Villa Panorama with Sea View and common Swimming Pool

The villa is located in the middle of a big farm, along with a common large / fully equipped swimming pool of 60sqm and a common tennis court, in a very quiet area.
It is ideal for families: everyone can enjoy the facilities, swimming pool, garden, and equipped kitchens where they can cook easily and low cost. Also for young and friendly couples who like tours to sights and events. It is ideal for 7-10 persons, with 3 big bedrooms, 3 bathrooms, a large living room, big kitchen, office room etc.

The villa is 250m2, fully furnished and fully functional and it consists of 2 floors. At the ground floor there is a very large bright living room, large dining room, roofed balcony, big modern kitchen and 1 WC (for guests).
At the first floor there are 3 big bedrooms, 2 big bathrooms, a library and office space, large and bright patio, outdoor balcony and a wardrobe area.

Bedroom No.1 / master bedroom: Double / large bed and exit to its own independent balcony with panoramic east-west view, all around the Corinthian gulf with its own bathroom
Bedroom No. 2: Very spacious room equipped with a large double bed, which can be divided in the middle to create 2 single beds.
At the same time it has a 2nd smallest bed, probably for one child.
Bedroom No. 3: Large room with double bed, air conditioner and window with spectacular views across the Corinthian gulf.
Independent / isolated office space: Located in a suitable recess and can function as an independent "work station".
Very large living room with 3 large sofas (which can also be used for sleeping by 3 different occupants), monastery type large table, big fireplace and 2 very large folding / swing windows (giving great panoramic view across the garden; Selianitika and the entire Corinthian gulf).
There is a very large inverter air conditioner, local alarm control panel and many auxiliary / decorative furniture and fixtures along with a large smart TV.
A large dining area with a monastery-type table (where up to 10 people can sit).
Large kitchen: With many cupboards, shelves and drawers, equipped with permanent and portable cooking equipment, electric cooker, large fridge / freezer, dishwasher, hot and cold water supply with 2 stainless steel sinks and a large window looking to the sunrise for natural lighting and ventilation.

All rooms have air conditioning, there is a smart TV, wooden floors, Wifi inside and outside, alarm system, washing machine and dishwasher, heating system and hot water, swimming pool with sunbeds, big garden, covered barbecue, parking space inside the yard. Cleaning and changing of sheets and towels every 4 nights is included in the price.

PROPERTY RULES/GENERAL COMMENTS:
Need to set the alarm system at each guest's departure before locking the house.
Guests are responsible for using the pool.
Need for photocopy of passports upon arrival.
Need to check the house for damages prior to the delivery of the keys (on arrival and before departure).
Please make an effort to avoid water and electrical waste.
Need to cooperate with cleaners and gardener.
Smoking allowed outside the structured premises of the villa.
Domestic animals (dogs / cats) are allowed, in their houses (brought by the renters), which are located outside the structured premises of the villa.

The location of the house is ideal for excursions in beautiful areas such as Delphi, Galaxidi, Kalavrita ski resort, Olympia archaeological site,
It is a good base for many excursions to tourist attractions, 6 wineries with wine tasting, religious tourism / monasteries (Mega Cave, Agia Lavra), and directions will be given on arrival by the owner or earlier.

Distance from nearby locations of interest: Ancient Olympia 123km, Delphi 139km, Kalavrita Ski Center 72km, Nafpaktos 39km, Arachova 151km.

Every year, during the second half of August, DH.K.EP.A designs and organizes a unique event. OINOXENIA is an innovative custom, a multiday cultural and gastronomic journey to the landscapes and flavors of Aigialeia, to the rich wine culture, to the culture and hospitality of the region, with many sophisticated events and gastronomic happenings.

1) Villa Panorama is located 180 km from the centre of Athens, or 210 km from El. Venizelos, Athens airport (meaning a 2-hours drive from the airport while using the new National Highway).
2) The distance from the new port of Patras is about 30 km, which means less than half an hour driving.
3) The exit number from the National highway is number 23, from where someone who comes with his own car should enter the village of Selianitika and to meet the owner's representative outside of the only church that exists “Saint Vasileios”.
4) For the renters of the country house, it is necessary to rent also a car, whereas the owner (or his representative) can assist them by providing 2-3 addresses of car rentals in Patras or Aigio (Aigio is 6 km away, from the house and is the closest largest city that has all kinds of commercial shops).
5) If the renters wish to come with their own car, or rent one from Athens airport or port of Patras, the owner's representative will wait for them in the centre of Selianitika, at an agreed time.
6) The owner's representative could offer a small tour in Selianitika and/or Aigio, to indicate to the renters suitable super markets, bakeries, restaurants, pharmacies, or anything similar that they may need.
7) Upon arrival at the house, the owner's representative, except from the delivery of the keys to the visitors, could offer information for areas of touristic interest and also instructions for use of the house’ systems and equipment (e.g. alarm, radiator, air conditioners, swimming pool etc).
8) Finally, in case a small damage repair at the house is required, the owner could contact an appropriate technician (i.e. electrician, plumber, etc) to repair the damage, earliest possible time.

TRANSFER YOUR TELEWORK IN AN AMAZING PLACE

Eventually it seems that the pandemic will plague Greece and many other European countries for many months to come and the various governments will even proceed to successive lockdowns and market openings alternatively.
Hence, as it turns out the teleworking will be a one-way street for almost all businesses and the public sector, all trying to take advantage of the technological innovations of telecommunications of our time.
In this context, we offer you the alternative solution of transferring your remote work space to Panorama or Primavera villa, where in addition to your safe and secluded stay, other opportunities are offered as for instance:
‱ Separate areas with comfortable offices for teleworking, which are isolated from the rest of the cottage, which are very bright and quiet (see related photos).
‱ A router is installed in each cottage, as well as a third one for the outdoor areas of the cottages with reception up to the edge of the pool and at satisfactory speeds.
‱ No passing cars or walkers / travelers or locals are approaching the 2 cottages.
‱ Excellent quality food is ensured through delivery from 2 neighboring taverns, either grilled or cooked (different per day).
‱ The local and complete super market is large enough and complies with all safety rules and regulations, which is within 5 minutes’ drive to buy everything you need.
‱ Sports facilities inside the existing court, for jogging / walking around the borders of the farm, without leaving the cottages.
The above facilities are combined with reduced prices / “winter offers” and with further negotiation of daily rates for stays longer than 10 days and all to be again combined with your Christmas holidays, if finally travelling shall be finally permitted (within the coming days).

tout s'est trĂšs bien passĂ© et mĂȘme plus. La maison Ă©tait parfaite en tous points et que dire de l'hĂŽte... M. DIMOS est TRES gentil et fait tout pour vous ĂȘtre agrĂ©able (J'ai eu un problĂšme pour ma voiture, il a tout fait pour faire en sorte que je puisse faire faire les travaux dans les meilleurs conditions). We were a group of seven and it was our first time in Greece! Staying at Panorama was a great introduction to the country. We fell in love with the villa, its gardens, and the birds singing all around. The view of the sunrise across the gulf was worth waking up early for!! The cleaners came during our stay and did an amazing job. The washing machine and clothes racks were perfect for doing laundry during our stay. We also loved the outside grill and the pool. Altogether, it had everything we needed. Maybe one or two more cutting boards would be nice for those who like to cook as a group.Dimos was also a wonderful host and made sure we were comfortable and knew all of our options for the surrounding area. His introduction helped us feel both at home and welcome. We enjoyed the herbs in the garden he let us feel welcome to and the beautiful blooming roses, gardenia, and bougainvillea. One day I’d like to come back and book the whole villa with more friends and family. I will be thinking about this place for a long time. Thanks for your hospitality and for keeping such a beautiful property.

The name says it - Panorama! The views were amazing from almost every window and balcony! You could see the village, the sea, trees, beautiful garden and mountains in the distance. Close to Patra and easy to get to from the highway- however the road into the property is tough to maneuver - especially with manual shift cars and very dark at night. Wonderful communication from the host and the caretaker. Caretaker stayed on the property in the other unit for our entire stay, which we found a bit odd. The house was fully equiped with whatever you would need - but items were of a different generation. If felt as if we were staying at grandma's house. Lots of decorations and plastic flowers on EVERY surface. Decor from a different era. Has not been updated. They did at A/C which was helpful, but lovely breezes throughout house. Another issue was tiny ants had invaded the kitchen and bath- some of our food and our toiletries. Host was most helpful to combat them- but it made my kids very unhappy. Host gave us lovely wine, fresh fruit from the garden and sodas. Communication was excellent from beginning to end! Super friendly and very helpful. Spaces were very large. Big rooms and lots of bed- of the Greek single stiff mattress style. There was a lot of space for our family. The pool was lovely as was the lounge furniture. Overall a value for the price with amazing views and wonderful host.

Beautiful house and a great host

We were two families, with 3 kids (13 and 14 y.o.). The house is fantastic - spacious, well organized and equipped with everything a person might need. The pool is a big benefit, especially if you travel with kids or need morning exercises like I did. Parking, security etc. are on very high level. Additional benefits are equipment for many sports, even a table tennis, also a garden with organic fruits and vegetables. Mr. Deimos, the owner, welcomed us with locally produced wine and delicacies. In total, this house I worth visiting and coming back to. Our families certainly will. Jovica Lukic

Better than advertised

The home was even better than the photos! Very spacious with tons of amenities. Host thought of everything - from the welcome basket to the little extras, like a stocked medicine cabinet, to the personal tour of the area and recommendations on restaurants/activities. It was perfect for us to host our family. For meals we had 12 and there still was extra room. Would definitely stay again and 100% recommend.

Selianitika 2021

Wir haben die Villa mit 8 Freunden gemietet. Die Lage und der Ausblick ist traumhaft. Das Haus ist mit allem ausgestattet was man braucht. In Selianitika gibt es viele Möglichkeiten direkt am Meer essen zu gehen. Wir wurden herzlich mit Wein und einem SchnĂ€pschen empfangen vom Gastgeber. Wir haben super Tipps bekommen was man in der NĂ€he unternehmen kann. TatsĂ€chlich haben sich alle Tipps als ausgezeichnet erwiesen. Besonders die Bootstour zu den umliegenden Inseln ist sehr zu empfehlen. Dimos, der Gastgeber hilft hierbei sicher gerne weiter. Wir waren in Griechenland um die Hochzeit eines Freundes zu feiern. Auch hier hat Dimos uns die Taxifahrt in den benachbarten Ort organisiert. Alles in Allem war es ein großartiger Urlaub. Vielen Dank an den Gastgeber. Many thanks Dimos!

Villa mit Aussicht und herrlicher Aussicht und wunderschönem Garten

Die Villa liegt am Hang mit herrlichem Ausblich auf den Golf von Korinth. Es gibt einen wunderschönen Garten mit sehr vielfĂ€ltiger und gut gestalteter Bepflanzung mediterraner Blumen, StrĂ€ucher, BĂ€ume. Man kann viele mediterrane FrĂŒchte und GewĂŒrzstrĂ€ucher entdecken und sich verzaubern lassen. Dimos, der Vater des HauseigentĂŒmers begrĂŒĂŸte uns herzlich, fĂŒhrte uns durch den Garten und zeigte uns die wichtigen GeschĂ€fte und Restaurants der Umgebung. Wir haben von morgens bis nachts viel Zeit auf dem großen Balkon verbracht und konnten hier total entspannen. Wenn es zu heiß wurde haben wir uns die Badesachen ĂŒbergestreift und sind in den Pool gesprungen. Die gesamte Anlage ist sehr schön und individuell gestaltet. Eine kleiner Hinweis: in der Villa befinden sich zwei Wohneinheiten.

Lovey Villa 2 hours from Athens

We spent a lovely few days at this Villa at the end of our holiday. The owner was very communicative and gave us a thorough introduction to the villa and surrounding area. The children loved the pool and fruit picking.

Beautiful property and fantastic location

This property in Selianitika is beautiful, incredibly maintained, quiet and peaceful. The swimming pool and garden areas are also beautiful, immaculately maintained and give the outdoor area the feeling of a resort without the crowds. The pool and gardens are beautiful and private, making for a wonderful vacation setting and experience. Dimos and Efi, the property owners and managers are wonderful and gracious hosts. They were accommodating and helpful throughout the process and stay, going above and beyond in making sure we had a pleasant, enjoyable experience. They wanted to make sure we had and fabulous Greece experience and succeeded. The property was clean, and all necessities required for an enjoyable stay were available. The kitchen is well equipped, the bedrooms comfortable and the bathrooms sparkling. It is centrally located for exploring the Peloponnese. Overall, we could not have asked for a better location and experience at this beautiful home and highly recommend the home, the hosts and the location.
