An Avengers room and a Little Mermaid room for the kids, your own private pool for everyone – and Walt Disney World only 20 minutes away! This spacious 5-bedroom home in Festival Resort sleeps 12, with two king bedrooms with private bathrooms, a queen room, a big kitchen for cooking up a storm, fast Wi-Fi and a laundry room. The resort adds a pool, a pirate-ship splash area, arcade and gym. Walmart is 15 minutes away, the Premium Outlets 25 and Universal 30. Come make memories with us!



The Space:

This 5-bedroom, 3-bathroom house in The Enclaves at Festival Resort sleeps 12 and comes with high-speed Wi-Fi throughout.



BEDROOMS: a king main suite and a second king bedroom, each with a private bathroom, plus a twin bedroom, a double bedroom and a queen bedroom sharing bathrooms.

LIVING: fully equipped kitchen, dining and living areas for the whole group.

OUTDOORS: private pool – heating available for an extra fee, please let us know at least 48 hours in advance.

INCLUDED: 12 towels, fresh linens, a fully equipped laundry room and a welcome kit with basic essentials (replenishing it is the guest's responsibility).



LOCATION: 15 minutes to Walmart, 20 minutes to Disney, 25 minutes to the Premium Outlets and 30 minutes to Universal.



Guest Access:

The whole house is yours – private pool, kitchen, laundry room and all bedrooms and living areas. Registered guests also have access to the Festival Resort amenities (all guest names must be registered before arrival). Parking is available at the home.



The Neighborhood:

The Enclaves at Festival is a gated vacation resort in Davenport, in the heart of the Disney area. Walt Disney World is about 20 minutes away, with Universal, SeaWorld and the Orlando Premium Outlets a little further along I-4. Supermarkets, restaurants and shops along US-27 and US-192 are just a short drive away.



Getting Around:

A car is the easiest way to get around, and parking is available at the house. Orlando International Airport (MCO) is roughly 40 minutes by car; I-4, US-27 and US-192 give quick access to the theme parks, dining and shopping. Ride-sharing services such as Uber and Lyft are readily available in the area.



Other Things to Note:

AGE REQUIREMENT: Guests must be 21 years or older to make a reservation and must provide matching ID upon request. Failure to provide ID will result in booking cancellation.



GUEST LIST: A complete list of guest names (first and last) is required by 5 PM EST at least 24 hours before arrival. Resort access will be denied if names are not registered.



POOL & SPA HEATER (if applicable): The SPA is not a hot tub – it is connected to the pool and both are heated by the same system, for an additional fee. The heater can take 24–48 hours to fully heat the water and is turned on once payment is processed, so please request pool heating at least 48 hours before arrival. The pool is heated to 86°F; for health and safety reasons we cannot raise it further. The pool and SPA share the same water temperature (the SPA is a warm-water area without hydromassage jets). Reservations of 2 nights are not eligible for pool-heater refunds. In extreme cold (approx. 32°F–40°F) the heater keeps working but the water may feel colder because of heat loss – in these conditions the water warms only about 20 degrees above the outside temperature. Weather-related conditions are not a heater malfunction and do not qualify for a refund.



GRILL: Grill rental is available for a separate fee and must be requested before arrival. Propane exchange is not included.



HOUSE RULES: No parties. No pets. No smoking indoors. A $10 delivery fee applies; USPS does not deliver to this address and the resort is not responsible for unattended packages.



AMENITIES: Pack 'n Plays and high chairs are available on request before check-in. Included: fresh linens, 1 bath towel per guest, 1 hand towel per bathroom, bath rugs, hair dryer, and starter supplies (soap, paper goods, 3 trash bags, 1 laundry detergent, 1 dishwasher pod). After the starter supplies, guests restock as needed. Not provided: washcloths, salt/pepper, or open food items. Washer & dryer available.



MAINTENANCE: We're always ready to help with any maintenance need – surprises can happen even after our check-in inspection. Please report issues promptly so we can address them quickly; delays may affect our ability to assist during business hours.
