BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

‱ RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

‱ NO SMOKING: All properties are non-smoking.

‱ AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

‱ CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

‱ CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

‱ MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

‱ PARKING PASSES: 2 The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

‱ CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

‱ WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

Nice condo, great location!

We really wanted to get back to Orange Beach, but had a limited budget. We selected this condo based on location, number of bedrooms and proximity to the beach. The condo was nice - not perfect - and that was fine - that wasn't our expectation. Everything worked well and our family of 7 was comfortable in the condo. The Phoenix West with the lazy river is located next door, so be prepared to answer questions from your kids like "can we go there?!". The activity from the neighboring lazy river did add a more festive feel to the condo though. Only other feedback foe the condo would be to upgrade the deck furniture. It was fine, but a small investment into some newer furniture would be wise. Overall - great trip / very happy with the condo.

Better than expected!

We were extremely happy with the condo. My oldest child (19) said, “This is amazing. It’s going to take a while for this to sink in.” We had one small issue with an out let not working and someone was there to fix almost immediately. We did bring a couple of things like an iron and hair dryers that weren’t needed because they were available in the condo, but I couldn’t find that information anywhere before hand.

The condo is very dated. Handles came off from both showers. Carpet and furniture were worn and looked dirty. Pocket door to main bathroom was very off center. Lock had to be replaced. For a condo that sleeps 8 there were only 4 chairs on the balcony and one little table. Location was good.

Overall the place was very nice! The sleeper sofa could be replaced. The mattress doesn’t truly fit it and slides around exposing the metal bars, making it uncomfortable. The master bath was smaller than expected but worked just fine! A few extra bed pillows in the unit would be a good addition. Some other things could be replaced: shower curtains, wet bar, tv (dish satellite hardly worked).

Beautiful Condo

My family of 6 stayed in this beautiful condo! It has tons of room! The views are unbelievable and our balcony was huge! The kitchen was big enough to cook and was stocked well! No complaints loved every about this place. Bonus it’s conveniently located right in the middle of Orange Beach you could walk anywhere you wanted to go. Oh and parking was never an issue had plenty of spaces. Highly recommend!

Wonderful stay

We had a lot of fun and plenty of relaxation on the balcony overlooking the beach. The outside of the building was hard to find amongst so many condos and we had a hard time with our room key. Also, the toilets are very low making it harder to use for those with knee problems in our group. Other than that, I would highly recommend this property

Definitely worth the money!

Our family vacation was a hit this year! First time in Orange Beach and we could not have picked a better place to stay. Awesome view of the beach and ocean! The beach was less crowded at our location compared to the high rises located around us. Also, the location of the condo in proximity to eating establishments and entertainment was phenomenal! There were some minor suggestions that we would like to see but nothing that would keep us from booking there again! Unit needs more kitchen towels and dishcloths. The room was only equipped with one kitchen towel. Also needs a few more bath towels. We had 4 adults and 1 child and ended up needing to wash the kitchen towel and bath towels daily. It appears a new washer/dryer combo had recently been installed so no issues with the appliances as occupants have indicated in the past. Had a very nice Dyson vacuum in the room but also needs a broom and dust pan added to the unit. Upon arrival, the door code did not work. Issue was corrected promptly but the locking instructions were incorrect. We figured out that the method to lock the door was the same as unlocking the door. All in all, we would book here again and/or recommend to friends and family!

This condo was clean, pretty and great view. The door code I was given didn’t work but the contact number went right to a rep and was given a new one right away. The kitchen appliances were updated and we had all that we needed. Comfortable beds as well!

Photos not quite what you get!

Overall the property was quite nice. Location, condition and value excellent. When contacting the owner about maintenance items in previous reviews having been attended to, Igor a short response “ they have maintenance people there” ! They hadn’t been addressed when we got there. The front door would not relook with the code given and we had to call maintenance to correct it. He got back to us promptly and came and fixed it. We then told him of the sagging kitchen counter, stove drawer, dryer and bath drain that still hadn’t been addressed from previous renters. He came back the next day and fixed those items. The rest of our stay was perfect. We will come back!!

Okay for the price?

The property is nice and beach front as advertised. When we checked in the door code did not work, nor did the wifi. We located water damage and mold under one of the cabinets to which we reached out to Managment. The maintenance worker (Steve) came out and sprayed and scrubbed with Clorox and put down matting to cover the mold that was left. When asked, Steve informed us that the reason the door code was not working was due to the internet being down and not communicating with the electronic lock. There were minimal toiletries provided because “that’s how condos are”. I would think for the price paid, I would not have to go purchase things like toilet paper, paper towels, dish soap, paper plates and silverware. They did provide one pack of dish washing detergent which would have had to have been used on the dishes upon arrival as they were out away but most were not clean at all. We also wiped down touch surfaces upon arrival and to our dismay, found them to be dirty. While the location was great, the price paid for what was received was disproportionate.

Good for a short visit

We took a last minute quick trip and were pleased to find this 3 bedroom in the beach available for a lower price than most. The unit is clean and adequately furnished and met our needs for a few days. It probably wouldn’t have worked well for us for a full week as the washing machine does not work well. Location is great. Access to the beach is good. Parking is easy. The unit is a little dated and could use several updates. The washing machine is barely working. There are loose tiles on the balcony which could be dangerous. The coffee table on the balcony a is broken. Overall not a bad place to stay but some updates and repairs are needed.

Great location

Loved the location and the beach. Furniture in the living area needs replaced. Sofa was especially worn and dirty looking. Bedrooms were okay and clean. Main bathroom floor appeared dirty around the commode upon our arrival. I realize that it’s a rental but cleaning properly is a necessity to get repeat clients. This bathroom complaint is directed toward the cleaning crew, not the owners.

Great Time - Condo needs some help

We had a blast and did what was needed to make the best of the accommodations. The condo is in need of some help. The sleeper sofa is in usable. Springs are missing, mattress falls to floor. Cooking supplies are sub par. No cookie sheet for biscuits. Handles are loose. Patio furniture is not what is shown online. There were no dish clothes. There were no pot holders. There was dirty towels hanging on bathroom door upon arrival. Dryer doesn’t work correctly. After second visit from maintenance a temporary fix was applied. Towel holder in master bath is loose and falling off the wall. Cabinet doors was sticking, some of the drawers did not work. Railing on porch is loose and rattles bad when wind blows. This is not to bash the condo. This is just to inform you of the issues found at this rental unit.
