Just a short walk from Lake Texoma, ‘A-Frame of Mind’ offers outdoor enthusiasts a gorgeous retreat that's fully updated with lots of designer touches. Boasting 2 KAYAKS, a neighborhood BOAT RAMP, and plenty of parking, this 3-bedroom/2-bath cabin, is a lakeside treasure. Hike the on-site trails surrounding the lake or play FOOSBALL. After fun-filled days on the lake boating & enjoying the islands' sandy beaches, relax in the HOT TUB, hang out by the fire or play yard games with your loved ones. This cozy cabin will definitely feel like your home away from home!

This adorable A-frame cabin has been fully remodeled. The floorplan has “extended” wings allowing elevated ceilings and an open concept. The cabin backs up to the woods surrounding Lake Texoma (0.1 mile walk to overlook the water or 0.3 mile walk along the road or drive to the neighborhood’s direct lake access and boat ramp). We love nothing more than sharing this place and welcoming guests here to our slice of heaven!

COMMUNITY AMENITIES: Neighborhood lake access – 0.3 mi., boat ramp - additional $10/day fee paid on-site in cash to the HOA for use of the boat ramp and boat dock to load and unload guests. (You do not need to pay that fee when using the kayaks.) The dock is NOT private, and boats cannot be left unattended. *Note: overnight parking by the ramp is not allowed but there is ample parking for boat and jet ski trailers at the cabin (please see pictures).

OUTDOOR LIVING: Private yard, spacious 800 sf deck, upstairs balcony, fire table (propane provided), fire pit (roasting sticks and marshmallows are provided, but wood and starters are not), outdoor cooler, outdoor seating and dining for 6 (dining furniture not pictured yet but has replaced the two sun loungers and bistro set), hammock, frisbee golf, cornhole, giant Connect 4, yard dice, lots of other outdoor games

INDOOR LIVING: 3 Roku TVs with Hulu Live TV (Disney+, ESPN+ and HBO Max are provided), gas fireplace, Foosball table, gameroom/office with desk workspace, tons of board games & books, open floor plan

KITCHEN: Dishwasher, microwave, disposal, dish soap, Crockpot, electric griddle, all cooking utensils and equipment, dishware/flatware, glassware, bar tools, dual Keurig & 12-cup drip coffee maker (ground coffee provided & a few K-cups to start your trip), coffee sweeteners/powered creamer/syrups/tea, oil and spices, toaster, blender, icemaker

WIFI: Free WiFi (170 Mbps download & 20 Mbps upload - plenty for video calls, streaming & gaming), *Please note that depending on your mobile provider, cell service may not be strong at the property. We suggest guests save their door code and WiFi password prior to arrival. And once connected to the WiFi, turn on “WiFi calls” in order to make phone calls.

GENERAL: Central A/C & heating, linens/towels, hot tub towels, complimentary lotion/shampoo/conditioner/hand soap/body gel by Ginger Lily Farms, makeup remover wipes, hair dryer, room spray, washer & dryer (a couple laundry pods provided)

ACCESSIBILITY: Stairs required for access (2 steps to front porch), office and bedroom with 2 beds are located upstairs stairs

OCCUPANCY/GUESTS: Strict maximum occupancy of 6 people at all times (day guests:visitors are not allowed without prior approval)

PARKING: Driveway (6 vehicles or 5 vehicles w/ boat), trailer parking allowed on-site, see pictures for configuration

SECURITY CAMERAS: *Please Note* There are 3 exterior security cameras to secure the property and for added safety for our guests. None face into the cabin. There is one at the end of the driveway by the bridge (it is not activated by motion on the deck due to distance and elevation), one at the front of the driveway, and a doorbell camera. Cameras actively record audio and video, but Owner notifications are turned off once guests check-in, and the cameras are not actively monitored during the stay unless there is a concern about house rules violations such as a pet or a party. Guests are not allowed to tamper with or turn cameras off. There are no indoor cameras.

ENHANCED SAFETY: Your safety is our top priority. Our cabin is equipped with advanced safety features that exceed standard requirements, including smoke and carbon monoxide detectors, natural gas detectors, a fire extinguisher and fire blanket, electrical fire safety monitor, and a ladder for the second floor.

GUEST VERIFICATION: Before you arrive you will be asked to complete guest verification and short and simple rental agreement through third-party provider Truvi. This process allows us to purchase a limited amount of damage protection for your stay and ensures we are inline with short-term rental regulations. It also provides an added layer of protection for both guests and our property, without requiring a traditional security deposit. It’s a simple, safe, and secure process. Truvi will contact you via email and/or text to complete the verification. You must complete the process prior to arriving at the property in order to check-in. Guest who do not complete this or do not pass verification will have their stay cancelled and any refund due will follow the cancellation policy.

WILDLIFE: This listing is in the country, surrounded by woods. Guests may encounter wildlife including snakes, fox, coyotes, deer, bugs, spiders, rodents, raccoon, armadillo, etc. Guests should wear boots when outside or in the woods. We don’t provide refunds for encountering wildlife. Guests assume all risks.

TAP WATER: Our tap water meets federal standards and is considered safe to drink. Our ice maker uses filtered tap water. Some guests prefer to bring bottled water for personal preference or convenience.

WHERE YOU'LL BE

Lake Texoma, Pottsboro Texas, United States

Lake Texoma is one of the largest reservoirs in the United States. It is located on the Texas-Oklahoma border about 60 miles north of the Dallas-Fort Worth Metroplex. Lake Texoma offers recreational opportunities including wildlife refuges, marinas, and outdoor adventures. It is a phenomenal lake for fishing, hiking, biking, and recreational boating. Power boating, sailing, personal watercraft, water skiing, and wind surfing are all popular. The lake has become a major sailing center based on its size, depth, and miles of sailing shoreline.
Lake Texoma is known as the “Striper Capital of the World”, one of the few reservoirs in the nation where striped bass reproduce naturally. There are plenty of other fish to catch including largemouth and smallmouth bass, white bass, hybrid striped bass, white crappie, black crappie, channel catfish and blue catfish.


NEIGHBORHOOD

Our cabin is located in Cambridge Shores, the treasure south of Treasure Island and is located on the Texas side of Lake Texoma near the town of Pottsboro, Tanglewood Resort and Highport Marina. It is a friendly and quiet neighborhood, nestled in the woods. The property backs up to the Corp of Engineers wooded property surrounding Lake Texoma and is a short 5-minute walk to the lake.

Cambridge Shores has a community boat ramp (available to use for a fee, $10 cash per day) with picnic tables and ample parking (boats cannot be left at the dock or in the parking lot overnight, but there is ample parking for trailers at the cabin), Highport Marina is just a few minutes away where you can rent a pontoon boat to really explore all Lake Texoma has to offer.


GETTING THERE

If you aren’t bringing your groceries with you, we suggest you purchase them on your way to the house. The closest store is Brookshire’s, 11205 N. State Hwy 298 in Pottsboro, about an 8 minute drive. You may also want to stop at Fink Liquor at 75005 N. State Hwy 298. You will also want to grab firewood and starters to use the fire pit. We do provide roasting sticks and marshmallows.

As you drive to the neighborhood, you will notice the road get hillier. It’s definitely a wonderful experience driving through the country when headed to the lake! Look for the blue Cambridge Shores neighborhood sign to turn in. The road in the neighborhood to the house is paved but is bumpy. There is a significant elevation change from the neighborhood entrance to our cabin. If there is winter weather, 4-wheel drive vehicles often still have issues getting out of the neighborhood. As a reminder, winter weather is not covered under the cancellation refund policy. Therefore, we recommend travel insurance. There is ample parking in the driveway and the front of the house with space for 5 cars and a boat or 6 vehicles. See pictures for configuration.

CHECK OUT INSTRUCTIONS

Turn off all fans, lights, and lamps. Sign out of any streaming apps if you used your personal login.

Bag and remove all trash and place in the outdoor bin. Gather any trash in the yard.

Please take all food and drinks you have brought and ensure the refrigerator is empty. Also ensure you have all of your belongings as we are not responsible for items left behind.

Put the outdoor couch cushion back in the trunks if you used them. Ensure all amenities are organized & placed where you found them and that the storage under the deck is locked. Lock all windows and doors.

Our Cleaning Staff would be grateful if you would consider starting a load of towels in the washing machine and loading/starting the dishwasher.
