HOUSE RULES

CHECK-IN & CHECK-OUT
● Check-in: 5:00 PM · Check-out: 10:00 AM sharp
● These times allow our team to clean and prepare for the next guest.
Early check-in and late check-out are not available.

GUEST COUNT
● Sleeps 20 comfortably. Maximum 30 people on the property at any time
(adults + children, excluding infants under 1), whether overnight or
visiting. Please provide an accurate count when booking.

WISCONSIN GUEST REGISTRATION
● Per state licensing (ATCP 72.16), all guests 18+ must complete a
registration form before check-in. A secure link will be provided.

CELEBRATIONS WELCOME — PARTIES ARE NOT
● Birthdays, reunions, and special gatherings? Absolutely. It's not
about the size of the group — it's about conduct.
‣ Keep noise levels reasonable
‣ Honor quiet hours
‣ No excessive drinking, loud music, or disruptive behavior
● The property is monitored for noise and occupancy.

QUIET HOURS
● 10:00 PM – 7:00 AM, strictly enforced.

NO INDOOR SMOKING
● Tobacco and marijuana smoking is prohibited indoors (including the
pool room). Smart detectors will alert us — violations result in a
$1,000 fee. Outdoor smoking is fine.

PETS
● Up to 2 well-behaved dogs welcome (pet fee applies). Must be included
in your reservation. Owners are responsible for any damage or cleaning.

PROPERTY MONITORING
● 6 outdoor security cameras
● 7 indoor/outdoor privacy-safe noise sensors
● 5 indoor smoke detectors calibrated for tobacco and marijuana

FIREWORKS
● Not permitted — per local ordinance.

NEIGHBORHOOD
● We have neighbors on three sides. Please be respectful and help us
maintain our good standing in the community.

HOST SAFETY DEPOSIT — $1,200
═══════════════════════════════════════

● Required within 24 hours of booking or before arrival, whichever
comes first. A secure payment link will be provided after booking.

● Without payment, your reservation may remain active but is subject
to cancellation. Smart lock access codes will remain disabled until
the deposit is received.

● The deposit protects the $1M+ property and ensures a safe,
high-quality stay. Fully refundable within 3–5 business days after
checkout if no damages or rule violations are found.

● Big Toy Stays LLC (BTS), operator of EnglishPrairieBnB, retains
sole discretion over deposit deductions for issues including:
exceeding guest limits, property damage, rule violations, or alerts
from noise monitors and security cameras.

● Deposit refunds are managed solely by BTS and are not controlled
by VRBO, the guest, or any third party.

● Payment of the Host Safety Deposit confirms acceptance of all house
rules and terms.
