1 - Booking Reservation Request Reviews: All instant booking reservations are subject to a 48 hour Host review. Same day reservations may be subject to a later check-in time - ask Hosts. (last minute, same day reservations may require up to a three hour delay for checking in). Prior to your stay, we require you to complete a pre-arrival form and agree to our rental conditions.

2 - Full Disclosure Policy: on the number of people on the property with video verification by property access (Exterior only security cameras). Tell hosts how many people sleeping over and how many visitors not sleeping over.

3 - Checkout details: Flexible time subject to other guest reservations and Host approval. Basic cleaning fee charged for professional deep clean between every reservation. Straighten up things some. Turn off all lights in whole house , close and lock doors and windows, and push the lock button on front door keypad. Report any damages.

NOTE:
Your safety is our priority. This property is equipped with exterior security surveillance cameras that monitor and record video and audio activity to ensure your security. Rest assured, your privacy is respected—there are no cameras in any indoor private areas.
Rental Conditions Agreement

General Terms:
TERM: The term of occupancy shall begin on the arrival date and end on the departure date strictly for the number of nights outlined in the confirmed booking/reservation. The property will be ready for occupancy no earlier than CHECK IN TIME on the arrival date and must be vacated no later than CHECK OUT TIME on the departure date.
The primary guest must provide a valid government-issued photo ID upon request.
The maximum occupancy of the property is 6 guests. No additional guests are allowed without prior approval.
Maximum occupancy is limited to the number of individuals listed on the pre-arrival form. If Host concludes that this policy has been breached, Host reserves the right to expel the entire party with no refund.


House Rules:
1) 6 guests maximum
2) Pets allowed with extra fee (up to 2 dogs only, no aggressive breeds)
3) Quiet Hours are from 11pm - 7am (outside)
4) Guest and their guests shall not disturb, annoy, endanger (fireworks) or inconvenience neighbors, or use the premises for any unlawful purposes.
5) No Parties or Events
6) Commercial Photography Allowed with written consent prior
7) No Smoking or Vapping inside of the house - Fine $500


Violation of these or any of the House Rules constitute grounds for automatic eviction plus forfeit of deposit and all booking/reservation cost if violated. Guest agrees to pay Host for any damages to the property, grounds, furnishings, household items, pool, or hot tub caused by Guest during its occupancy. This will include payment of any additional cleaning charges incurred due to Guest’s occupancy.

Maintenance and Repairs:
Guests are expected to maintain the property in a clean and tidy condition. Any damage or maintenance issues must be reported immediately to the host. The host reserves the right to enter the property for emergency repairs or maintenance with prior notice to the guest.

The Property is reserved with the Host’s furniture and household furnishings. Host shall not be responsible for providing additional furnishings or equipment not presently available in Property. Guest will report any maintenance issues immediately to the Host. Host will make every effort to repair and/or replace any equipment that is not working properly, but cannot guarantee that all equipment will be in good operating order at all times and no rate adjustments or refund will be made for equipment or appliance failures.

Liability:
The host is not responsible for any accidents, injuries, or illnesses that occur on the premises.
The host is not responsible for the loss of personal belongings or valuables of the guest.
By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises.

INDEMNITY CLAUSE: Guest hereby agrees to Indemnify and hold Host harmless from all claims, including those of third parties, arising out of or in any way related to Guest’s use of Property or the items of personal property provided therein. Guest assumes all risk of injury or other losses relating to any recreational activities, including use of the hot tub (when available) on the Property and will hold Host harmless with respect thereto.

Security:
The property is equipped with exterior security cameras for guest safety. No cameras are located in private areas or inside the property.

Local Laws and Ordinances:
Guests must comply with all local laws and ordinances during their stay.
Any fines or penalties resulting from non-compliance are the responsibility of the guest.

Additional Charges:
Additional cleaning fees may apply if the property is left excessively dirty.

HOST’S RIGHTS: Guest agrees that if the conditions and limitations set forth herein are not met, Host shall have the right to cancel this agreement and may enter the Property, either by statutory proceedings or by force, to inspect the Property and ensure that Guest has vacated the Property. All monies paid by Guest shall be forfeited as liquidated damages.
