LIVING SPACE - BED & BATH
When you enter West Oceanfront Oasis 7, you are greeted by a beautiful 2 bedroom 1 bath apartment with a comfortable living space featuring a couch and seating area, a Smart Roku TV, kitchen with a 4 burner convection stovetop and oven, coffee maker, Sink, Mini fridge, and microwave.

The apartment also features (1) modern bathroom, complete with luxurious shower and all the amenities you need to pamper yourself during your stay. Fresh towels, Soap, and a hairdryer are provided for your convenience.

Please note that from April 13 through May 22, the building will be undergoing structural maintenance and earthquake retrofitting to the foundation in the crawl space beneath the home. Construction activity may take place Monday through Friday between 7:00 AM and 6:30 PM. No work will occur on weekends. During this time, guests may experience construction noise or worker presence around the property during permitted hours. To account for this inconvenience, nightly rates have been discounted during this period. Additionally, garage access will not be available for Units 1 and 2 during the construction period. We appreciate your understanding as these improvements are made to enhance the long-term safety and structural integrity of the building.

From our home, you can safely walk or ride bikes anywhere on the peninsula, balboa island, or down to Huntington Beach (45-minute ride 1 way) along the oceanfront boardwalk. However, with more than 30+ restaurants & bars, shops, electric boat/jet ski rentals, Surfboard/Paddle-board Lessons all within a 20 minute walk, you will never need to travel far.

For those of you seeking a Daytime adventure, the Catalina Express, Whale Watching Tours, and Sailing Adventures all depart from the docks at the balboa Pier. . For those of you with kids, the Balboa Fun-Zone is a new arcade and other amusement rides. For those of you with the itch to shop, we recommend hopping on the ferry to Balboa Island. If you can't find what you are looking for, the world-famous Shops at Fashion Island have it all located just a 5-minute taxi ride from the Island.

Construction Notice: Adjacent construction November 2025 - September 2026. The City of Newport Beach allows construction to take place between 7:00 a.m. & 4:30 p.m. on weekdays with no weekend (Sat/Sun) or holiday work permitted. Rental rates have been reduced to compensate for any inconvenience.

House Rules & Guidelines

Parking Details
There is no designated parking included with this unit. Public street parking on Balboa Blvd is available on a first-come, first-served basis and street sweeping/paid parking signs and rules must be followed. Please do not attempt to park in any of the garage spaces or block the alley.

Laundry
There is no Laundry on site. The closest Laundromat is 0.7 Miles away on 30th St.

High Chair & Pack 'n Play
High chair and Pack 'n Play are available by request only. Please request at least 48 hours prior to your stay, subject to availability.

Noise/Construction disclaimer
Our home is located in an active beach community. As is common in these areas, noise from construction, municipal services, beachgoers, vehicle and air traffic, adjacent homes, and nearby commercial or residential spaces may occur. Noise outside of our control will not constitute a refund or rental cancellation.

Quiet Hours Notice
Per City of Newport Beach “Good Neighbor Policy” Quiet Hours are Strictly Enforced between the hours of 10:00 PM to 7:00 AM. No patio noise is permitted between these hours. Please see house rules for more city noise requirements.

Pet Policy
This property does not allow pets of any kind but will accommodate service animals. If a pet is brought to the property without notification, a charge of $499 plus tax and applicable fees will be charged to your reservation.

- This Apt. does NOT HAVE ACCESS to the patio as it belongs to apartments 1 & 2 on the ground floor.
-There are no BBQs or Air conditioning on the Property. However, Portable freestanding 12,000 BTU AC units are available to rent at a rate of $399/each plus applicable taxes for up to 7 nights. (Max 1 per unit)
- All public hallways and outdoor spaces are monitored by security cameras. There are no security cameras inside the Apartments
