The kitchen is equipped but minimally. Bring coffee. No keurig. Check in was frustrating to get signed up for parking. The various garage building and door codes arrived in separate emails. The table was not wiped clean, nicotine pouches under bed, the comforter was still damp, so we threw it in the dryer. We did feel safe and secure. But this is a very noisy location.

The room was clean and okay.. however it was listed as smoke free and all we smelled was cigar smoke and weed smoke. Didn't matter the time of day, early morning to middle of the night. It wasn't just a small scent. It was as if someone was in the room smoking.

The room was neglected...upon entering we found a hair tie in the bedroom, a stained towel that was folded in the bathroom, trash bin was full to the top...couldn't even put our own trash in the bin, a sticky residue on the window sill, and tv with no signal. Maintenance had to fix tv that had a roku box taped to the bottom of tv, housekeeping never came to take trash out. The lights went out and we had to go to the circuit box to turn back on. While a concierge staff was nice the other was rude and condescending. The building looks nice and so did the room but everything else i just described made it aweful!! No parking either is a problem. ON top of paying for a room that was not at it's best and expensive, you have to pay for parking. Ridiculous. Communication could be better and early check in should be an option. Couldn't check in early because apparently the room was being cleaned but was still dirty when we checked in which was after check in time. Too much money for a place that is not at 100 percent!

Place was pretty good, but the heat wasn't working right for the first day, and it was only partially fixed during our visit. The bathroom fan in one bathroom didn't work either. Overall though it is a good location, and was a nice place to stay.

The fold out sofa was broken, the carpet upstairs felt grimey and dirty, the circuit braker for the living room area tripped twice, our penthouse room terrace was next to the building's community smoking terrace , pillows/ mattress were very poor quality ( hard to sleep), bed was very squeaky like it has been used a lot, someone elses underwear was left in the washing machine, and there appeared to be what looked like blood splatter on the track lighting in the kitchen (i have pics). Also when I arrived to my room after check, in shortly after 4pm, maintenance was still in my room. That felt kind of odd to me.

The room was wonderful and staff was absolutely wonderful. The building was right in the heart of the city and was accessible to so many places. Highly recommend. The only thing to be aware of is that there will be noise from both the streets of New Orleans and people walking around in the building at night. But that's to be expected.
