Villa Sympatheia was designed for large groups and families in mind with accommodations for up to 15 guests. Its private infinity edge pool, outdoor dining and bocce ball court will keep everyone entertained. If the regrettable work call must be made, the library is equipped with high speed internet. This amazing home also offers many quiet balconies to relax and listen to nature. Throughout the home comfortable custom-made furnishings pair with elegant white walls, beamed ceilings and touches of blue and green tile to give this architecturally beautiful home its airy beach feeling.

Villa Sympatheia is distributed over five levels that include a rooftop sun-deck, pool and dining terrace, kitchen, butlers pantry, living room, indoor dining, media room, library, four bedrooms, five bathrooms, two powder rooms and two laundry rooms. Plus, an additional one bedroom/one bathroom private “casita” connected to the main house by a charming bridge. It is complete with kitchenette, king bed, full bath, television and its own covered outdoor dining, grill, seating area and hanging chairs.

On the open-concept top floor of the main house there is a fully equipped chef’s kitchen with GE Monogram appliances and a large island with seating for five. Tucked around the corner of the kitchen is the butler’s pantry (or half kitchen) with its own sink, dishwasher and ice maker; perfect for party preparations. The living room has a comfortable sofa and chair for long talks, cocktails or afternoon naps. The breakfast nook has a table with seating for six in an L-shaped banquette surrounded by windows on two sides. It is also a great spot for dinner and game night.

The master level has a library, laundry room, full bath and the master bedroom suite. The library offers a quiet work space and a queen size pull out sofa. Across the hall from the library is a bathroom with shower.

The master suite may tempt you to stay in bed all day. The king size bed with luxurious linens and mattress will seem like a dream when you wake to the ocean view. Enjoy the private outdoor soaking tub and shower just off of the bedroom. The en suite also has double sinks, a rain shower room with beautiful Kohler fixtures and a toilet with bidet seat. Don’t want to run into guests before morning coffee? Just take the private spiral staircase up to the butler’s pantry to grab a cup before greeting everyone.

The media level offers plush sectional sofas to watch the game or movie on the 110 inch screen from the short-throw smart projector. The junior master bedroom off of the media room has its own en suite and king bed. This floor also offers the bunk room that can sleep six; two queen size beds with two twin over top. It also has a full bathroom with double sinks. This level is connected by an expansive terrace that offers two hanging beds, bar and seating areas.

The bocce level has its own studio apartment with kitchenette, washer/dryer, living room, 55’ television, bedroom with two twin beds that can be converted to a single king and full bathroom. It has an outdoor dinning terrace that overlooks the bocce court and a corridor view of the ocean.

All rooms feature top-of-the-line mattresses, linens, closets, ceiling fans and natural light with ocean views. All the smart TV’s have cable and are ready for your streaming needs. Throughout the home there is high-speed internet and a security system.

Villa Sympatheia has a dedicated maid five days a week and offers breakfast service. Groceries must be provided by the guest.
