Festival Resort, Davenport, Florida is a charming and family-friendly community located just 8 miles from Walt Disney World. This family-oriented resort sits nestled just off US 27 in Davenport, Florida, and is one of the most desired tourist areas in the Orlando area. DON'T WASTE YOUR MONEY ON THIS PROPERTY

House was not well cleaned. We found all kinds of wrappers behind furniture. Furniture was old and broken, especially the beds. I slept on a bunk bed for 11 days that was supported by several cans of paint, which I only realized the last day of my stay. I communicated this to Property Owner but they never responded. WIFI never EVER worked. Please don't waste your money with this Property. 14 years renting from VRBO and this is the first time I had such a terrible experience.

A couple of disappointments and surprises

To get to the point: No wifi for the whole week and owner never made it a priority to fix it & with the poor cell service it was hard to even get a phone call in. Very inconvenient considering with any type of emergency it would’ve been impossible to get in touch with anyone without driving a little away from the community Sheets and linen were dirty/stained and smelled old Ac had a leak so was required to get fixed 2 times during our stay Amenities closed early and barely any workers No grill/bbq area or equipment like it was stated in the post Gave the wrong door code in the instructions for reservation and wasn’t able to get in but thankfully someone from the management office happen to be there to check the house Not a lot of chairs around pool area like in picture Very small pool & only goes up to 3-4 ft The double sink in master bed room was slightly clogged and barely went down so couldn’t use one of the sinks for the whole trip even to wash your hands was impossible No drawers or dressers or tables in 3 of the rooms to put your stuff No beanbag chairs in the kids rooms like the pictures Reached out to host multiple times and never had consideration or a simple apology for all the inconveniences and frustrations Overall not satisfied

Great Condo

The condo was great! Pool was perfect and plenty of space for everyone. I love there are so many bathrooms! A few things we struggled with was the WiFi was not good at all on our devices but on the smart TVs seemed to be ok. Also the arcade and restaurant/bar were closed the entire time. It looks like they are being remodeled. Overall I would recommend this condo. I would give warning it is not a short drive to Universal Studios with Florida traffic. Expect about an hour each way most days.

Beautiful

I absolutely love this place. It's huge and I love how it's decorated. And with 7 bathrooms, no one ever had to fight over them. We loved having a pool a few feet away. The place was empty too so we had the community pool and splash pad area to ourselves. The whole place is beautiful. Having a Publix and other restaurants so close was helpful too. I would definitely stay here again, but I hope the owners change cleaning companies. I did strip a couple of the beds cause they had stains on them and the railings were dirty. I also found a very gross item in a closet. The touch keypad on the front door didn't work so we used the physical key which originally set off the alarm and we had to call and get a code to turn it off. Also bring forks. There was only 4 and we had 6 people so we took turns eating. All in all though, we spent 9 nights here and I definitely could have stayed longer!

We had a nice time at this property! The our overall experience was everything we hoped and more. The only negatives I could say about the stay was: they didn’t have much silverware (maybe 4 forks) so we had to buy plastic and the arcade and grill are closed other than that the stay exceeded our expectations.

Home away from home

The house is very spacious. It was big enough for 3 families. There was 4 adults and 5 children/teens and still plenty of space to get away from others if you wanted to. Downstairs bedroom is only bedroom on that floor so I stayed in that bedroom. The internet was spotty. There are basically no channels on television except Disney and Hallmark. Make sure to bring DVDs or your Netflix login. Homeowner is very responsive if you have any questions or issues. House is equipped with everything it states it has. Pool is a nice size and also has bathroom outside so kids don’t have to track through house wet. It is in a location close to Disney, Sea World, Icon Park etc. I would definitely stay at this house again!

Amazing property!

This spacious townhome made our trip even more enjoyable!! Everything is decorated in a fun way, and the rooms and bathrooms were perfect and spacious, even for 9 girls! Our only complaint would be that the television/cable had only 5 stations and couldn’t be logged into our accounts for any streaming, so movie nights were a no go unless you find a Redbox for a dvd (which we did on our last night). The area is great and the neighborhood itself is SO amazing!! Close enough to easily drive into Orlando for any of the parks, yet far enough away to not feel in a big city. We thoroughly enjoyed our stay and have already recommended it to several friends!! Thank you so much Heather!!!

Wonderful house!

This was our first rental on VRBO, so I was a little nervous about booking. After reading some reviews, I decided to just “go for it” and I’m so glad I did! This house is wonderful! It is EXACTLY as the pictures show besides the house not being “yellow” anymore. It’s more of a white/cream color. And also the bathrooms have glass sliding doors instead of Mickey shower curtains. Everything else was SPOT ON! The house was spotless when we arrived. So clean, I felt comfortable leaving my 1 year old crawl around. The colors and decor throughout the house was a breath of fresh air. Lovely The pool was perfect size and my family ranging from 1yr-60yrs all enjoyed it. We literally used the pool everyday. The kids loved it, I felt safe with the net blocking the pool while not in use. A lot bigger than I excepted because once I read “splash” pool I was thinking the water would be up to my waist but it went past my neck on the “deep end”. Wish I could take the whole pool with me home :) The communal “resort” was the cutest! You will need a pass to get in which should be hanging by the front door. When you get to the pool gate, the card scanner is on the right side, BEFORE the gate. It took a while for us to figure it out but once we got in it was awesome. They have a lot of lounge chairs, big pool, and a kids side with a “ocean” theme and slides. Had so much fun with my kids there. Nobody bothers you and everyone is respectful of personal space. The workers there are pleasant. Wish I remembered the name of the lady who helped us get familiar with the amenities. So sweet and very knowledgeable of everything they offer. There is parking everywhere, and a short drive to EVERYTHING. Restaurants, pharmacy, gas, salons, supermarkets, convenience stores, all within a 5 minute drive. Small attractions like old town and Disney springs around 20-40 minute drive. This location was THE BEST! Property owner was very quick to answer any questions I had, the phone number they provide you can call anytime and someone will help you. You will have to go shopping for your own stuff. Toilet paper, soap: 1 of each in every bathroom which was appreciated and held us down until we went shopping. There’s pots and pans, utensils, and dishes you can use. Wish we had more towels but the washer and dryer was a life saver in that situation. Overall, AMAZING house. Thank you Heather, William, and workers at the resort. We would love to rent this place again.

I like the fact that it was enough room. I didn’t like the fact that there were spider webs in and outside of the place, the front entrance needs to be clean. I didn’t like the fact that I could not get in at 4pm, I was told someone would be by to correct the issue and never did the whole week. So it was a inconvenience being able to secure the place when we left each day.

Great house. Slightly disappointing amenities

The house was great. Nice size for the number of people we had. Nice and clean and a very quiet neighbourhood. Only issue we had was a leaky sink in the kitchen but it did not affect our stay. Just used up a few towels stopping the water escaping. One thing I would mention is the communal area. The pool. Mini golf and splash area was great fun. We had a lovely time there each day. The hours are currently 11-3 which was disappointing. But we were made aware of that when we enquired prior to booking. What we were not made aware of was that there was no restaurant/bar/grill/ice cream as advertised. Nowhere to get food and the staff informed us that no food or drinks were allowed in the pool area. Except bottled water. Even though they do not provide anything. Trying to stop a 3 year old and a 5 year old from snacking was impossible! They even “told a family off” for bringing popsicles in for all the children. Not just their own. And it was 87 degrees. Other than that issue we thoroughly enjoyed our stay and would return when everything opens back up.

The property was excellent! It was a big nice house with plenty of rooms and bathrooms. We were too families and there was space to hang together and still have our private space. It was easy to get in touch with the owners when we needed to. A great start on our vacation. Our kids enjoyed the pool area in the community.

Our 4 day stay for Disney

House looks exactly like in the pictures, all the rooms were clean and comfortable. We enjoy the pool, next time we'll get the heating because it was too cold day and night. Our only issue was the wifi never worked since we arrived until we left, the cable signal was static the whole time we never got to watch tv. It didn't rain at all during our stay so not sure what was the problem. We tried using the dishwasher but couldn't get it to work. Overall the house was perfect for sleeping, resting and cooking. We didn't spend a lot of time in the house since we went to Disney Parks most of the day so the lack of wifi and tv cable didn't affect us as much.

Would not stay here again

Things we disliked about this property: -the heating and air is controlled by the owners. We asked multiple times for it to be lowered below 70. This was never granted. The upstairs gets very hot. We did not like that someone else was in control of how hot or cold we were. -the floors were nasty. We had to wear shoes or socks to prevent our feet from being black. -the comforters were gross and stained. They were so bad that we decided to go to the store and buy blankets for all of the beds in the house. This was quite costly. The pillows and mattresses were all stained throughout the house. -the sheets did not appear clean. We spent our first day on vacation washing the sheets in the entire house. The sheets were worn out and did not fit the beds, therefore, we would wake up on the nasty mattress cover bc the sheet has slipped off. -the owner was curt in responding on home away messaging. -the smoke alarms kept going off. The tech came the next day and replaced batteries but it still continued to alarm. We had to remove the smoke detectors twice to allow our children to sleep. -showers were not cleaned that well and had used soap left in one. -the walls and doors have holes and many places and are scarred up. The bench at the kitchen table had been scratched all up from what must have been a dog or cat. The stools in the kitchen had made large circles on the floor either from rust or being dirty. -there were not nearly enough towels stocked in the home. We went out and bought wash cloths and kept doing laundry to make do with the other towels. With all that being said, the property has potential. Just a few things to fix and it’s a very nice place to stay. It was a nice drive into the parks and was in a safe area. We loved how close it was to plenty of grocery stores and good places to eat. The decor was cute in the main living area. The bedrooms all had plenty of room. The entire condo is quite spacious. We LOVED how almost all the bedrooms had private bathrooms inset.

AMAZING!

Loved this place! I was totally impressed with how beautiful the home was. We traveled with 6 people (4 adults and 2 children) and we all had plenty of room. Each bedroom with its own smart TV was such a convenience, especially on football Sunday. The heated pool was a nice treat, as was the downtown Festival area. We tried to take full advantage of all amenities. The gym and pool were impressive, ice cream parlor was lovely and the staff there were super nice. However, were pretty bummed that NOTHING in the game room worked! There were a few small negatives: the garbage cans in the kitchen were took small and the cable channels were underwhelming. Improving those two small things would truly make this wonderful place a home away from home. We totally planned to return! Highly recommended!

First Disney trip was a success!

My husband and I brought my 18 year daughter and her BFF as well our 2 year old son to Disney as a celebration of their High School Graduation back in June. The house was spacious, colorful, and had everything we needed to make it home for the week. The location was great! Just a short drive to restaurants, movie theater, grocery store, and Walt Disney World. My daughter and her BFF enjoyed all the amenities of Downtown Festival on our non-park days and the SmartTv meant my son could watch all his favorite cartoons, although the TV in the living area kept losing connection (the one upstairs in the king bedroom worked just fine). My only suggestion is if you choose to visit in the fall, winter, or spring, splurge for the heat for the splash pool. We were told by friend from FL we wouldn’t need it but it appeared to be a little cooler than normal during our trip and the splash pool did get chilly although the resort pool was fine. Can’t wait to visit again and see how much the resort grows Thanks for a great trip!!!

Overall experience was pretty good only thing we called management about smoke detectors which got pretty annoying when trying to sleep and all you hear is “LOW BATTERY” but other then that everything was great...Can’t wait to go back..

Amazing for the money

Fantastic home, great location. Truly enjoyed our stay. This home is clean, comfortable and fully equipped. Beds are comfortable especially after a long day at the parks. There are 7 bathrooms, that's amazing, lol! Even a bath outside by the pool. We had trouble with the wifi but did not let it get us down, we were on vacation. The management company was quick to respond to us with an issue we had regarding bathroom outlets not working. In case this happens to you there is a GFI reset in the downstairs powder room that works all bathrooms. The resort pool is FANTASTIC! The bar/grill, ice cream shop and store are open Thurs-Sunday only but is worth the wait. The bartender took care of us at the pool all day. Food is very good. This place is truly going to explode when fully built! Perhaps the owner can keep giving the beginners rate to those that signed on early (lol, worth a shot). Recommend for any size group, this house can accommodate.

The house was clean and very spacious. The family enjoyed the resort pool, gym, and the arcade. The only issue we had was that the temperature for the AC would only allow to be 72 and when the weather is close to a hundred everyday it wasn't as cool as we wanted but we managaed as the fans helped. Nevertheless, we had an awesome time. And I highly recommend this property.
