Amazing cliff home with private pool and incredible white-water ocean views.
Built in 2005, this solid-built concrete and steel "treehouse" is nestled amongst the tree-tops high above Montezuma. Enjoy your peaceful, quiet retreat in an enclave of million dollar homes that include Lunatica, Montezuma Hills and Villa Paraiso. It is just a 5 minute car ride down to the Montezuma Beach and about 6 kilometers to Cobano. Take a short 20 minute ride to Malpais or Santa Teresa for world class surfing and a hip, happening party scene. The Montezuma waterfall is a 4 minute ride, and there is a small, secluded waterfall that is just a short walk from the home if you want to enjoy a private adventure close to the house. Or if you just feel like hanging out, you can just lounge by your beautiful 14' x 28' private pool, just steps from your door. Don't be surprised if the howler monkeys are hanging out just above you. They make lots of noise but are super content just lounging out in the trees all around the house.
The views are absolutely breathtaking. The wildlife is abundant. The vibe is unforgettable! This home is set up with everything you need to enjoy what Costa Rica is all about!
The Details: The main / entry level is approximately 2200 square feet (204 M2) and features the kitchen, dining area, huge living area, a large air conditioned suite with 2 queen size beds and a full marbled bath. It also includes a wrap around balcony with breathtaking white water coastline views. The lower level features 2 large, air conditioned bedrooms with good quality orthopedic queen-sized mattresses. There is also a full bathroom with a nice big tub. Our home sits on 2.5 acres 300' above "Playa las Manchas" and has beautiful gardens, dozens of fruit trees, a 14' x 28' swimming pool, and a large barbecue area for outdoor gatherings.
In June 2022, we hired the dream team of Mario and Alleda to manage the property. Mario, lives in a separate casita away from the main house, and is available to help with any needs and guidance. Mario and Alleda keep the place immaculately maintained and are always willing to help in any way possible. . Outside Security Cameras! We have cameras on the front side of our home, the car park area, and the driveway approach. There is one camera that faces the ocean on the backside of the home. There is a camera on the pool area that you can either disconnect for privacy, or connect if you would like to keep an eye on the kids. You can view all of the camera views on the TV by selecting HDMI 3. We have a ring doorbell. There are NO cameras IN the home, only the perimeter exterior. Other notes... We strongly encourage you to rent a 4 x 4 car as many of the roads out at the beaches are rugged. It is possible to walk down to the beach but the walk down to town is steep and arduous. If you do not plan on having a car, there are a number of reliable taxi drivers, we or Mario can provide you with contact info for just about any service you may want.
We really enjoyed staying at Chris and Christine's home. We spent 4 nights and just couldn't get enough of relaxing on the patio and taking in the views. The house is well equiped, communication is quick and Mario is a great caretaker. The place is secluded and quiet but feels very safe.
Everything was overall perfect. The host was very responsive and we were able to provide a grocery list so some items would be there for us the first day. The view was to die for every morning and every sunset. The pool was just another bonus. Having a washer and dryer helped us have clean clothes for our return home. The only thing was that the iron didn't work but the dryer had a wrinkle free option. The AC's worked perfectly especially in the bottom floor room.
The house was turn key for the stay. The deck was amazing, the owner was great to work with and everything was well stocker. They even had a loaf of bread, 2 dozen eggs, milk and butter waiting for us. Absolutely no complaints and we will be staying here again on our next trip to Montezuma!
What a wonderful location. The view from the house and especially at sunrise are stunning. The house is wonderful. It is spacious, in a quiet location, with all the comforts of home. Our hosts Chris and Christine and their on-site representative Mario could not have been more helpful. Nothing was too much bother, and they provided very rapid responses to any and all our questionsIt was a wonderful experience in an awe inspiring location.
We (4 adults in out 60s) loved our stay at this charming place with a thrilling views over the jungle and beaches just below the house, straight across the gulf of Nicoya to the mainland, and miles of coastline to the north - a huge panorama from the charming wraparound covered deck. Total seclusion and privacy surrounded by nature and exalting views. Nice open layout of main part of the house. Only minor quibbles: A micro wave would be nice, pool a bit chilly, plumbing delicate, and bedrooms fine but less special than the rest of the house. But overall an absolute delight to stay here.
Amazing outdoor space, the view is tough to beat! Roads are rough but once you get there youâll never want to leave. Montezuma is small but has delicious food. We loved las delicias cafe for breakfast/lunch/coffee/smoothies and restaurante Montezuma latino beach food for tacos. Cute little shops to buy souvenirs and necessities. We took our 2 kids on a scuba diving tour with montezuma crew. It was their first time trying it, the guys in the boat were great, the food was delicious, the diving was murky but usually clear, lots of tourists⊠overall pretty great. Had a great stay and would recommend bringing all of your food if you donât feel like driving back and forth for 15 minutes on bumpy dirt roads for each meal.
Perfect remote getaway with helpful on site management
This slice of seclusion allows you to unplug and unwind. Off the beaten track with panorama views and close (driving) proximity to Montezuma town and waterfalls was an ideal vacation for our family. Mario (property manager on site) went above and beyond to ensure we had everything we needed when the rains became so fierce getting in and out became impossible. So grateful for Mario who literally saved our vacation due to the weather.

Yes, we had multiple power outages and had to throw some food away. Yes, there will be bugs (and we had a massive Giant Peppered Roach inside that was over 3" long, which the kids thought was amazing!). Yes- getting there is a bit tricky and you'll need a 4x4 for the precarious driveway. And yes-it would be better if there was a working dishwasher, a microwave and air conditioning throughout instead of just the bedrooms. But this is Costa Rica, and if you're okay with the above, then you can't beat this place. Excellent communication from both owner Chris and local manager Mario, including a broken toilet seat fix within minutes when we had an issue, and a late checkout granted to help us out. The hammocks overlooking the ocean are a highlight, but our best evening was spent floating in the pool watching 15-20 howler monkeys playing and eating all around us.
Location is beautiful, however there were some issues. Dishwasher didnât work, toaster was broken, fan was broken, plumbing was archaic. Very charming house, but definitely needs some work
The great things about this place were the view and seeing the monkeys up close. This could be a really great place to stay if some things were taken care of.
First, our contact gave us the wrong address to drive to, to find the house. We got lost. Then, we had to wait for our contact to get out of work to meet up with us to bring us to the house.
Second, we were not informed ahead of our visit that the internet had been cut off because someone had stolen wires to the whole town. This was known before we drove down. Since we had kids who were in school remotely and an online job we needed to check in on, this made our visit less enjoyable. We had to drive in and find a restaurant to get our stuff done every day. It was a nuisance. One of the reasons we picked this house was because it had internet. We would have liked the option to cancel or to know beforehand so that we could get things done ahead of time i.e. to better prepare.
Third, when we showed up, we were informed that something didn't work(can't remember what) and that the toilet made a sound all the time and that it was something that needed to be fixed.
Fourth, some of the beds had uncomfortable mattresses. If they upgraded the mattresses it would be a plus.
Fifth, the front gate was a little hard to open and in the end we couldn't get it closed.
Lastly, spraying for bugs. We encountered some cockroaches, and some other small bugs in the bathtub. Yeah, we know Costa Rica is full of bugs but we had stayed in other places and didn't have this occur.
It is a beautiful location. Just needs someone that can keep up on upkeep and be available locally. Having to speak to owners who are absent and not completely forthcoming was a downer.
Fantastic view but the house is extremely difficult to find without the help of the caretaker who was attentive at first but less so toward the end. Be prepared for some inconveniences. During our 3 night stay we lost electricity twice and had to throw out food when the refrigerator failed. Also, it appeared to us that the property needed a really good overall cleaning. But you can forgive a lot while you enjoy the sunrises over the water.
The Tree house is an amazing place, full of life and warm breezes! We loved the views from the deck, listening to the ocean waves while watching the hawks soar all around was incredible! Laying in one of the hammocks watching the sunrise on our first morning is something I will never forget! The house came with everything we needed and then some. The local host Marlon was great, very response to all of our questions! We can't wait to go back and visit Montezuma again !
