5 total bedrooms with a primary suite and one bunk room.
Bedroom 1 (lower / entry level): Primary suite, has king bed, TV and bathroom with large jetted tub, custom walk in shower, and double vanity.
Bedroom 2 (upper level): King bed, TV, attached bathroom
Bedroom 3 (upper level): Queen bed, TV
Bedroom 4 (upper level):Queen bed, TV
Bedroom 5 (upper level): three full size bunk beds (6 full beds total) and 1 twin trundle bed , TV

Hospitality is reflected in our home, and includes the following amenities:

* Daily snow removal as needed during the winter

IMPORTANT TO NOTE:
* As is not uncommon in the Tahoe Keys with older homes being replaced with new high-end properties, there is a home being built across the street from our. We haven't found noise to be too intrusive, but there are workers coming and going and there is possibility of noise during the construction. The outside is almost finished, at which point we expect work to move indoors.
* No more than 10 guests plus up to 5 additional children under 13 years old are allowed.
* Per the local City of South Lake Tahoe ordinance, noise must be kept respectful at all times, especially between the 10pm and 8am quiet period
* The vacation rental ordinance does not allow hot tub use between 10pm and 8am
* 4 vehicles allowed (2 in driveway and 2 in garage, none in street) - please reach out to us if you have more than 5 vehicles and need help with parking.
* Please put trash in bear box or leave in the garage.
* The primary suite shower has steam shower functionality. Steam is hot so please be careful if you use this feature. Children should not use primary shower unsupervised. It's operated by a timer and takes some time to heat up.

The City of South Lake Tahoe requires us to meet with all guests the day of checkin (in person or virtually) and for guests to complete the City's "Good Neighbor Agreement". It essentially reviews the local ordinances and guests sign it confirming we've reviewed it. We would probably meet virtually and will text a link to the agreement for you to e-sign.

We expect all guests to be respectful, mature, and responsible. There is a zero tolerance policy abusive and negligent guests, loud groups, etc. If you want to squeeze 20 people into a house and party, this is not it. Please no celebratory parties like bachelor, bachelorette, etc. This is a family oriented, tasteful, and well appointed home - please treat it as your own. NO LOUD or LATE PARTIES.
