The villa, totally independent and bounded by fence, has a private access road.
The house has a width of 250 square meters, a large living room with fireplace, modern and functional kitchen, four bedrooms with bathroom, to comfortably accommodate 8 people; It is equipped with central heating (not included in the price), satellite TV, DVD player, stereo and wifi.

 In full contact with nature and immersed in the Naturalistic Park of Monte Acuto, the villa has recently been rebuilt in perfect harmony with the naturalness and landscape features of the place.

Garden and swimming pool
 Large and well-kept garden and large illuminated swimming pool: the villa is ideal for those looking for a relaxing and well-being holiday.
The pool is entirely tiled, has a salt electrolytic disinfection system, measures 12 x 6 meters and has a progressive depth up to 1. 50 meters. The swimming pool is open in high season.
The garden, entirely cultivated with olive trees and oak trees, surrounds the villa and includes a patio with pergola for outdoor lunches and dinners and a barbecue area with oven. Wi-fi free
What an awesome property! Our host was not only knowledgeable of area but was an excellent chef! The villa exceeded all our expectations. It is strategically located to visit towns and historical sites! A must stay!
We enjoyed a lovely week staying at Villa Costa Piccola. Leonella was very helpful with any queries we had both before and during our stay, and made us a lovely tiramisu on arrival which the whole family enjoyed.
Lots of places to explore locally (we visited Montepulciano, Arezzo, Assisi and Gubbio). We also spent a couple of days at the villa enjoying the pool and the peace and quiet.
Villa was spotless and well equipped. Supermarkets in Umbertide were easy to get to for any supplies needed. Would definitely recommend for anyone wanting a getaway in the Umbrian hills.

Sie hat fĂŒr uns zur BegrĂŒĂung ein Tiramisu in den KĂŒhlschrank gestellt und ist uns die ganze Zeit ĂŒber mit Rat und Tat zur Seite gestanden.

We loved our stay in this serene setting. It was a great fit for two couples and a friend. The grounds are beautiful and the pool is a plus. Our host, Leonella, was gracious to keep the pool open beyond the prescribed closing due to the excessively warm month.
Leonella was very responsive to our needs, changing linens once a week. We had her cook one dinner upon our arrival and it was spectacular. The only thing a one must be aware of is that it is rather âoff the beaten pathâ and up a longer dirt road. Make sure your rental car is equipped to handle that type of road. Beyond that, we enjoyed Umbertide and Umbria. Casa de Piccola is everything as is described on VRBO.
We stayed at Villa Costa Piccola for a week at the end of July 2023 and we had an amazing time. The villa is hidden away in the Umbrian hills about a 20-25 min drive from the centre of of Umbertide with the last leg on quite a steep (up and down) dirt track.
The villa itself is nestled in amongst the trees that adorn the hill- totally private from everyone. There is one more villa further along the track but we heard nothing and no one for the entire week which is exactly what we were after.
The villa has 3 proper bedrooms, all with en-suite- 2 with a shower and one with a bath with hand-held shower. The fourth bedroom is on the mezzanine which sits above the living room and kitchen and has no bathroom. The only gripe is that the air conditioning is not in any of the bedrooms which made it quite uncomfortable on the very hot daysâŠsome fans might have helped but there were none in the house.
The pool area is fantastic with views through the trees across the valley. Sun hits the pool from early morning to gone 6pm- we spent hours lounging here.
The kitchen is relatively well equipped and suited our needs for four people- no issues there.
Overall we had a lively time here. We had a week of very hot weather and enjoyed the pool and the constant buzz of the cicadas- the only noise youâd hear all day, everyday. Iâd really recommend this place if youâre after private and secluded time awayâŠ.we loved it.
We had a delightful week at Leonellaâs beautiful and spacious house in the Umbrian countryside. It is the perfect house for a large family or two families of four. The pool is great and spacious and the garden stunning. Leonella surprised us with a delicious homemade tiramisĂč and made us feel very welcome. There is a nice hiking trail (Mount Acuto, about a miles walk to the trail, which is a 2.9 miles loop) with beautiful views and an Etruscan tower. Good location for day trips to Assisi, Peruvian, Gubbio and even Cortona in Tuscany. Leonella has compiled a nice folder with ample suggestions for day trips, sports, restaurants etc. We can highly recommend a stay at Villa Costa Piccola!
Leonella was super helpful from first enquiry until we left. We needed a place which would be suitable for one adult with mobility issues and a need for peace and for our friends small dog. Villa Costa Piccola was just perfect - plenty of space, spotlessly clean, well kitted out and a beautiful outside area and pool. It is remote with a white road to conquer, but that was what we wanted. The welcome present of tiramisu was much appreciated! Our time there was limited, but we would have gladly stayed another week. Will definitely want to go back sometime.
We had a truly wonderful stay at Villa Costa Piccola! Such a spacious home in an idyllic countryside setting, and Leonella was a fabulous host. The first and last nights, she cooked two delicious meals for us- which was quite a treat. We even got up the courage to make pizzas in the fun outdoor pizza oven one evening. A very peaceful and relaxing time was had by all!

Villa Costa Piccola is a beautiful house inside a regional park above Umbertide. Leonella was a great host, who responded quickly to all of our needs. The house is nicely decorated and very comfortable for a small group. The grounds are beautiful and well maintained, and the views are amazing. We felt very comfortable and relaxed in this beautiful setting. Thank you, Leonella. Special note: The last stretch of the drive to the house is a narrow white road, which, at first, can be a little scary--but you do get used to it.
Leonella is a great host. The house is beautiful, itâs location stunning and the grounds are beautiful. Our family just spent a week at here (Aug 17-24) and had the vacation of a lifetime. Arrangements were made for pizza lessons and a private chef. The same man did both and he was great with the children and a remarkably excellent chef. Leonella cooked a more rustic meal for us as well and it was perfect. Make sure to visit the town of Montone-trust me!
Vorsichtig: Falsche Objektbeschreibung!!!! Klimaanlage nicht inklusive, Vermieterin teilte vor Ort dann mit, das sie pro Stunde 1,- Euro fĂŒr die Klimaanlage berechnet. 1 KlimagerĂ€t im Obergeschoss montiert, keine Wirkung auf den Wohnbereich und die SchlafrĂ€ume im Untergeschoss. Schlafzimmer unertrĂ€glich drĂŒckend und schwĂŒl. LĂŒftung durch offene Fenster nicht möglich da fast alle Insektengitter defekt sind. Diverse Insekten im Haus von Spinnen, Grillen, KĂ€fern, sogar einen Skorpion hatten wir im Haus. SpĂŒlmaschine war defekt wurde der Vermieterin gleich bei Anreise mitgeteilt, jetzt lĂ€sst sie diese und Insektengitter von unserer Kaution 500 Euro reparieren. Vermieterin behĂ€lt die volle Kaution ein obwohl wir das Haus einwandfrei hinterlassen haben(Videobeweis, Fotos mit Datum und Uhrzeit) Dreckiger alter KĂŒhlschrank. Nicht beheizter Pool- trotz 35 Grad AuĂentemperatur -baden nicht möglich. Haus nicht kindersicher, im Haus durch offene TreppengelĂ€nder Absturzgefahr, ebenso um das Haus- kein Zaun der Kinder vor den steilen AbhĂ€ngen schĂŒtzen kann. Der gesamte Garten, auch tagsĂŒber ist voll von Insekten, Rasen voll von Bienen-alles nicht erholsam. Kann mit Fotos und Videos belegt werden. Unfreundliche und sehr unhöfliche Vermieterin, die Mieter bei MĂ€ngelanzeige wĂŒst beschimpft. Haus direkt im Berg mit steilem Zufahrtsweg, nicht Wohnwagen geeignet obwohl Vermieterin das im Vorfeld mitgeteilt hat, Weg hat PKW Breite, nur mit Vierradantrieb sicher zu befahren! MĂŒll muss selbst 5 km in das Tal gefahren werden trotz MĂŒlltonnen am Haus- wir mussten am 3. Tag nach Aufforderung der Vermieterin MĂŒll aus Tonnen herausholen und runter fahren. Vermieterin teilte das dann auch vor Ort erst mit, da die MĂŒllabfuhr nicht den Berg hoch kommt. Alles in Allem sehr Ă€rgerlich. Haben das jetzt unserem Anwalt ĂŒbergeben.

What a wonderful villa and a fantastic location. From start to finish we loved being at Villa Costa Piccola and were very sad to say goodbye and travel back to the UK.
Leonella was a fantastic host, escorting us to the villa on the first night in a thunderstorm and providing us with a beautiful cooked meal and bottle of wine on our arrival. Throughout the stay Leonella was happy to provide local information, arrange a fun pizza lesson for the family and cooked us a delicious meal from the âVilla Costa Piccola Menuâ one evening on our second week.
The villa was just as beautiful as the photos indicate and had all the amenities for our 2 week stay. The pool looks over a the Umbrian hills and we spent many happy hours during the day and at night sitting by the pool enjoying the view.
For the adventurous hiker you can walk from the villa into the Umbrian hills. The nearest town, Umberside, is about 20mins drive with a breath-taking route down the mountain. We would recommend visiting Lake Trasimeno, Gubbio, Perugia, Spello and Spoleto â all lovely Umbrian medieval towns with a lot of cultural sights.
We would highly recommend Villa Costa Piccola to anyone who wants a relaxing holiday in the heart of picturesque Umbria.
Wunderschönes Haus mit Pool. Wer Ruhe und Entspannung sucht, ist hier genau richtig. Wir waren mit der ganzen Familie, 4 Erwachsene, 2 Kinder und 2 Hunde in diesem wunderschönen Haus. Leonella war als Ansprechpartner immer erreichbar und der Kontakt sehr freundlich. Wir wĂŒrden unseren Urlaub, immer wieder hier verbringen.
Wonderful Italian home, very spacious for our family of 7 adults. Each family had an ensuite bathroom, good supplies, nice roomy kitchen and excellent hostess (Leonella)! Our hostess stocked the kitchen for us the first day and cooked dinner as we arrived. She also cooked a birthday dinner for our 80 year old matriarch. Wish the weather would have been warmer for us to use the pool. We enjoyed our stay very much. Very private and very quiet.
