IMPORTANT CONSTRUCTION NOTICE – PLEASE READ BEFORE BOOKING
Phoenix III is currently undergoing a major building preservation and walkway recoating project. Guests staying at Phoenix III during this project should be aware that construction activity will be taking place throughout portions of the building.
PHASE 2A – SEPTEMBER 14, 2026 THROUGH APPROXIMATELY FEBRUARY 8, 2027
During Phase 2A, contractors will be recoating the north-side walkways, beginning on the upper floors and working downward through the building. This phase of the project is expected to be very loud and disruptive at times. Guests should anticipate construction noise from equipment and tools, as well as the presence of workers, construction materials and equipment in common areas.
Work is scheduled primarily Monday through Friday from 8:00 a.m. to 5:00 p.m. Weekend work may also occur if approved by the association, and Young's Suncoast may not receive advance notice of weekend work.
Certain floors may be temporarily closed while work is being completed. Reservations will not be accepted in affected units during their scheduled floor closure periods.
No amenity closures are currently expected. However, should the indoor or outdoor pool become temporarily unavailable because of the project, Phoenix III guests may use available amenities at Phoenix I, Phoenix II or Phoenix IV during the closure.
SPECIAL CONSTRUCTION RATES THROUGH FEBRUARY 8, 2027
Rental rates during the Phase 2A construction period have been reduced by 50% to account for the anticipated noise and disruption associated with this project. Because this construction discount has already been applied to the rental rate, no additional promotions, discounts or special offers may be combined with the reduced rate.
Guests booking during this period acknowledge that the discounted rate reflects the anticipated construction conditions and should expect significant daytime construction noise and activity during their stay.
PHASE 2B – OCTOBER 26, 2026 THROUGH APPROXIMATELY MARCH 18, 2027
Phase 2B will overlap with Phase 2A and consists primarily of coating the walls and ceilings along the north-side walkways. This work will also begin on the upper floors and progress downward.
Phase 2B is not expected to create significant noise or require amenity or floor closures, although contractors and workers will be present throughout the building during scheduled work hours. Work is generally scheduled Monday through Friday from 8:00 a.m. to 5:00 p.m.; approved weekend work may occasionally occur without advance notice.
All construction schedules are tentative and may change due to weather, contractor scheduling, association decisions or other circumstances outside of Young's Suncoast Realty & Vacation Rentals' control.

The primary renter must be 25 years of age or older. This is a non-smoking property and no pets are permitted. Monthly rentals available.
Payment for parking passes will be collected separately. Once purchased, passes will be picked up on-site at the property and will be valid for the duration of your stay.
During the spring break season, between the dates of March 1 through April 30 of each year, the person booking the reservation must be 25 years of age or older and must be present to physically check in at our office with your government issued ID present.
