The Old Toll House is a fabulous 3-bedroom deluxe retreat which comfortably accommodates 8 people.

Fully refurbished in late 2021 and located just minutes' drive from the picturesque and world-renowned St Andrews, beach, harbour, and championship golf courses!

The well-appointed accommodation features two double bedrooms and then a further twin bedroom. One of the double bedrooms and the twin bedroom also have an additional pull-out single bed.

Two of the bedrooms feature en-suite bathrooms with shower and toilet whilst a separate family bathroom features bath, shower, and toilet.

The kitchen complete with informal island and stool seating offers modern appliances including electric oven, hobs, and microwave. The utility area also features a washing machine with dryer, iron & ironing board.

The separate dining adjacent to the kitchen features a stylish circular dining table with 6 chairs plus additional comfy chairs ideal for a quiet few minutes reading a book or simply taking in the views.

Cosy up in the main living area complete with smart TV, log burner and sofa seating. Wi-Fi is also available throughout the property.

Outside you will find the tranquil coastal landscapes of the River Eden which bends around into St Andrews and wider into the North Sea.
The garden includes an enclosed patio area with a well positioned luxurious hot tub offering the perfect opportunity to relax of an evening whilst listening to the coastal waves and stargazing on a clear night.

The Old Toll House is the perfect location for guests visiting family and friends who are based at St Andrews University and for attending one of the many graduation ceremonies. If you wish to explore a little further and take in the spectacular views, then the Fife Coastal Route is ideal for walks to small picturesque fishing villages and sandy beaches.

If you are looking for a golfing break or even just a round of golf then The Old Toll House is ideally located with 10 fantastic golf courses nearby including the world-famous Old Course, Torrance and Kittocks courses.
St Andrews regularly plays host to the Open Championship and the British Golf Museum is well worth a visit for any golf enthusiast!

The two double bedrooms upon request can be made into singles, so the property is also ideal for a group where single beds are needed.

Lovely spacious property. We loved our stay here. Enjoyed the hot tub but think we were the longest staying guests they have had and needed to contact them to do some maintenance ie chlorine. However this was rectified. Would definitely return.

Girls Weekend Away
We had a wonderful time staying at the Old Toll House despite the Scottish haar trying to put a dampener on things. The house is beautifully decorated throughout and we had everything we needed, the hot tub/ garden has beautiful views over the Eden estuary. We had to report an issue with the wifi during our stay and Jacqui the housekeeper worked hard to get this sorted for us as quickly as she could. The location on the edge of St Andrews meant it was only a short drive or taxi ride into town for exploring or a night out and was easy to access. We'll definitely be back.

Wonderful views & hot tub, close to St Andrews
Lovely property with plenty of space, fabulous views and nice bg hot tub. Really nicely decorated and with lots of bathrooms, wood burner and a bit of outdoor space. Despite being on a main road, it was not noisy, and at the back of the house overlooking the estuary you would never know the road was there. It's an hour on foot to St Andrews, just 5 mins in the car, so great location too.

A fantastic property situated in a great location to explore the wonders of St. Andrews and it’s wonderful beaches. The property was well stocked with everything we needed, great board games to keep us all entertained and sitting in the dining room we were able to witness some birds of prey hunting for their next meal.

The house is lovely. In a nice location with beautiful views. We arrived after 8 and so was very dark and we got a bit lost! However a quick call to the host and all was sorted very quickly. Great location for at andrews and surrounding area. Wouldn’t hesitate to recommend and would love to go back. Hot tub was amazing!

Excellent Weekend Break
We had a fantastic stay at The Old Toll House. The interior has clearly been renovated to a high standard and had everything we were looking for. The hot tub on the rear patio was great to have and had good views across the neighbouring countryside and water. Only being a matter of minutes from St Andrews town centre by car, was perfect for our stay also. The quirky house is deceptively spacious and we would definitely stay here again, if we are in the area.
