Getting Around:

The condo is about 119 km/74 miles or about a 1 hr 40-min drive from the Cancun International Airport (CUN). It’s best to prearrange your airport transfers. There are shared-ride and private vans as well as rental car options. Let us know if you need any assistance. We’d be happy to help!

Other Things to Note:

- Electricity is included for short-term stays (2-27 nights). Please help us save energy by using the AC wisely and keeping the temperature at 25°C. Electricity is not included for long-term rentals of 28 nights or more and will be charged as consumed based on a $6 MXN (pesos) fee per KW.

- The cleaning service does not include changing the bed linens or towels. If you would like to add this service, additional fees will apply.

- Guests will be requested to sign a Rental Agreement upon booking confirmation

- Security Deposit : A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.

- We provide a few essentials to make you feel more at home when you arrive like toilet paper in the bathrooms, soap, and shampoo but please note that these are not refilled during your stay. You can pick up any item you need at a convenience or grocery store.

- Wi-Fi, TV, bed linens, beach, and bath towels are provided free to guests.

- The pool uses natural materials, which may affect water clarity despite regular cleanings.



The property is currently for sale, and rare visits from potential buyers may occur with at least 24h notice.



Tulum is a nature-rich, developing area. While rare, power or internet outages may occur and we’re here to assist should this happen.



As Tulum continues to grow, occasional construction may be heard during the day, we appreciate your understanding.





HOUSE RULES

- Travelers must be at least 21 years of age or older to book.

- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis, or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.

- No parties or events are permitted, illegal activity is prohibited and excessive noise will not be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.

- No more guests than those listed in your reservation are allowed.

- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.

- Renters will be required to provide a government ID on the day of checking in or during their stay.

- Please avoid moving furniture

- Pets are not allowed unless there is prior authorization and an extra fee may apply if such is given.

- Please avoid hanging towels or clothes on the balcony/terrace railings.

- Pool and common area regulations and opening hours have to be respected. The use of musical devices in common areas is prohibited. Glass, food or coolers are not allowed in the pool, the use of disposable or plastic glasses are allowed.
