This is a lovely hotel but there is a total lack of any personal interaction from the owners. We had to use a code to enter, find our key and our room. We were never asked how we were finding our stay during the 3 days and checked out by ourselves by leaving our key in a bowl as there was noone around at 10am when we left. Apart from many scuff marks on the wall areas on the stairways, the hotel was clean. We were in room 7 which suffers from a lot of road noise but also has extremely poor sound insulation. You can hear every conversation from the room below. The room could benefit from some basic maintenance checks, the blinds in the bathroom are broken, bulb is burst and I suffered a bad slip in the shower as there is no rubber mat or texturing on the shower base. The bed linens were very clean but the mattress was extremely hard and uncomfortable. It would benefit from a mattress topper for a bit of softness. There is adequate parking although the walk back from the centre is up a very steep hill. The breakfast provided was enjoyable, although the juice provided wasn't chilled or of great quality. Some personal involvement from the owners would greatly improve the total lack of welcome that we felt at this hotel and provide a more positive experience for guests.

The room was stunning & clean. All the staff very helpful and friendly. The breakfast choices were very good and lots of choice. The Villa was about a 15 mins walk down hill to centre or 5 mins bus ride. Great overall would definitely reccomend.

Convenient base with food to last the day

Arrived after staff had left for the day, but easy access and keys to room where expected. Good compact room though some furnishings definitely past their best. Needed to have windows open to cool room down (we were up in ‘attic’ - nbr 11) which meant that one could hear traffic outside. Delicious breakfasts (though main courses arrived before cereal finished) and staff very friendly, cheerful and efficient. House in reasonable walking distance to go into town; and our bus passes worked for return (stopping right outside). Thank you

We had a lovely 2 night stay at this beautiful B&B, perfect location for exploring Bath, bit of a hilly walk back up but there is a bus stop right outside with frequent buses if it’s a bit too much. Room was absolutely beautiful, bed super comfy with high quality bedding. Breakfast was excellent! We would definitely stay here again, can highly recommend!

The property is beautifully decorated and structured. We walked to the Bath city centre and attractions. Breakfast was well above average and served There were some excellent evening meals within a short walk. Highly recommended.

Excellent location; free parking and so peaceful. The staff were nice when we saw them, which wasn’t often! But it is a self check in site. The room was so comfortable and luxurious. It could do with some more deep cleaning details to match the luxury of the room. It was hygienically clean enough, but a bit more attention to detail would be good to see. Would definitely return, it was great.

Great b&b. 15 minutes walk into bath

Beautiful b&b. Staff amazing. Very helpful and polite. The whole place is so clean and comfortable. Breakfast was of very good quality. Plentiful. The room was lovey. We had room 9 on 1st floor. The bathroom was lovey too. Amazing shower. Comfy bed. Tea coffee etc provided. 15 min walk into bath centre down hill. Taxi back. Owners should be proud of this b&b and their staff. Wonderful stay including parking.

Bed was comfortable the room could do with air con not just a fan as the room temp was 27.5, the shower gel ran out on the 2nd day and not replaced on the room clean a wall dispenser would be better like the hand soap, the tea coffee and waters were good but if you but them in the fridge it could be taken by other guests

Highly recommend and not to be missed!

The room was very nice and very clean. The toiletries supplied we beautiful. The bed was very comfortable. They were extremely helpful in finding a room for my husband with his back injury. Staff very friendly and helpful. Would highly recommend and we will definitely stay again if we are in the area.
