1. MINIMUM AGE



The Lead Guest must be 25 years or older.



2. SELF CATERING



The Vacation Home is self-catered, the home will come supplied with initial essentials for your stay.



3. CHECK IN and CHECK OUT TIME



Check in time is anytime after 4pm, and check out is anytime before 10am. Early check-in and late check-out may be requested for a surcharge and are subject to approval.



4. NO SMOKING



5. OCCUPANCY LIMIT



According to local Fire Marshall Regulations, the maximum occupancy is not to be exceeded: 10 bedrooms = 20 person maximum occupancy. Children are counted, unless under age of 3.



6. PARKING
HOA will only allow up to 5 vehicles for this property. Street parking is available on the side where the street parking sign is posted. Please refrain from parking on the grass; vehicles parked on the grass will be tagged with a warning.



7. NO PET



The property is pet-free. Should an unauthorized pet be found at the property during your stay or evidence after departure, a penalty of $300 will be charged from deposit. Service Dogs as defined under ADA are exempt from this policy under Florida Statute 413.08



8. LINEN, BEDDING, and TOWELS



We only provide one set of towels and linens. Towels include bath towels, wash towels. Pool towels are also provided.



9. POOL and SPA HEATING



The charge for the pool heating is $35 per day. Must be ordered for the entire length of your stay – unless you are staying several weeks, in which case there is a 3-night minimum. Please note that it takes about 24-48 hours to heat the pool depending on the outside temperature.



The Property Owners and Property Manager do not accept any responsibility or liability for any injury caused as a result of the use of the pool. Guests are specifically requested not to allow unsupervised children to use the pool. Local laws apply.



10. PEST CONTROL



Although this house is on a scheduled pest control maintenance, you may still see ants, cockroaches, spiders, and other assorted insects inside the house. It's impossible to eradicate in this tropical environment and should not be construed as a sign of uncleanliness. You can help to reduce their visits by keeping doors shut, keeping the counters and sink clear of any open food, taking out the trash every day, and leaving package boxes outside/disposing them right away.



11. GRILL and BBQ



Grill rental is available. Contact host for cost. Please make sure dripping pan is in place so the paver does not get stained.

Fun times

So the property is great. A few things that could be better that we found was cookware. We had a group of 19 and had a hard time because there wasn’t a large pot to boil water for pasta and there were no serving bowls. A few extra blankets for the bedding would have also been great for some of our cold blooded friends.

The air conditioner, did not work. Second floor was very hot. Some of the gas had to stay in a house

Need someone to contact me because the air conditioner on the second floor was not working properly. It was very hot. I reached out to them about 3:30 PM. I was told wait till about 1230 that night contact them back if the AC didn’t work proper at about 9:30 PM that night I reached back out to them. They didn’t still send anyone out to fix the air conditioner. Some of the gas in the house had to stay at another property with all the love one because they have health problems and wasn’t able to stay in a hot house I feel we was treated very unfairly and no one would reach back out to me to try to assist us with this issue

The best stay ever!!

This was the first family reunion since both my parents passed away. The house, pool and community was clean and top notch. All family members enjoyed their stay. I recommend this host and house. We will stay again in the future! Thanks.

Fantastic time

The place is exactly as pictured. Clean and spacious for family of 19. If you require a heated pool, you'll probably be disappointed as it doesn't get warm in the 48 hours listed. The pots could be upgraded as well for those who likes to cook.

Excellent rental!

This rental was perfect for our vacation. More than enough room for 13 of us. House was spotless, beds were comfortable, plenty of seating for all. We cooked most meals and kitchen was well stocked with cookware that we needed. Short walk to resort amenities and short drive to Orlando attractions. Instant response from hosts when I texted with a question. I would highly recommend this property. You will not be disappointed.

Simply Amazing

Celebrated my husband’s 50th Birthday with family! Best experience ever! Everything was exactly as described and the location is great! This was an amazing experience. The house is exactly as pictured. All of the amenities kept us in the whole stay...the pool, game room and pool table! All we had to do was buy some groceries. The decor allowed us to get some studio quality pictures. Definitely a jewel..highly recommend this proerty!

Labor day break

Great property for a large family. We had over 20 people and all slept comfortably. The two inside and outside seating areas allowed the family to spread out. The resort has everything you need from free putt-putt, arcade, and pool area. Also pricing on soft drinks was fair at pool. All sodas were under $3.00. We traveled on a holiday weekend and had one crowded day at the pool but that was expected. If tou travel and stay during the week you will not be crowded. No reason not to book this home. It is clean, new, and the staff is very reaponsive. Grocery stores are less than 1 minute outside the resort. If your family is looking for a home to just come and enjoy each other with a little relaxing at the pool you cant go wrong. Cant comment on proximity to park's as we did not do that.
