This 4 bedrooms 3 baths open floor plan is situated within walking distance to two of the most famous Spa resorts in Desert Hot Springs and the famous Capri Restaurant. Brand new Pool and Spa just installed at the property.
Also inquire about monthly rate, you will have relaxing memorable time at this beautiful stay .

The property has hilltop view of the mountains and palm trees. The front yard had grass and is perfect for outdoor games or just lounge around. The front fence has ficus trees which gives privacy and adds a zen nature vibe to it. The fully backyard has covered patio giving plenty of shade and lots of sunny areas for those looking to sunbathe and enjoy our beautiful Californian weather. If you like BBQ, it is provided to you with propane topped up and all the grilling tools you would need.

POOL|SPA:
Pool heat daily fee may apply contact management to arrange ahead of time to 88 degrees. (More heat is an additional fee)
Spa only complementary to 104 degrees. (must be turned off after use) Gas prices are at an all time high entering the new year, and we do not profit on these fees. If you need the pool heated upon your arrival, let me know at least 24hrs in advance. We can have it ready for your arrival at that time. Pool heating time varies depending on outside temperature. Pool fee can not be refunded unless heating issue is due to a problem with equipment.
Pool and spa can not be heated at the same time. If one is heating, the other one isn’t. Please notify us when you are finished with the spa so that we can keep the heat going in the pool.
Payment can be made through management form of payment.
**Most of the year, heating is not needed except for the winter months upon request.
This home has vaulted ceilings, new carpet and new furniture. Kitchen is spacious and fully stocked. With open floor plan, it is perfect for gatherings and entertaining where everyone can cook, dine and enjoy the company of each other. Cobblestone fireplace is great for evening to snuggle up while catching up on your favorite show.

Room 2: Double Queen
Room 3: Queen
Room 4: Double Twin
Air Mattresses are available upon request, prior to check-in.

NOISE:
Per county regulations, quiet hours after 10pm apply outdoors and is strictly enforced. During daytime please limit music to cell phone/laptop levels. Thank you for your understanding and cooperation. Failure to follow these rules can result in evictions and fines.

PET POLICY :
We are pet friendly! Prior pet approval is required. Pet fee may apply contact management to arrange payment .
CHECKOUT DUTIES: if you could kindly gather all towels in laundry room , put your trash in the trash bins outside and start the dishwasher. Thank you so much.

EARLY CHECK-IN/LATE CHECK-OUT REQUESTS:
If you need special accommodations with early check-in/late check-out, we will gladly help UPON AVAILABILITY. Early check-in fee may apply payment has to be provided upon request, otherwise, the request will not be valid. Late check-out requests are not easily attainable as our staff needs to properly sanitize and clean before the next guests arrive. In the event we do not have a reservation following yours, we will gladly accommodate for a fee and move our cleaning crew to a later schedule or help you extend for the day or night at a special rate.

FESTIVALS:
Please note for the right group we are willing to give a special discount for Coachella and Stagecoach. Referrals and repeated guests will be rewarded with 5-10% discount, depending on the time of the year. All festival bookings are non-refundable with additional deposit requirement. Regular noise ordinance is in effect.

FIREWORKS:
fireworks of all kinds are prohibited at all times in the desert, due to the fire danger. Please ensure not to bring them to the property.

We have wonderful neighbors that welcome you to our neighborhood, please ensure to respect them and the area around you.

PLEASE NOTE: The desert can become extremely windy. Please closes umbrellas to avoid damage when not in use and overnight. Thank you, kindly.

If you are interested in pool heat, please let us know and submit payment at least 24 hours in advance, as it takes time to heat.

The guests will have access to the intire house.

SWIMMING POOL WAIVER AND RELEASE OF ALL

In utilizing the swimming pool amenities ("pool"), you
Will be expressly assuming the risk, legal liability, waiver,
And release of all claims for injuries, damages, loss or
Death which you, your family members, guests, invitees
And licensees (collectively, "Pool Area Users") might
Sustain as a result of utilizing any and all amenities
Connected with and associated with the pool.
I and the Pool Area Users agree to abide with the rules of
The pool ("Pool Rules"). I Understand that landlord, its
Officials, directors, agents, employees, volunteers and
Representatives (collectively, "landlord") retain the right
To restrict access to the pool for the failure of any person
to comply with the Pool rules.
WARNING! THERE ARE OBVIOUS KNOWN DANGERS
INHERENT IS SWIMMING ACTIVITIES. FOR EXAMPLE:
PHYSICAL INJURY, AND IN SOME CASES, DEATH.
I. INDEMNIFICATION AND RELEASE OF LIABILITY
In exchange for the landlord allowing me to voluntarily
Utilize the pool, I understand and agree to:
ASSUME AND ACCEPT ALL RISKS arising out of,
Associated with or related to my and the Pool Area Users'
Use of the pool, even though such risks may have been
Caused by the negligence of the Landlord;

BE SOLELY RESPONSIBLE FOR ANY INJURY, LOSS OR
DAMAGE which I and the Pool Area Users may sustain
while using the pool, even though such injury, damage,
loss or death may have been caused by the negligence of
the Landlord;
INDEMNIFY AND HOLD HARMLESS Landlord from any
And all claims, demands, actions, liability or costs,
Including attorneys' fees, which might arise out of my or
The Pool Area Users' use of the pool, even though such
Claims, demands, actions and costs may have been
Caused by the negligence of the Landlord.
a) has the effect of releasing, discharging, waiving, and
forever relinquishing any and all actions or causes of
action that I may have or have had, whether past,
present or future, whether known or unknown, and,
whether anticipated or unanticipated by me, arising
out of my or the Pool Users' use of the pool;
b) constitutes a complete release, discharge and waiver
of any and all actions or causes of action against
Landlord;
c) applies to personal injury, property damage, or
wrongful death which I and the Pool Area Users may
suffer, even if caused by the negligent acts or
omissions of others;
d) is an affirmative representation that I am assuming
full responsibility for any and all risk of death or
or personal injury or property damage suffered by me
and the Pool Users while utilizing the pool; and
e) is binding on me, my spouse, my heirs, my personal
representatives, my assigns, my children and any
Guardian ad litem for said children.
I. ACKNOWLEDGEMENT
I acknowledge that by using the pool I have read this
Waiver & Release and that I understand the words and
language in it. I further understand that this waiver &
Release is intended to be broad and inclusive and
Governed by the laws of the state of California, and i
agree that if any portion is held invalid, the remainder
of the Waiver & Release will continue in full legal force
and effect. I further agree that the venue for any legal
proceedings shall be in the county of Los Angeles, State
of California.
I have read and fully understand the above important
information, the potential dangers incidental to using
the pool, the warning of risks, assumption of risk and
Waiver & Release of all claims, and I voluntarily choose
to use the Pool.
Please note check in time is 3pm, unless other arrangements have been made and early check in has fee has been paid.
Similarly, check-out is 10 am.

THE CITY OF DESERT HOTS SPRINGS - VACATION RENTAL RULES:

NO OUTDOOR MUSIC AT ANYTIME

QUIET HOURS AFTER 10 PM - MINIMAL OUTDOOR ACTIVITY

NOISE
‱ No outdoor music, radios, musical
instruments or other devices that produce or
reproduce sound shall be allowed to be used
outdoors at any time. Vacation rental
properties are monitored by noise monitoring
systems. (NO OUTDOOR MUSIC AT ANY TIME)

OUTDOOR AND POOL:
‱ Please be considerate of the neighbors
and keep voices and pool activities to be at
a reasonable level. Continued and ongoing
screaming or excessive noise for an
extended time is one way to upset the
neighbors.

‱ There is no use of outdoor amenities and/
or outdoor games or any outdoor activities
that create noise between the hours of
10 p.m. - 8 a.m. (NOISE AND ACTIVITY SHOULD NOT BE HEARD OUTSIDE AFTER 10 PM)

‱ OCCUPANCY: After 10 pm the max number of people allow on the property is 2 people per bedroom (4 Bedroom - 8 people). During the day 4 additional guest are allowed at the property (4 Bedroom is 8+4 = 10).
