Welcome to this beautiful 80 m² apartment, ideally located in the heart of Biarritz, between Place Clémenceau and Place Bellevue.

Situated on the 1st floor of a residence with a lift, this bright and welcoming apartment can comfortably accommodate up to 6 guests. Please note that a few steps are required to access the apartment.

Its exceptional location allows you to enjoy Biarritz entirely on foot, with beaches, restaurants, shops and the city's main attractions all just moments away. One of the apartment's highlights is undoubtedly its beautiful sea views, which can be enjoyed from almost every room.

Designed to comfortably accommodate up to 6 people, the apartment comprises:

🛋️ **A bright and welcoming living room**, with a sofa, armchair, TV and a dining area for up to 6 guests.

🍳 **A semi-open, fully equipped kitchen**, with an induction hob, microwave, dishwasher, Nespresso coffee machine using classic pods, tea maker and washing machine.

🛏️ **Two bedrooms with storage space:**

* Bedroom 1: a 140 cm double bed, two bedside tables and a wardrobe.
* Bedroom 2: two single trundle beds that can be brought together, as well as a wardrobe.

🛁 **A bathroom** with a shower, washbasin and heated towel rail.

🚻 **A separate toilet** for added comfort.

🌿 **A continuous balcony accessible from the living room**, ideal for enjoying the natural light and the unique atmosphere of central Biarritz.

🚗 **A private and secure parking space** is available in the basement of the residence. There is also space to store bicycles behind the car.

To make your stay more comfortable, a number of services are included:

🫧 **Welcome amenities:** soap, shampoo, toilet paper and essential toiletries are available on arrival.

🧺 **Bed linen and towels:** the beds are made up for your arrival. Bath towels and bath mats are also provided. The linen is cleaned and sanitised by our professional laundry service, Homies Eco Pressing.

🧹 **End-of-stay cleaning:** after you leave, our cleaning team will carry out a surface clean to prepare the apartment for the next guests.

The apartment is ideally located in the heart of Biarritz, between Place Clémenceau and Place Bellevue.

Everything can easily be reached on foot, allowing you to fully enjoy the city's beaches, restaurants, cafés, shops and emblematic landmarks without needing a car.

Please note that, particularly during the high season, the neighbourhood can be lively and busy. The apartment is therefore particularly suited to guests wishing to enjoy the vibrant atmosphere of central Biarritz rather than those looking for complete peace and quiet.

## Transport

The apartment benefits from a private and secure parking space in the basement of the residence.

Please note that access to the city centre may be restricted during the summer season. A remote control allowing you to pass through the access barriers will be provided for the duration of your stay. It remains your responsibility and must be returned at the end of your visit.

🚗 **Private parking:** one secure parking space is available in the residence.

🚲 **Bicycle storage:** space is available behind the car to store bicycles.

🚕 **Taxi:** taxis provide a convenient way to reach the SNCF station, airport and other destinations in and around Biarritz.

🚌 **Public transport:** the Txik Txak network provides connections throughout Biarritz and the surrounding area.

## Notes

To ensure your stay is as pleasant as possible, here is some important information to bear in mind:

**1st floor with lift:** the apartment is located on the first floor of the residence. Although there is a lift, a few steps are required to access the apartment.

**Residence rules:** the building is subject to condominium regulations. We kindly ask you to respect the peace and quiet of the other residents and to remain discreet in the communal areas.

**After the beach:** please avoid entering the residence while wet or carrying sand into the communal areas.

**Lively surroundings:** due to its central location, the area can be lively and busy during the high season, particularly around the balcony.

**House rules:** to ensure everyone’s comfort, please familiarise yourself with the house rules. These are automatically accepted upon confirmation of your booking.

### 🕓 Your arrival

The accommodation is available from **4.00 pm**.

An early check-in may be available depending on availability and may incur an additional fee.

A member of our team can meet you on arrival between **4.00 pm and 6.00 pm**.

For arrivals after 6.00 pm, if a member of our team is unavailable to welcome you, access to the accommodation will be arranged independently, notably via a key box when available.

If a member of our team needs to travel to the property outside the agency's opening hours, additional fees may apply.

📖 A welcome booklet is available in the accommodation. It contains useful information for your stay, including Wi-Fi details, Homies Holidays contact information, local recommendations, information about the apartment, check-out instructions and the house rules.

### 🕙 Your departure

The accommodation must be vacated by **10.00 am at the latest**.

Check-out with a member of our team is available between **9.00 am and 10.00 am**.

For departures before 9.00 am, if our team is unable to be present, check-out must be completed independently, notably via a key box when available at the property.

A late check-out may be available depending on availability and must be agreed in advance with Homies Holidays.

Any departure after 10.00 am without prior approval may result in additional charges.
