The independent house âPoianaâ is located in the hills of the Marche region, in Urbino (Unesco Heritage Site). The âPOIANAâ is an annexe of Country House Biroccio and is located 80 metres from the main house. The 28-hectare property is located within a provincial territorial park, in a relaxing setting among hills and fields as far as the eye can see.
If you are looking for peace, relaxation and contact with nature, this place is for you! From here you can visit many places of cultural and scenic interest: Urbino, Urbania, Mondavio, Corinaldo, Sassocorvaro, San Leo, Gradara, the Furlo Gorge, to name but a few.
The âPOIANAâ annexe is 85 square metres and can accommodate 4+2 additional persons, and is composed of: kitchen, living room, a first double bedroom with bathroom, a second double bedroom + a bunk bed, with bathroom. Total max. 6 persons. The two rooms are completely independent because, in addition to having an en-suite bathroom, they have an exit door to the outside. This can be very convenient for 2 couples who wish to share a flat but at the same time want to be independent, or for a family who wants two bedrooms. Air conditioning in the bedrooms. The house has a private, shady, panoramic outdoor area equipped with table and chairs and fenced in. Also suitable for guests travelling with dogs.
In the flat: shower box, TV, hairdryer and courtesy set, independent heating, air conditioning in the bedrooms, WI.FI. Bed linen and towels (changed weekly).
The rate shown is for 4 people, EACH ADDITIONAL PERSON (max. 2 others) MEANS ⏠20 PER PERSON PER DAY TO BE PAID ON THE LOCATION.
Services to be paid for by reservation riding lessons, horseback riding and equine therapy at the Eden Riding School; mountain bike rides with an expert guide; holistic massages, yoga and meditation meetings; mountain trekking with a nature guide and canoe trips.
Dogs of all sizes are accepted and there is no breed discrimination. The POIANA annexe has a private fenced outdoor space.
The property is 15 km from the historic centre of Urbino, and to reach it it is essential to be in possession of your own means of transport.
A minimum booking of 7 nights from Saturday to Saturday is required.
The nearest supermarket is 10 km away; we recommend that you do your shopping before arriving at your destination.
Occasional dinners are organised.
To reach the property you must drive 1.5 km along a country road.

Angelo in Vado (suggestive medieval village, Cascata del Sasso waterfall), Sassocorvaro (Rocca Ubaldinesca a masterpiece of Italian military architecture), Macerata Feltria, Pennabilli (city of street artists) S. Leo, S. Marino, Gradara (it is here that the love story between Paolo and Francesca narrated by Dante in the Divine Comedy is told), Mondavio, Gola del Furlo, Gubbio (50 Km) Grotte di Frasassi (50 Km).
If you like to be away from the madding crowd, but within easy reach of it, this is the place for you. There is a fantastic and dramatic off road 6 minute drive from the main road to the house which is perched in isolation on the top of the hill with spectacular âSiena Hillsâ type views. The hostâs and beautiful hostess were mega helpful and provided us with great advice (some of which we foolishly ignored). Urbino with its stunning Hogwarts fortress / facade and the beautiful Urbana are just 20 minutes away and there is plenty to see within an hour or so; castles, medieval towns and villages, lakes and mountains - in two word - spectacular and fantastic
House was cute rural, good beds,plenty of room. Pool was excellent with spectacular views. 2 bathrooms. Hosts were friendly and helpful. Area is beautiful, BUT there is a very steep windy unsealed track (3km) from the road to the house. Wi fi is a problem- they have 2 strong modems in the main house, but not a simple booster for guest house. So you have to sit around the pool to get it. And if it rains....also kitchen facilities are sub standard for the remoteness and distance from shops (30 minutes, including that track). No stove,no proper toaster, no proper kettle, no oven.
Urbino is great place, and worth a visit
Antonella und Gianni sind tolle Gastgeber. wir haben uns sofort wie zu Hause gefĂŒhlt. Wir haben viele schöne Tips fĂŒr AusflĂŒge in die nĂ€here und weitere Umgebung bekommen. Die Abende an denen dort fĂŒr alle GĂ€ste gekocht wird sind besonders schön und werden uns immer in Erinnerung bleiben. Man braucht nicht viel um dort einen schönen Urlaub zu verbringen. Der Pool ist herrlich, ausreichend groĂ und hat eine fantastische Lage.
Wir wĂŒrden dort jederzeit wieder Urlaub machen, es wĂ€re wie zu guten Freunden fahren.
Anzumerken ist noch die Schotterstrasse zum Anwesen, man braucht ein ordentliches Auto, da die Steigung 18% hat.
We had a wonderful week staying in the annexe. The rooms are comfortably and beautifully decorated. The location is spectacular with amazing views in almost every direction. Gianni and Antonella are superb hosts. On one evening they prepared an excellent meal for us and the guests staying in the main house. The house is remote which is part of its appeal, but it is only a half hour's drive to Urbino and Urbania. I highly recommend the Annexe for a relaxing holiday in le Marche.
We had a wonderful time staying in the Annexe of this beautiful home. Antonella and her family were very welcoming, friendly and helpful, giving us advice on great places and restaurants to visit in the area. Everything about the Country House is lovely, the stone buildings, the flowers around the old farm machinery, the pool and the stunning views across the surrounding hills and mountains. Our Annexe was very comfortable and private with our own kitchen and areas to eat inside and outside on the terrace.
