Guest Access:

Guest will have access to the entire house & all of the amenities.



Our community is a family friendly neighborhood that offers a pool, private pier and a wonderful over the water gazebo you can fish from as well.



Please Note: HOA-controlled pools will be open for guest use from Memorial Day weekend through Labor Day weekend. Openings outside of this time will be at the discretion of the HOA.



The Neighborhood:

Bermuda Landing Place in North Topsail Beach is a peaceful and quiet neighborhood, perfect for a relaxing getaway. The area offers beautiful views of the sound and the ocean, with stunning sunrises and sunsets. Just steps away, you can enjoy the pristine sandy beach for sunbathing, swimming, and beachcombing.

Despite its tranquil feel, it's close to local dining and shops, offering convenience without sacrificing serenity. Getting Around:

The neighborhood is compact and walkable, making it simple to explore on foot. Many attractions, like the beach and nearby amenities, are just a short walk away.



For those looking to explore further, renting a bike is a great option, as the area is bike-friendly with scenic routes. If you prefer driving, there are plenty of parking options available, and local roads are easy to navigate.



For dining and shopping, a quick drive will take you to nearby restaurants, cafes, and stores. Additionally, there are local services like boat rentals and fishing charters, allowing you to fully enjoy the coastal experience.



Other Things to Note:

Parking: This listing includes parking for two vehicles only — one in the driveway and one in the circle parking area using the provided parking pass. The HOA and community strictly enforce parking rules. Unauthorized or improperly parked vehicles may be towed at the guest’s expense. Be sure to display the pass clearly and only park in designated areas.



Public & paid parkings are available nearby if you will be bringing more than 2 vehicles.



We allow up to a maximum of 8 registered guests only at all times. No exceptions. We strictly enforce this policy, and unauthorized guests are not allowed on the property at any time.



Any reports from neighbors regarding excess noise, improper parking or violations of the guest limit may result in immediate removal from the property without refund. Please know that we take our responsibility to the community and to other guests seriously.

* ESSENTIALS *

● Fresh bath towels and linens are provided for your convenience. However, please bring your own beach towels.

● To ensure you have a comfortable start to your stay, we are happy to provide you with starter kits that include essential items like toilet paper, paper towels, shampoo, and soap. These starter kits are designed for the initial part of your visit. In the unlikely event that any of these items run out during your stay, we kindly recommend purchasing your preferred supplies at your convenience.

● There is a washer & dryer available in the unit to use if needed. Please note that detergent & dryer sheets are not provided.



* GUEST REQUIREMENTS *

● Airbnb guests must verify their Airbnb profile. Please upload a government-issued ID in your Airbnb account.

● All guests except Airbnb guests are required to sign a Rental Agreement. Failure to sign the Rental Agreement may result to cancellation following the cancellation policy.

● $47 MANDATORY DAMAGE WAIVER FEE will be added to the booking to all guests except Airbnb guests.



For non-Airbnb reservations only, any applicable refunds will incur a 6% processing fee.





Starting November 1, all guests with confirmed bookings will be required to submit a valid ID and sign the Rental Agreement. We use secure property management software to collect this information, and it is used strictly to verify your booking.

Interaction with Guests:

You'll have the entire unit to yourselves! We won't interact with guests unless you request additional services. However, we're always available via messages and phone.
