14 Links Way is a lovely family home having glimpses of the sea from the upper floor and has a well presented, enclosed garden. This property is only a stone's throw away from the first tee at the Links Hotel Golf Course, golf lovers are sure not to miss out! West Runton is a pretty village bordered by National Trust land. The village has a sandy beach, local pub and convenience store. Sheringham and Cromer are both within a 7 minute drive.Ground floor: Front door leading into hallway, with doors to: Lounge: with comfortable sofa and armchairs, coal effect fireplace, TV with Sky Sports Package, DVD player. Kitchen/breakfast room: with electric cooker, fridge/freezer, dishwasher, washing machine, microwave, breakfast table with six chairs and Sky TV. Formal Dining room: with table and six chairs. Shower room: with shower cubicle, wash basin, and WC.
First floor: Staircase leading to: Double bedroom: with double bed, dressing table, wardrobe and bedside cabinets and Sky TV. Double bedroom: with double bed, wardrobe, and bedside tables. Twin bedroom: with 2 single beds, bedside cabinets, and wardrobe (please note sloping ceilings). Family bathroom: modern suite with power shower over bath, wash basin, and WC.

A very spacious and comfortable house in a superb location. Ideal for walking either on the coast or in the woodland behind.Good bus service along the coast..we never used the car.

Lovely garden.

A nice comfy house a bit dated and the electrics need doing but loved the cosy chairs, set in a quiet peaceful location with many walks from the doorstep. We were blessed with sunshine every single day, the lovely garden was a blessing we had every meal out there ( but the patio could do with an update there being lots of trip edges and holes.) Had a smashing week and would definitely stay here again.

Property needs updating.

Property has a beautiful garden with a southerly aspect with sunshine on the patio for most of the day. Within walking distance of the beach and local shop. However the mattresses are tired and uncomfortable and need replacing. The 3 piece suite is old, worn and uncomfortable. Wouldn’t take a lot of money to improve the property and bring it up to the standard other cottages provide for a similar price.

Property in a good location, and garden is lovely. However, new king size mattress needed sagging in parts, stains on the mattress and cover. Sofa and chairs need replacing, and cushions would be an added bonus. Garden furniture is rusting and needs replacing.

*Not quite as clean as we have found it in the past. *Both shower heads needs replacing ASAP.. *End seat on sofa uncomfortable and needs attention. *No washing up liquid-- sponge--dishwasher tablets, *couldn't find visitor review book.

West Runton is a great location

The website pictures reflect well the way the property is presented. The garden is a beautiful relaxing area, we saw a Muntjac deer trot across whilst looking out the patio window, that gave us a nice surprise :-) The accommodation offers great value for the spaciousness of the house. I’m sure if it received some refurbishments, the price would be increased to reflect money spent on it. This accommodation offers good value without any frills. I’ll end by saying a better cleaning, now & again, behind the beds would be good idea.

Yet another holiday at this house. As usual it had excellent facilities and has a beautiful garden. However the deep freeze was not fully working and no warning was given about the alteration to key collection. ( I understand that your office was also not told of the change.) Nevertheless we are booking for next year .

Nice clean place just a couple of problems with curtains the one in the kitchen had been broken and I had to climb on a chair to put back also in main bedroom also 2 lightbulbs gone in shower room otherwise ok

We have stayed here on a few occasions and unfortunately on this occasion the cleanliness really let it down, No toilet rolls, Obviously uncleaned upstairs toilet. Had to flip mattress in single bedroom as it was covered in black marks and no mattress cover! Whole property needs a deep clean. Dishwasher full. I could go on! Hopefully will be better for our next stay.

Fabulous property! Beautifully kept and very thoughtful owners, everything explained perfectly. There is a generosity about the house and the things they have left, a board games, DVDs, Sky & clear instructions. Two things that made it go from a 5 to 4 rating. Firstly, no towels... but they do bed linen, no, I don't want to come away with towels and take wet towels away, no bathmat on vinyl floor wasn't great. Then the check in, I booked through Expedia and it said the owners would email me the check in procedure. The estate agent promptly did so, only I had to collect the keys from another town, miles away between 2-5pm. I came on the train, had booked my tickets and had no way of arriving in that timescale, or frankly the inclination to go to another town on public transport pick up the keys, wait around for the next bus with my luggage and then go to the house. I phoned the agent and they were SO great. They organised dropping the key off to my relatives who live 5 minutes walk away and to pick them up afterwards. Truly amazing estate agents (Keys) who went far and beyond. If I had not have have relatives nearby I would not have been able to get the keys and would, with the no cancellation deal would have lost my money. I frequently come to West Runton on a Friday night, arriving on the late train, how would I ever be able to enter the property? This really needs a key pad box, like the majority of holiday homes have these days.

Value for money.

Very well equipped house, everything you can need. No toilet rolls, no tea cloths no kitchen roll, I’m sure the cleaners must have forgotten. Nine o’clock to leave the house, much too early. Barbara.

Quiet location with large tranquil garden.

House is excellent value for money set in a very large garden opposite the Links Hotel and golf course. Within walking distance of shops, pub and beach. However having been going to this property over many years I do feel it needs some updating with new mattresses and new 3 piece suite. No mattress cover on the double bed wasn’t ideal. Overall a lovely property for families to stay in.

This property ticked all the boxes that we required. Sky tv,decent parking, a good size fridge freezer,and a lovely garden. It was well equipped with everything that you need for a good stay.

Very pleasant bungalow in ideal location.

Everything was right about this bungalow. Lovely spot, the hi-lite the beautiful garden. The rooms very spacious, sky sports much appreciated for the golf. Our grandchildren visited one day, and enjoyed all the space. Heating was set ideally, very nice bathrooms/shower rooms. The owners have provided everything to a high standard- thankyou- we really felt very much at home.

Fantastic location

We had a wonderful week despite some mixed weather. The location is perfect and we walked to Sheringham and Cromer along the coast. The station is only two minutes walk and handy if you want to visit Norwich. The house is very spacious, comfortable and extremely well equipped. The garden is beautiful and the local area is very peaceful. The only downside is the lack of water pressure in the showers but that wouldn’t stop us coming back. I would highly recommend this property and the local area.

Most enjoyable stay in a lovely area, the property was clean comfortable and had everything one needed. Bedding clean and lovely comfy beds. SKY TV a bonus if staying in.
