This beautiful flat in Baierbrunn is spacious, quiet and located in the south of Munich in the triangle Pullach-Grünwald-Baierbrunn. With 3,000 inhabitants, this is the smallest of the three towns, an idyll.

Only 25 min. from the city centre by S-Bahn and 30 min. by car.

The centre for all excursion destinations in the city + beautiful surrounding countryside. Directly adjacent to several nature reserves such as the Isar valley in the affluent piece of the southern Speckgürtel and Munich itself.

The flat in detail:

In total, the 140 m2 flat consists of:

- The master bedroom with an en suite bathroom with washbasin, toilet and shower. The 30 m2 room has a 200 x 200 com double bed with high-quality mattresses. An oversized 120 x 200 com single bed is used when needed, otherwise fixed backrests are placed on it, making it a comfortable sofa seat. The room is very bright due to a conservatory, a good workspace allows retreat if emails need to be answered, connected to it is a private balcony. The room offers generous space, a chest of drawers provides storage and a mobile clothes rail provides space for clothes. There is space for up to two children's travel beds. A children's travel bed can be provided. The room can be completely darkened with special curtains.

- In the second bedroom with approx. 20 m2 there is a 120 x 200 cm bed as well as a 100 x 220 cm bed for very long people. There is also a conservatory here, also with its own workspace. Opposite on the other side of the hallway is the main bathroom with shower, bath, washbasin, WC, washing machine and electric dryer.

- The spacious hallway offers a long built-in wardrobe with plenty of storage space for longer stays and a nice wardrobe. The hallway is so large that it can also be used as a playroom for children. Lego and Playmobil are available in large quantities (please tidy up before leaving the flat!). Numerous board games are also available.

- The approximately 45 m2 dining and living area with optional bedroom 3 extends over two interconnecting rooms and attached to this is an approximately 12 m2 kitchen with oven, hob, microwave, dishwasher, fridge and freezer and cosy seating area for approx. 4-6 people. In the dining area is a dining table for 6 people, which when extended can seat up to 10 people.

- The third bedroom can be used by 5 guests as a pure living room with a large leather sofa and two armchairs as well as the television. For 6 or 7 guests, there are one or two additional single beds.

- The terrace of about 40 m2 invites you to relax. There is a garden table with six seats where you can spend wonderful summer evenings. A deck chair invites you to take a nap. If the sun gets too much, a large awning can be extended electrically, which creates a pleasant coolness even on hot days.

- As usual in Germany, the flat is equipped with a nice central heating system that provides pleasant warmth even on the coldest days.

- The entire flat is provided with fast mash wifi. The house is connected to the internet via fibre optics. VOIP, video telephony and streaming is well possible.

- The flat is self-contained and comprises the entire first floor of a very spacious house. From the terrace, guests have a view of a large garden that belongs to the ground floor flat. The flat is accessible via its own staircase. The owners of the house, who are also your hosts, live on the ground floor.

- We speak fluent German and English. A little French, Italian and Spanish and are happy to offer advice and assistance, but conversely are keen to give you complete privacy.

- Please note that parties are not possible. Of course, you can sit at the large dining table with up to 10 people, e.g. for a small family celebration. Smoking is strictly prohibited in the flat, smoking is allowed on the terrace, an ashtray is available. We kindly ask you to dispose of ashes and butts on your own.

Please state the exact number of guests when booking. Two children can also sleep in each of the two 1.20 x 2 m beds, so that there is then space for 4 adults and 4 children in total. In addition, up to two children's travel beds can be set up, we can provide a children's travel bed.

The flat will of course be professionally cleaned before arrival.
