WHAT TO EXPECT

Arrival and Departure
-Check-in is at 4 PM and Check-out is at 11 AM.
-Early check-ins and Late check-outs are subject to availability.
-A Digital Guidebook is provided before arrival.
-Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement.
-All interactions are virtual, but our office team and ground crew are available for assistance.

Occupancy and Pets
-The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests.
-This is not a pet-friendly home.
-Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.

Amenities
-Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest.
-Linens and towels are included in the cleaning fee, with beds made and fresh towels waiting for you upon arrival.
-Live TV is provided by YouTube TV.
-There is whole-house AC.
-The fireplace is gas; wood is not needed.
-This unit has a propane grill.
-Use of a fire pit at this property is not permitted.
-No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.

Driving Access, Parking, and Entryway
-Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community.
-Parking is limited to 2 CARS.
-Each property has parking limits based on capacity and/or potential rules of the Homeowner's Association. Guests must abide by these limitations to protect the physical property and the space of neighbors. Additional vehicles must be parked in specified overflow parking areas. Trailers or RVs may not be parked at any property without permission. Excess vehicles may be towed.
-Access from parking to the front door does not require climbing stairs.
-The property is situated in a quiet mountain setting, accessible via scenic town roads and a private, HOA-maintained dirt/packed gravel road. Access is easy in warmer months. In winter, especially during or after snowfall, conditions can be more challenging. An AWD/4WD vehicle and/or snow tires are strongly recommended. The HOA professionally plows the private road, although weather conditions may still affect driving.

Trash and Recycling
-You can leave trash and single-stream recycling in the unit at the end of your stay. Your rental includes disposal of your trash after your stay. Additional pickups are available for a fee.

Disclosures
-A signed rental agreement is required for all reservations
-Some of our homes are equipped with exterior cameras for security purposes. This unit has a Ring doorbell camera.
-Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.
-Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.

We have stayed at Bretton Woods many times, in many different units, across the various developments. Condo FV39 at Fairway Village tops them all. Prime location, spacious, gorgeously appointed, impeccably kept. The property managers were very communicative, from arrival to departure. It was a perfect stay in every way. This was the third condo we have stayed out in Fairway Village and this will be our choice going forward. The kitchen was outstanding (induction cook top) and this had the best heating system of any of the units
.. definitely a plus during ski season. Overall, great choice.

Clean and great place close to skiing

Overall was a great place to stay while we were skiing at Bretton Woods (you can see the top of the mountain from the parking lot which is cool!). Place was clean and had good amenities, and one of the few nice places that allows dogs - so that was a huge plus for us! Usually there is a shuttle that runs from the area to the ski lodge, but wasn't running due to labor shortages. Would recommend this place and will be coming again next ski season!

Wonderful Get Away

We just got back from a wonderful long weekend at this amazing Bretton Woods home. It was spotless upon arrival. In addition it has some great updates including three smart TVs for our viewing pleasure. The location is top notch. A very short drive to the hotel and ski area. You could walk to the hotel but it was cold so we drove. The setting is very tranquil but close to everything. As a 15 year visiter to Bretton Woods I highly recommend this place. We will be back.

Superb location

It was an incredibly well equipped and clean house in a perfect location to see the beautiful fall leaves, enjoy the cog rail, the gondolas. There is a grill and fireplace. The rooms were comfortable and very clean. We were so surprised at how absolutely pleasant and well furnished it was. My 3 year old son wants to go back! This post deserves better photos of the interior and outside. We will be returning!

Beautiful townhouse

Beautiful neighborhood and townhouse. Perfect location for skiing. Well equipped kitchen, laundry and bathrooms. Comfortable beds. My grandson cried when it was time to leave. Will be back for sure.
