Downstairs, you'll find a comfortable living room with 4.5 meter U shape sofa and a large 60-inch TV, perfect for relaxing after a day of exploring Abu Dhabi. Adjacent to the living room is a dining area with a table for six, ideal for enjoying meals together. The fully equipped kitchen offers convenience, complete with a coffee maker, oven, fridge, and stove for all your culinary needs. A nearby laundry area and bathroom add practicality to your stay, and guests can step outside onto the downstairs balcony to enjoy a charming outdoor space.

Upstairs, a cozy lounge area awaits with additional seating and another TV for entertainment. The apartment features three fully equipped bathrooms, ensuring convenience for all guests. There are three bedrooms in total: Masterbedroom offers king-size bed and second bedroom with queen-size bed, and third bedroom with two single beds for flexibility in sleeping arrangements. An additional balcony upstairs provides a lovely spot to enjoy views of the surroundings.

All bedrooms come with complete bedding, and each bathroom is stocked with free toiletries and essentials to enhance your stay. Complimentary Wi-Fi is available throughout the apartment.

For those looking to explore Abu Dhabi, public transportation options are readily available, including buses and taxis, providing convenient access to the city's attractions and beyond. Additionally, our apartment comes with the added convenience of free parking, ensuring a hassle-free experience for guests with their own vehicles. Please note that while parking is provided, it is a paid service. However, the ease of access to public transportation makes it simple for guests to navigate the area and enjoy the nearby Abu Dhabi Beach and other attractions without the need for personal transportation.

All pets must be pre-approved and a payment request for the pet fee, and a refundable pet security deposit, will be sent after booking. Only house-trained cats and dogs are allowed. Up to TWO pets allowed

HOUSE RULES

Noise levels must be kept strictly low during the day. Music and/or excessive noise outdoors (i.e., yelling, noise amplification, musical instruments, animal barking etc) must be kept to a respectful minimum at all times. Outdoor Music is not permitted after 10PM. No amplification devices or musical instruments can be used outdoors or can be audible outside the home at any time, day or night. Guests must be mindful of their noise levels at all time;
Neighborhood quiet hours are strictly enforced from 10PM-9AM;
No smoking allowed; This includes e-cigarettes, vapes, tobacco or any kind
Pets are not allowed unless otherwise agreed to in writing;
Street parking is strictly prohibited. Do not exceed the maximum allowable vehicles. All vehicles must be parked on the allocated parking space, in the garage, or in designated parking areas.
Parties / events, lack of decorum and disruptive noise will not be tolerated;
If the neighbors are disturbed, Royal Holiday Homes reserves the right to ask the tenant to vacate the premises with no refund;
No alcohol may be consumed poolside and no glass containers may be used near the pool (if the property has a pool).
Guest must maintain all property and furnishings in good order; Do not move any furniture. Guest may only use appliances for their intended use;
Guests, other than those in the party provided, may not stay overnight in the property; Guests are not allowed to exceed the agreed upon occupancy limit; If you have any extra guest, kindly let us know right away to avoid any extra charge
Guests may not send packages to the house they are renting;
Renters are responsible for doing a house walkthrough and reporting any damage upon entering the home;
All guests are the sole responsibility of the renter
All trash must be taken out and placed in the onsite bear box. Failure to do so will result in a fine of AED 500,
Maximum occupancy cannot be exceeding at any time;
