Welcome to our gracious 2 bedroom apartment on a 25 acre estate just 4 miles north of Middlebury & 28 miles south of Burlington. It's the perfect AirBnB! Warm and comfy, recently renovated, all new luxe furnishings and kitchen, new beds and linens, central AC, fast WiFi, pretty much new everything. Beautiful balcony overlooks orchard. Decorated with Vermont art, this clean and cozy spot is perfect for Middlebury College families, skiers, leaf-peepers, hikers, and all visitors to Central Vermont! This second story apartment is part of a 25 acre property that includes a main home and a building with three apartments. The owners completely gutted and renovated this second story apartment in 2023. All new floors, new custom gourmet kitchen, new bathroom, all new luxe furnishings, beds, linens, and supplies. The kitchen is fully stocked with plates, glassware, flatware, pots, pans etc. There is a toaster, a refrigerator, a microwave, a range top, a coffee maker, and an oven. Two bedrooms with plush queen beds, small desks, dressers, and closets. A great room with a 65" smart TV, dining area, large work-from-home desk, and leather furnishings. Guests love having coffee or wine on the balcony that overlooks the historic apple orchard. Incredibly fast WiFi. There is plenty of free parking available. There is a shared laundry room on site. Guests also enjoy the fabulous fire ring with Adirondack chairs and the outdoor grill and picnic area. Guests have exclusive access to the entire apartment, and have shared access to parking, laundry, and outdoor dining area and fire ring. Guests must be able to walk up one flight of stairs to access the apartment. The owners live out of state. The owners are available by phone and email as needed. This is a beautiful part of Vermont, tucked in between the Green Mountains of Vermont and the Adirondack Mountains of New York. Recreational opportunities are exceptional. Beautiful swimming holes, including a famous one within walking distance on Dog Team Road. Mountains to climb everywhere, from local Snake Mountain to nearby Mt. Abe. Try out the 16 mile Trail Around Middlebury (the TAM) for a wonderful hike around the village. Skiing at Sugarbush and the Middlebury Snow Bowl. Sailing and boating on nearby Lake Champlain. Swimming and water skiing at nearby Lake Dunmore. Middlebury is a vibrant and charming college town filled with great restaurants, art galleries, museums, and of course all that the world-class college itself has to offer. It is a very easy 4 mile drive into Middlebury along Route 7. It is also easy to go north on Route 7 to nearby Vergennes, which is filled with wonderful shops and restaurants, or even to Burlington, which is only 28 miles north. Or play 18 at Middlebury College's excellent Ralph Myhre Golf Course. -We own and operate 5 AirBnBs, and we have earned the highest possible ratings from guests over hundreds of reservations. We have established a framework for rental costs, cleaning fees, and related fees, such as fees for pets, extra guests, early check-ins and late check-outs, and special requests. These are set in advance, and they are not negotiable. We will enthusiastically accommodate all of your requests, assuming that we are able to do so, and we ask that you will respect and honor our cost structure, all of which is covered in this listing. -Pets are allowed by permission only and require an extra fee that will be charged based on length of stay, type of pet, etc. Minimum pet fee is $150 for 1-3 nights. Additional nights at $35 per night. There may be additional fees for large dogs, puppies, additional pets, etc. Host reserves the right to not approve pets and to charge additional fees. -An adult over the age of 25 must reserve the property and be present during the stay. -Stays of longer than 10 days require additional cleaning fees that will be set by the Host. A weekly cleaning service will be provided to the Guest and the fee will be paid by the Guest. Electric will also be paid by Guest. -After 4 guests, an additional $65 per person, per night is charged. -Late check-outs and early check-ins can sometimes be arranged for; an extra fee of 1/2 the cost of one night for up to 4 hours and a full night fee for more than 4 hours. If you think you will need an early check-in or a late check-out, we recommend that you reserve the night before your arrival or the night of your departure to ensure that our housekeepers can accommodate your timing needs. -The second floor apartment is part of a large building that includes a total of three apartments, a carport, and a shared laundry room. While it is normally a quiet place, you can occasionally hear other guests coming and going. -This rental allows pets by permission only. We clean thoroughly between guests. But if you have a severe pet allergy please be aware that you may be exposed to a small amount of residual allergens. - There is not a dishwasher on the premises.
