Summary:
Set high above Rocky Bay (Omiha), Sunset Sanctuary is a newly renovated home with wide, uninterrupted sea views and a generous wraparound deck that captures long afternoons of sun and soft evening light. Quiet, spacious, and well laid out, it suits families, groups, or couples travelling together who want room to spread out in one of the islandâs most peaceful coastal pockets.
The Space:
Sunset Sanctuary is arranged across two separate levels, each accessed externally, making it well suited to groups wanting both shared space and privacy. The upper level centres around the main open plan living, dining, and kitchen area, all oriented toward the view. Large bi fold doors open directly onto the wraparound deck, keeping the outlook and outdoor living front and centre throughout the day.
The kitchen is modern and practical, set up for shared meals and easy entertaining. Outside, the deck provides multiple places to gather, relax, or simply take in the changing light across the bay. A hot tub is positioned to enjoy the outlook, making it a natural place to unwind as the sun sets.
The setting is quiet and settled, with birdsong and coastal stillness defining mornings and evenings. Several beaches, bush tracks, and lookouts sit within walking distance, while a short drive opens up vineyards, restaurants, golf, Palm Beach, and Onetangi.
The lower level offers a separate living zone, creating flexibility for families, multiple couples, or wedding groups wanting their own space. Please note there are no internal stairs between the upper and lower levels, and each floor is accessed externally.

The Neighborhood:
Rocky Bay, also known as Omiha, is one of Waihekeâs quieter coastal areas, surrounded by native bush and sheltered bays. Two safe swimming beaches are within easy walking distance, along with a small reserve, playground, and a network of scenic coastal and bush tracks.
Ostend Village is around a six minute drive and provides supermarkets, cafés, casual dining, and the Saturday market. Onetangi is approximately ten minutes away for beachfront dining and long stretches of sand, while several vineyards and cellar doors are also close by, including Obsidian, Stonyridge, Te Motu, Wild on Waiheke, Tantalus Estate, and The Heke Brewery & Distillery.
Getting Around:
Waiheke is easy to explore from Rocky Bay. Buses run from Onetangi, stopping close to all major wineries, including The Heke, then continue into Oneroa and on to the Matiatia passenger ferry. Taxis and shuttles are available island-wide, though they can be limited during peak times. There is easy off-street parking at the property, and beaches, cafés, and vineyards are all within a short drive.
Other Things to Note:
There are no internal stairs between the upper and lower levels, each floor is accessed externally.
