Villa is brand new, with 3 bedrooms and 3 bathrooms. Fully Air conditioned, with Wi-Fi, own laundry room, large pool and magnificent view. Away from tourist bustle and crowded beaches, it is only few minutes drive or 15 minutes walk to Sutivan grocery stores, restaurants, ATM, and other amenities. Peaceful and private, located in rustic ambience and healthy surrounding, far from any pollutants, with plenty of space for children to play, makes it a perfect place for memorable holiday. No pets! Car is recommended!

The space

Sits on a property of 30,000 m2, or 7.4 Acre
Villa offers 140 m2 of living space on the ground floor [ 1500 square feet ] , plus upper suite of 38m2, large patio, kids playground and 40m2 pool
[ 430 Square feet ].
Ground floor features 2 bedrooms, 2 bathrooms, foyer with Living room, fully equipped Kitchen and Dining area. Laundry is outside in separate room.
There are 3 exits on to the large stone-tiled patio in front of the villa, one close to kitchen and two from the Living room. Patio is equipped with dining table for 8 people, easy chairs and sunbeds. To fully enjoy al fresco dining, traditional stone grill is conveniently located not far from the patio dining table. Children’s playground is also near by, so that children can be easily monitored.
On the second floor, using separate entrance, is one-bedroom suite, with dining - sitting room,small kitchen,full bathroom and a terrace with a magnificent view. It has own Air conditioning unit. Please note that suite is part of the villa as a whole, and cannot be booked separately!

Guest access

Villa with pool, private parking, private access and entrance, upper floor suit, and all accompanying amenities is available exclusively for guests use.
There are two other smaller houses on the property. One facing opposite direction is occupied by owners, with separate access and entrance one level under and from opposite side off the villa. Interiors of two smaller houses are unfinished, and they are not occupied. Owner will check on pool, watering the plants, in general be available to resolve any issue. However, any access or interaction with guests will be pre arranged in order not to effect guests privacy.


Interaction with guests

Everything offered at this villa is in order to have a perfect and memorable holiday: Spacious, fully equipped, comfortable 3 bedrooms and 3 bathrooms villa with large swimming pool and magnificent view. Clean air and healthy environment, rustic ambience away from the bustled and crowded beaches. Plenty of space for parking and plenty of space for children to play. Very peaceful.
Guests have their own Laundry Room, few steps outside the villa.

Villa can accommodate max 8 people. No pets! Car is recommended.

Other things to note

Owners will be completely separated from the guests, with own parking, own access and entrance.
Special attention will be taken to avoid interference with guest privacy.

Wonderful villa with a stunning view.

The property was beautifully maintained and it was obvious that the landlord worked very hard to maintain the property. We had a wonderful time there and could not recommend it enough. We would definitely stay there in the future.

Breathtaking view

We had a lovely week in the villa. It sits on top of a hill and the views are stunning. The photos don’t really do it justice. The pool is large and was a really pleasant temperature. The owner was very helpful when we asked but also respected our privacy. The villa was clean , comfortable and well equipped.

Das Ferienhaus liegt auf einem Hügel mit tollem Ausblick. Das Haus ist geschmackvoll eingerichtet und sehr gepflegt. Kleinere Bereiche sind nicht ganz fertig, störte uns aber nicht. Der Pool ist sauber. Die Zufahrtsstraße ist schmal und nicht befestigt. Das Internet ist nicht besonders schnell. Die Vermieter sind sehr nett. Wir bekamen einen einzigartigen selbstgemachten Apfelkuchen und Eier spendiert.

Tolles Haus mit fantastischer Aussicht. Perfekt, wenn man mal richtig Ruhe braucht!

Das Haus ist geschmackvoll und sehr gut ausgestattet. Alles was wir brauchten, war da. Die Aussicht ist fantastisch. Das Haus liegt etwas erhöht vom Ort, abseits vom Trubel. Wir haben die Ruhe sehr genossen und uns auch nach Ausflügen immer wieder darauf gefreut, in die Stille zurückzukehren. Der Besitzer und seine Mutter sind sehr nett, haben uns mit einheimischen Köstlichkeiten verwöhnt und uns absolut unsere Privatsphäre gelassen. Für Fragen standen sie aber jederzeit zur Verfügung. Der Pool ist schön groß und sehr sauber. Mit dem Fahrrad braucht man 4-5 Minuten nach Sutivan, zurück ca. 14 Minuten, da viel bergauf. Ein Auto zum Einkaufen ist daher sinnvoll. Zum Haus führt eine Schotterstraße, die jedoch noch asphaltiert werden soll. Wir können das Haus sehr empfehlen. Wir hatten einen wunderschönen, ruhigen und erholsamen Urlaub.

Traumhafte Residenz

Wir haben einen wundervollen Urlaub in dieser hervoragenden Residenz verbringen Können. Die Lage ist traumhaft und der weite offene Blick auf das Städtchen, das Meer, auf Split und die dalmatische Berglandschaft ist atemberaubend. Sehr freundliche, hilfsbereite und gastfreundliche Gastgeber. Sehr gepflegte und großzügige Anlage. Anderslautende Probleme mit dem Strom sind bei uns nicht aufgetreten, was wohl daran liegt, dass das Haus nun über einen Anschluss an das Stromnetz verfügt. Wir kommen auf jeden Fall wieder!

Heerlijk verblijf met zwembad mooi uitzicht op olijfboomgaard en zee, zeer gastvrije eigenaars

We hebben een heerlijke week gehad in dit schone complete huis. Goede bedden met airco. Genoten van mooi groot zwembad met fijne ligstoelen en een prachtig rustgevend uitzicht over olijfboomgaard en zee naar vaste land. Schitterend bij avondlicht! De eigenaar en zijn vrouw hebben een avond heerlijk voor ons gekookt/gegrild. Super lekker en heel gastvrij! Onverwachts werden we nog keer verrast met heerlijke zelfgemaakte pancakes en eieren van eigen kippen. Gastvrij en goede privacy! Top verblijf!

Schönes Ferienhaus mit potenzial

Wir haben hier mit 2 Familien eine schöne Woche in einer absolut ruhigen Umgebung verbracht. Das Haus ist neuwertig eingerichtet und die Poolanlange wirklich schön und gepflegt mit einem tollen Blick auf das Festland. Die Vermieter waren sehr nett und bemüht und haben uns auch zum Grillen eingeladen. Was leider leider ein wenig gestört hat, waren die mehrmaligen, kurzzeitigen Stromausfälle. An sich war dies kein Problem, aber nach jedem Stromausfall hat der Kühlschrank wegen des Ausfalls Alarm geschlagen und angefangen zu piepen. Dies leider auch nachts. Der vordere Bereich des Hauses ist auch noch nicht fertig, sodass man leider den weißen Staub immer mit ins Haus trägt.

Super Lage, die Besitzer waren überaus net und haben uns öfters mal verwöhnt mit Delikatessen.

-Haus ist sehr modern und schön. -Besitzer sehr net haben uns zum grillen eingeladen und wir haben öfters Delikatessen aus ihren Garten bekommen. -Pool gepflegt und groß. -Strand ist circa 500m entfernt. -negativ waren die Stromausfälle da es keine direkte Stromversorgung gab nur durch Solar und Generator. Stromausfall war aber nie länger als 20 Sekunden.
