 2.5 bathrooms...perfect for your group of 8-10 adults/children.

FIRST FLOOR...
• The main floor offers a spacious open floor plan. From the foyer, you'll see the family room and shuffleboard area to the right and the sweeping staircase on the left.
The living area has French Doors that open onto the enclosed veranda. On this screened in veranda you'll find a wicker dining table and chairs, perfect to enjoy the cool coastal breezes of Florida. (TIP: It's also the perfect place to enjoy a card game with friends! Cards can be found in our console under the TV)
• The LIVING AREA also features a queen sleeper sofa with an upgraded gel foam mattress for those extra guests in your group. Linens can be found in the King Bedroom linen closet.
And you'll enjoy the 65" Smart TV for viewing your favorite movies or enjoying a friendly game on the PS4. And be sure to check the TV console for a stash of family-favorite board games! For seating, this room offers two full-length sofas and two side chairs.
• The open floor plan takes you from the family room to the DINING AREA. Our full-size dining table has 6 chairs and a dining bench to accommodate 9-10. Additional counter seating for 2 is available at the kitchen breakfast counter. And a booster seat can be found on the shelf in the laundry room.
• From the dining area, move into the large KITCHEN, offering upscale appliances and furnishings, with ample storage for your supplies. We offer both a Keurig and drip coffee maker, and all your favorite small appliances!
The cabinets offer a modest supply of pantry basics like salt, pepper, variety of spices, cooking oil, Pam spray, foil, baggies, coffee filters, etc.
• On the other side of the kitchen you'll find a half-bath and large laundry room with Samsung washer and dryer, and a drying rack.
• Our laundry room cabinets are stocked with complimentary beach/pool towels, as well as a generous array of household supplies. (No skimping on trash bags here!)
• The rear door is located right off the kitchen/dining area. Follow the path to our private outdoor patio where you'll find a 3-burner Weber grill and Adirondack patio seating under a shady pergola. This patio is south-facing, making it a great place to wind down in the evening.

SECOND FLOOR...
Note: All Bedrooms are located on the second floor and each one features a Smart TV, digital alarm clock, ceiling fan, closet with hangers, and dresser. (Please use your login credentials to access your favorite streaming service on the bedroom TVs)
And both of the upstairs Bathrooms are stocked with bath linens, makeup mirrors, hair dryers, liquid hand soap, and Dove bath soap.

* The spacious KING bedroom suite opens onto an enclosed veranda, with a bistro table for relaxing in the morning - the perfect spot to watch the sunrise. In this room, we've provided a desk, chair, and monitor for your remote working obligations. In the closet you'll also find a pack-and-play with a 2" mattress for our youngest guests.
The private bathroom features a spacious walk-in shower, linen closet, vanity with drawer space for your belongings, and ample space to get ready.

* The second bedroom is tucked away on the west side of the house and has a comfortable QUEEN bed, side tables, dresser, TV, and closet with plenty of hangars.
This bedroom has a private entrance to the hall bathroom.
The large bathroom has a tub/shower combination, large vanity with drawer space, and a dressing area with additional shelf storage for your belongings. This bathroom has a second entrance off the hallway.

* The third bedroom is also located on the west side of the house and is furnished with a Queen bed, side tables (with USB chargers), dresser, and closet. This room is located directly across from the hall bathroom.

* The open loft area is located right outside the king bedroom and features TWIN Bunk Beds, a dresser, TV, and loveseat. Perfect for kids, teens, or young adults.
This area opens onto the enclosed veranda where you'll find two Adirondack chairs. The perfect place to relax with a good book or sneak in a nap!

OUTDOOR AREA...
Outside you'll find a 3-burner Weber Grill alongside our 200 sq ft patio with Adirondack seating. This area faces south and is located under a shady pergola and beautiful, swaying palm trees.
With NO REAR NEIGHBORS, this private patio offers a quiet outdoor space for enjoying the Florida sunshine and cool breezes. Linger into the evening and enjoy the lighted ambience provided by our solar lights.

On the front veranda you'll find a basket full of outdoor sports items: Basketball, Tennis and Pickleball Rackets/Balls, Frisbee, Football, and Soccer Ball. The combo Tennis, Pickleball, and Basketball courts are located right around the corner from our house. We hope you get a chance to enjoy a fun game!

FAMILY ENTERTAINMENT...
Your family will enjoy a wide range of our family-friendly games stored in the TV console on the first floor. Here you'll find a PS4, Chess/Checkers, Yahtzee, Scrabble, Jenga, Life, Sorry, Uno, Cards, Dice, and more!
Or...walk around the corner for a game of basketball, tennis, or pickleball (rackets and balls located in the basket on our front porch) Some of our younger guests enjoy a quick game of kickball or catch in our private cul-de-sac!

WAIT...THERE'S MORE!
We provide a beach wagon/cart for your short walk to the community pools or our beautiful Miramar Beach. On the front porch you'll find a rolling cooler and a variety of beach toys. In the laundry room is a supply of large, supple beach towels for your use.

Emerald Shores offers a complimentary shuttle service that runs mid-Mar through mid-Aug, 9am-4:30pm. You are free to use this service to head up to the pool, the beach, or even to another house here in Emerald Shores (if your friends are staying here as well)!

AND...if you're traveling with an infant or toddler, ask us about our "baby gear" offerings. We've partnered with a local representative to make sure you have everything you need.

SEASONAL WRISTBAND POLICY (Mar-Oct): Upon your arrival, you will need to obtain wrist bands from the Emerald Shores Beach Pavilion in order to access the resort amenities, including the private beach. There is a $30 cost per stay that covers everyone in your group. Instructions on how to obtain your wrist bands will be provided after your reservation is made.

PLEASE NOTE: Once your booking is received, we will send you a link to our Rental Agreement. A completed and signed Rental Agreement MUST BE RETURNED within 7 days in order to confirm your reservation. If not received, we reserve the right to cancel the booking.
