Perched on the rim of a canyon with views looking right into Zion National Park make this property unique. The home sits on 5 wooded acres at the end of a long private drive. The bedroom layout is a little odd. All bedrooms are upstairs. There are two queen bedrooms that share a bathroom. Then we have a large master suite with king bed and jetted tub with separate shower. Off of the master suite is a great room with 3 full/twin bunk beds (full on bottom and twin on top) plus, two spare mattresses for additional sleeping on the floor. The main floor has ample living space and gathering areas including a large deck with breath taking views of the canyon. Hope this helps.
This place is awesome. It is very close to the park (maybe a mile or 2 outside the north entrance), is super spacious, and the views are unbeatable for morning coffee or star gazing or a fire in the fire pit. We knew how to get to and from the place within the first visit without directions. It's isolated so you don't have to worry about noise or safety and it's perfect for a large group. The owner communication is also top notch. I never had to wait more than half a day for answers to my questions and maintenance is always available.A few notes:The internet is not good and goes out often. There is no internet or service in the park either. My group found this to be a positive and a negative. On one hand, we were able to disconnect, on the other, the husbands and fathers had a tough time connecting with family. Maybe look into a starlink solution. Overall, not a huge issue.Some the appliances could use updating. Again, not a big deal and didn't take away from the experience.If you are driving up from the South/Vegas, you have to drive through the park (Zion Highway) which means if it is before 4:30pm, you have to pay an entrance fee.Overall: We loved this place and I would recommend it to anyone looking to visit Zion.
1. Keys to the house were not provided, which delayed our plans2. No Toilet paper in the bathrooms.3. Bathrooms are not clean, there are black marks on the bathroom floor.4. Broken window glass and couch leg.5. Property is not maintained well.Toilet paper and keys are basic stuff and should have been taken care of as a part of house-keeping. We did not have a good experience for the money we spent, the service we received is not acceptable.I do not recommend this place, had terrible experience, not worth the money.
The property is very conveniently located near the East entrance of Zion. The house is spacious and can accomodate 6 guest easily. And the sunsets were amazing. However, we found the house in need of much repair. Front door doesnât lock, tub/shower doesnât drain, kitchen is pretty beat up, oven shelving has fallen off, couches are broken, mattresses are very tired and wifi is spotty at best to name a few of the issues. A couple of weeks of handyman time is in order. However, reviews from many years ago have the same complaints, therefore I donât think the condition of the house is going to change soon.
Overall we really enjoyed the house. It was big, with a great kitchen and fireplace. The beds were comfortable and the location to the East entrance to Zion (while still far enough from the traffic and noise of the park) was really great. A few small things to point out...the dishwasher doesnât wash the dishes well, theres a few things around the house that need maintenance, and the overall level of cleanliness isnt great. Still, we would absolutely stay here again.
We loved our stay. Beautiful property but out of nowhere. Cellphone signal is limited and the porperty has a very slow internet. It helped kids to stay away from phone. Great communication with the host. Nice place for a large group.
We really enjoyed our stay here. The location was gorgeous and there was plenty of room for our party of 7. The kids really enjoyed the bunk room. We were able to see buffalo from the property!
The house was perfect for our trip to explore Zion NP. Secluded, but easy access to the park and hikes. The house was very comfortable, and the host made sure everything was perfect. We (group of seven adults) enjoyed the stay tremendously.
Beautiful and spacious house with amazingly huge deck. So quiet and peaceful.
Feels very secluded , but only 10 min drive to the east entrance to Zion.
The one drawback is that the multiple bunk beds are only accessible thru the master bed/bath, which is good for littles but a liitle awkward for older ones.
Amazing views and location but lacking in cleanliness
The location was perfect and views amazing but the cleanliness of the home was pretty poor. The beds and linens were clean but everything else needed a good scrub before we used it
The views were amazing, inside and out. The bunk room off the master bedroom was super for kids, plenty of towels and bath products. Very nice location near Zion and Orderville.
Overall the stay was below satisfactory.
The location is great with nice views. The instructions were clear on arriving and there were no issues before entering. After entering, we found rat traps by the master bed. There were two locked doors that led to a bedroom with a queen bed that could not be opened. The upstairs bath was clogged and was slow to drain and went unused. The location has incredibly hard water in the taps which causes a build-up of limescale at every shower head, faucet, and the fridge water dispenser. There were 4 coffee makers at this location and none of them worked due to the hard water either clogging filters or building up and clogging vents. While there was a hard water softener system in the garage, it was not connected or is currently out of order. A curtain was used as a divide in the master bath which was tacky, awkward, and a privacy concern as the great room, the room with the most beds, and the master bedroom are connected. There are no instructions on how to use the AC unit in the great room and there were no vent connections to the main AC system. People who slept in the great room were incredibly uncomfortable. The quilts were rather thin so the other guests had a hard time sleeping at night. The blinds in the living room are either missing or broken therefore there is no way to escape the sun during the afternoon hours. The fridge was set to the coldest temp so all items were nearly frozen in the morning. The ping pong table in the garage is warped and the other games in the garage were unusable. Lastly, we found we found that we were 10 minutes from the east entrance of Zion National Park but at least 40 minutes from the visitors center where you can then get on a bus to enter the park. In hindsight, the stay could have been a lot better. The views of the ranch area can not make up for various oversights such as not having a working/clean coffee maker.
We have a great trip to Zion national park. We immediately felt at home at the ranch which was a perfect place for families. It was nice to have a large deck to enjoy the stunning views!
We absolutely loved the location and the vast space in the property. It is a little tired but for the price it was pretty good. I was disappointed with the cleanliness but Taylor was very responsive.
We were pretty happy with the location but the upkeep and cleanliness were somewhat lacking. The oven was vey dirty and smoked when we turned it on. There was no coffee maker which worked due to buildup of chemicals in each unit ( very hard water). We had only 2spoons, 2 knives when we arrived. We let Taylor know right away and they brought out new silverware but this could have been avoided when it was cleaned and checked for our visit. The hanging curtains overall were trash. We would have removed them if we had a ladder. In the garage, the fuse ball air hockey pool table and ping pong table were not usable since there were no pool sticks, the fuse ball didnât work, the air hockey had no puck. These are things that could have been easily fixed before we came. There were enough sheets,towels etc and the beds were comfortable. But we could have had an outstanding stay if things were maintained properly.

Wonderment is an understatement when I describe our visit to Zion & Rock Canyon Ranch! The property is convenient to the East entrance of Zion NP yet allows privacy and grandeur that exceeded my high threshold of every expectation. We are already planning our return for next year!
We really enjoyed the property. The location and views are exceptional, the decor is delightful, and the on-site accessories are well-stocked. We especially enjoyed communications with Taylor - his email instructions were detailed, clear and friendly -and- we really liked the binder next to the router with all the local emergency, trail and restaurant info. Our focus was on Zion Nat'l Park for a short stay; but after looking at some of the local trails Taylor pointed out, it's clear this would be a great location to use as a pivot for ATV adventuring, too, with a longer stay. We came through the Park via Springdale to get to the property; we didn't appreciate the "buffalo" motif until we left and turned east only to see a corral full of bison at a local ranch within a couple of miles of the lodge. Our visit was over much too quickly!
The property manager kept in constant communication with us. She brought over the things I needed and ran out of.... the nextday. The house sit atop a beautiful cliff. Best view from a house thus far and we've been coming for over 10 years to Zion. The house was aninal friendly which were hard to find. Very spacious kitchen and living room. A pantry was a plus. The bedrooms were a perfect size and nice and cozy. The master had a beautiful bathroom with a jacuzzi bathtub. The bonus room could fit 9 people! Just very spacious, warm, and inviting. We will definately be booking our trip there next year!
Loved driving through Zion to get to the property from Las Vegas. Accessible to lots of other parks-Red Canyon, Bryce, Sand Hollow, and couple hours to Grand Canyon. Kitchen is huge and so is the deck-spent a lot of time out there! As others have mentioned could use little TLC ( mostly small things like light bulbs) but sleeping was comfortable and showers were great!
