Step inside and you'll find a spacious fenced outdoor area, perfect for enjoying the beautiful scenery. The first floor features a large kitchen with an island, a first floor master with an ensuite full bath and the second floor is home to a second master with a balcony.

Each room is designed with comfort in mind, complete with air conditioning, heat, and panoramic Wi-Fi. Relax and stream your favorite shows on the Fire Tv's. The first floor master is a spacious 260 sq ft room with a full sized sofa bed, ensuite full bathroom and stunning views of the river through bay windows. The second floor master offers a king-sized bed and balcony with a spectacular view of the river, and the third room is a cozy space with a queen-sized bed.

Gather with friends and family in the dining room, which sits 6 people and has large windows with a panoramic view of the river. The large kitchen with a gas stove, tons of cabinets, granite counters and island is perfect for preparing meals.

The house and fenced area of backyard is accessible to guest. Please do not access garage or guest house.

Smoking (in all forms) only allowed outdoors. 6 overnight guest max (not including infants). 16 max people on property at all times. Events must be preapproved. 10pm quiet time. Music should not be heard pass this time outside of the house. Do not let your guest hang out in the front yard or the front porch/steps at night. If neighbors call police you will be required to vacate immediately. Do not park on the lawn or any grassy areas. ID and an email will be required after booking. check-in/check-out instructions and a swimming waiver (due to the river) will be emailed and will need to be e-signed prior to check in. Door will not unlock until swimming waiver and ID is provided. By booking you are agreeing to the following statement: "You understand that swimming, is at your own risk and that special risks may be involved with swimming in the river. You accept full responsibility for any bodily injury arising from swimming, and hold owner harmless. You understand there are potential dangers that swimming, may present to children and pets who are not carefully supervised, as well as the danger to any person swimming if a person has health risks, or if a person swims, while intoxicated or using any kind of drugs or medication, or while pregnant. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against owner for accidents or claims arising from swimming. All guests in my party acknowledge and agree that they have read and understand this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between all guests and Phoenix On Bain, LLC."

This is a very quiet and peaceful neighborhood. In the Heart of Hampton Roads close to everything that Hampton Roads has to offer. A quaint, historic seaport and downtown district in the city of Portsmouth. From three centuries of historic neighborhoods to delicious local restaurants, this neighborhood offers a true sense of small-town charm. Eight minutes away is Downtown Norfolk. There you will find many options for dining, shopping and entertainment including Nauticus. As well as the Norfolk Cruise Ship terminal. And don't forget Harbor Park. A little further down the street is the Norfolk Prime Outlets with even more amazing restaurants and shopping. Historic Williamsburg is just about 50 minutes away ( except during rush hour). Here you will find Busch Gardens, and historic locations such as Jamestown. Virginia Beach Oceanfront is 25 minutes away....and there are many other beaches located in between. My current favorites are Ocean View (Norfolk) and First Landing State Park (Virginia Beach).
