MISC:

֍ Please read through and ensure you agree to everything in the ***SHORT-TERM RENTAL AGREEMENT and ADDENDUM A - RENTAL RULES*** in the House Rules section. This is important to keep you safe and informed.
֍ Person booking must be at least 24 years old and have a government issued photo ID on file with the booking platform.
֍ Hot Tub cleaning occurs every Tuesday. The technician will need access to the hot tub only.
֍ Dog friendly for up to 2 dogs less that are fully house and crate trained. Dogs are to use the bathroom only in the fenced dog run, not on the deck or on the concrete. Please pick up your dog’s mess and throw away. Supplies are provided. You will need to provide a crate for your dog as they are not to be left unattended while you are not home. NO dogs are allowed on the furniture. If your dog is allowed to sleep with you, our home may not be the best fit.

Cancellations: Guests are advised that the cancellation policy shall be enforced as described on the booking platform. No refunds for cancellations made within 7 days of check-in. Note that the cancellation policy does not change due to weather or any other circumstances. See information regarding travel insurance.
No Assignment or Subletting: This Agreement shall not be assigned, nor the premises sublet without the prior written consent of the Owner. Guest acknowledges that they will personally occupy the property for the entire lease or rental period and will not sublet any portion of the property. Violation of these terms shall give Owner the right to immediately evict Guest and terminate this Agreement, and Guest will forfeit any right of return of any monies paid to date including any security deposit.
Indemnification: Guest agrees to indemnify Owner and Owner’s Agent and save Owner and Owner’s Agent from and against any and all claims, actions, damages, liabilities and expenses, including reasonable attorney’s fees in connection with the loss of life, personal injury, illness, and/or damage to the property arising from or out of any occurrence in, upon, or about the premises, occasioned by an act or omission by Owner, Owner’s Agent, Guest or other occupants.
OWNER and OWNER’S AGENT SHALL HAVE NO LIABILITY FOR DAMAGES OR INJURY to Guest or Guests: It is expressly understood and agreed that Owner and Owner’s Agent will not be liable for any damages or injury to Guest or other occupants and their property from whatever cause arising from the occupancy of said premises, both inside and outside of the house, whether on the property or elsewhere.
THE SUPERVISION AND SAFETY OF ALL CHILDREN ARE THE DIRECT RESPONSIBILITY OF GUEST OR PARENTS, OR CARETAKERS OF ANY CHILDREN ON THE PREMISES, including but not limited to decks, bunk bed area, hot tub and any and all other activities on the premises.
Entire Agreement: This document and any attached addenda constitute the entire agreement between the parties. No oral statements shall be binding. This Agreement may only be amended by a written document duly executed by all parties. It is the intention of the parties that if any portion of this Agreement is invalid for any reason, such invalidity shall not void the remainder of the Rental Agreement.
GUEST ACKNOWLEDGES THAT THEY HAVE REVIEWED AND UNDERSTAND THE TERMS OF THIS AGREEMENT and the Rules and Regulations attached, and agree to be bound by them.
Guest and Owner acknowledge that this document is available for review on the booking platform and it is implied that this Agreement is legally binding acceptance of all terms and conditions, the same as if Guest had actually executed the Agreement in person.
ADDENDUM A - RENTAL RULES By making a reservation, Guest agrees that Guest and Guest’s party will abide by these Rules and Regulations, as well as any other Rules and Regulations posted in the Guidebook or on the property.
Occupancy: We allow 14 guests max. There will be a $25 per person fee over 14.
Exterior Camera: There is a security camera pointed at the driveway.
Hot Tub: Use the hot tub at your own risk. The hot tub is cleaned prior to your arrival. It may take 4-6 hours to heat up to 100-102 degrees. Please don’t turn the spa higher than 102 degrees and leave it on 90 degrees when you’re done using it. Please replace the cover and clip the straps after each use.
FOLLOW ALL RULES ON THE HOT TUB SAFETY SIGN!
-Shower with soap and water before you come in.*****If sand gets in the pumps because you did not shower and causes damage you will be charged $500 for repairs****** -Enter and exit the hot tub slowly and use the stairs. -No jumping or diving. -Do not bring glass in or near the hot tub. -Do not use alcohol, narcotics, or medications. -Elderly persons must consult a doctor before use. -Pregnant women should consult a doctor before use. -Anyone with any illness should consult a doctor before use. -Children under 18 must be accompanied by a responsible adult. -Do not enter if the temperature is over 104 degrees F. -Limit your soak to 15 minutes, and cool off before re-entry. -Please replace the spa cover after each use. -Do not sit or lie down on the spa cover. A broken cover will be replaced and charged to the person booking the reservation. -Turn off jets after each use -Do not use soaps or oils in the hot tub.
Smoking: No smoking or vaping is allowed anywhere on the property. If you smoke, our house is not a good fit for you. If you are caught smoking or the house smells of smoke you will be charged a $500 cleaning fee to get rid of the smell.
Charcoal Grill: There is a charcoal grill on the left side of the home. BYO charcoal. After the coals are completely cool, please put the ashes in a trash bag and put the bag in the can by the street only. DO NOT PUT ASHES IN ANY OTHER TRASH CAN. Please put the cover back on the grill before your departure.
Pets: We allow up to 2 dogs. Our pet fee is $200 per trip. Dogs are never allowed on furniture or in beds. If our cleaning company has to deep clean furniture and linens due to dog hair, they will charge us an additional $200 which will be charged back to you. If your dog typically gets on your bed and on your furniture, they probably won't be a good fit for our property. Dogs are never to be left at the home unattended unless they are in a crate that you provide. You must pick up your dog’s poop. If our cleaning company has to pick up poop, they will charge us an additional $75 which will be charged back to you. You accept all liability and agree to pay for any damages from dogs that you or your guests bring onto the premises.
If you SNEAK in a pet of any kind, bring more pets than allowed, you will be charged an additional $200 and will be asked to leave.
Internet and TV’s: The internet is generally reliable and should provide HD streaming on 3 or more TV’s at a time. Please also keep in mind that this is beach internet received via satellite. It’s not fiber internet like you may have at home. We work on a bring-YOUR-own-streaming-service system. We are not responsible for future guests buying content on your account if you don't log out.
Beach Equipment: We have a rotating variety of beach equipment and toys for you to use such as: beach chairs, boogie boards, coolers, balls, frisbees, and games. Please rinse off the equipment you use with the hose, allow it to dry outside, and put it back in the garage before your departure.
