This beautiful villa of 125m2 is our main residence and we do our utmost to make it pleasant to live in. <br>We thank you for taking care of it and respecting the calm of the area. <br><br>Located 15 minutes from the A7 (exit n°16 - Loriol), 5 minutes from all shops, your accommodation will be ideally located to radiate between Ardèche and Drôme. <br><br>Our villa has a living space of 50m2, fully equipped open kitchen, dining room and living room;<br>- 4 bedrooms (sleeps 8) including:<br>- 1 master suite with TV, dressing room and shower room (bed 160).<br>- 1 bedroom (bed 140).<br>- 1 bedroom (bed 140) with TV.<br>- 1 bedroom (2 single beds)<br>- 1 large bathroom with shower, bathtub and double sink.<br>- 1 separate toilet.<br><br>We provide household linen (sheets, towels, bath mats, dish towels). Possibility of borrowing a baby pack on request (bed, high chair, stroller). <br><br>To park your cars, a garage shed near the front door as well as a closed garage in the basement will be at your disposal.<br><br>The closed garage can also be used as a weight room (different equipment at your disposal). You can also find a laundry room with a washing machine, indoor and/or outdoor drying with an iron and ironing board, a vacuum cleaner and cleaning products. <br><br>Provision of a ping-pong table and possibility to play petanque in the fenced property. <br>SWIMMING POOL 6m x 4m x 1.10m deep, secured with a sliding shelter.<br>Naturally heated and very ambient swimming pool in mid June and mid September.<br>Protective barrier at the top of the steps that lead to the pool.<br><br>Activity ideas: <br>- Greenway for a quiet walk at 500 meters<br>- Pony club at 800 meters<br>- Listed villages nearby, villages of character<br>- Indian Forest tree climbing park in Coux (20 minutes away) <br>- Pont d'Arc cave, canoeing down the Gorges de l'Ardèche, canyoning, etc.<br>- Mont-Gerbier de Jonc 1 hour away located near Lake St Martial<br>- Ideal Palace of the Postman Cheval in Hauterives<br><br><br>We remain at your disposal to give you ideas according to your desires! <br><br>We will welcome you on arrival to introduce you to the villa and answer your questions. During your stay, we will remain reachable and available if needed. <br><br>Additional rules: <br><br>- Departure Saturday before 10am. Arrival Saturday from 4pm. <br>- The person responsible for the rental must be at least 25 years old. <br>- The number of people who will reside in the house must be the same as the number of people in the reservation. If there is a change or if you plan to receive relatives, please let us know by contacting us beforehand.<br>- Pets are not allowed.<br>- We would appreciate it if you could smoke outside the house.
