The Space:
Avon River Homestead by Tiny Away is located in the tranquil suburbs of Beverley in Western Australia. About an hour drive from Perth and almost 2 hours from Rockingham Beach, our tiny house is your hideaway from city grind.

There’s a lot to discover in this region, like Mount Brown Lookout, Avon Valley National Park, and the Red Vault are the perfect places for long walks. You can experience the warm hospitality of Mennonites, known for their woodworking, farmlands, and other fauna.

A cozy 139-square-foot tiny home with easy access to water, split air conditioning, a kitchenette, cooking equipment, and excellent bathroom facilities. These amenities include an eco-friendly cassette toilet with a removable waste-holding tank, hand basin, and gas-heated shower—making it a perfect choice among relaxing holiday homes.

Guest Access:
Guests can access the tiny home and its surrounding areas, except for the land host's private residence and wood shop.

ADVISORY:

- There’s a swing, tight rope and hammock that you can use during your stay.
- We are a working farm, please expect pet and animal and agricultural noise on the property.
- We would like to remind guests that our tiny house follows ecologically sustainable principles, including an eco-friendly cassette toilet with a removable waste-holding tank.

The Beverley Agricultural Show highlights local produce and crafts in a lively annual event, while Mount Brown Lookout offers stunning 360-degree views of York and its surroundings. For a peaceful escape, Avon Valley National Park provides a secluded spot ideal for picnics and short camping trips.

Freemason Tavern Beverley combines country charm with a modern vibe, offering great food and drinks in a relaxed setting. Yenyening Lakes invites visitors to enjoy water sports like kayaking and water skiing. Taste the locals’ favorite, The Red Vault known for its casual atmosphere and delicious steak burgers with chips.

Getting Around:
By car:

- 1 hrs, 110KM drive from Perth
- 1/2 hr, 30KM drive from other nearby towns
- We recommend guests travel by private car like 2WD. Thank you.

By public transport:

1). Unfortunately, the only real way to get here is via car.
2). York is just 25 mins north of us via the Great Southern Highway
3.) Brookton is just half an hour south on the same road.
4). Unfortunately, there are no taxi services where we live.

Other Things to Note:
- No smoking on the property.
- No unregistered guests or visitors are allowed
- We would like to advise guests that longer stays or later check-outs will incur an additional charge.

Important note:

- Due to the nature of the property, abundant wildlife may be present on the property.
- Keep in mind that BBQ grills and outdoor fire pits are not available during a total fire ban.
- For stays of 5 nights or more, an additional cleaning fee will be collected to help maintain the cassette toilet and ensure a clean and fresh experience for all guests. We appreciate your understanding.

Perfect little place, particularly in the midst of Canola season, with yellow as far as you can see. This little home is set up nicely to enjoy a night away from the city. The hosts are welcoming and goes the extra mile to make your stay feel personal. Would happily recommend.
