My wife and I study the Destin and Panama City Beach real estate markets. We have viewed hundreds of homes and have walked through more than I care to count. We have a well defined footprint for the vacation homes we acquire. This home not only met the criteria of our footprint, it has a wonderful southern charm to it and provides a peaceful, relaxing aura. The previous owner gave us the same warm feeling and she had put so much love into the house that it just felt like home.

This releases Summerwind Investment Services, Jay and Kristalynn Nisbet from any liability including but not limited to injuries, death, or damages during your occupancy

ADVANCE RESERVATIONS
We are happy to accept reservations up to one year in advance, however, rates and properties will not be guaranteed. Rates and properties are subject to change without notice.
RESTRICTIONS
No parties. No Over occupancy the maximum is 14 people. No smoking. No Pets. The deposit will be lost if there is any evidence of these restrictions being violated. Each additional person is $100 per night.
CHECK-IN, CHECK-OUT TIME
Check-in is 4 p.m. or LATER. Due to our high standards for cleanliness, there is a possibility your vacation rental may not be ready at 4 p.m., especially during peak seasons. Your patience is appreciated. Checkout time is promptly at 10 am. Please put a load of sheets in the washer. To avoid an extra cleaning charge, please wash the dishes, remove all trash, and leave the property in a neat condition.

CONSTRUCTION
Occasionally, you may experience construction in your neighborhood during your stay. Please be patient and understanding if this situation should arise. Summerwind Investment Services will do everything possible to contact the contractor if this is a problem. However, no refunds can be made in the event of construction noise or problems.
Existing Damage-
On occasion, our inspection crew will miss existing damage. Please make a note of any damage to the property so you and your guests will not be held responsible. Please advise Kristalynn or Jay within 24 hours of your stay
Renter is /Financially Responsible
Please list the names, ages, and emails of each person staying at the property.
If there is a security deposit, it will be returned within 3 days after lease expiration less any amount deducted for damages, late checkout or excessive cleaning. (Late check-out penalty and excessive cleaning
Charges are $200.00 per hour). In the event of a cancellation of this contract, a refund will be made only to the extent that a tenant can be found to occupy the vacated time reserved under this contract.
Conditions of lease:
âąNO SMOKING allowed.
âąNO PETS allowed.
âąAll occupants and guests will observe all conditions and terms of this lease as to maintaining the premises in good order and appearance and will conduct themselves in a manner inoffensive to neighbors.
âąAll occupants and guests shall not disturb, annoy, endanger or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordinance, nor commit waste or nuisance on or about premises.
âąAll occupants and guests shall keep the leased premises clean and free of trash, garbage and other waste. Trash pickup is Tuesday and Friday morning, please dispose of all trash. Place all trash in the green receptacles and put at the end of the driveway.
âąAll plumbing, electrical, furnishings and appliances will be maintained in as good a condition as when received with normal wear. Tenant is responsible for all damages and/or breakage and/or loss to premises.
âąLinens are provided by the Landlord.
âąTenants agree to indemnify Landlord harmless from all liability, loss or damage arising from nuisance or harm made or suffered on the leased premises by any occupants, tenants or guests, as well as, all carelessness, neglect or improper conduct of any persons entering, occupying or visiting the leased premises.
âąAll Tenants, occupants and guests of occupants are subject to all the terms of this agreement.
âąThe Tenant agrees to allow Landlord and/or representative of Landlord to enter and view the premises both inside and outside to inspect the premises, to make repairs, to show premises to prospective tenants.
The Tenant may not let, sublet or assign this lease for all or any part of the premises without prior consent of the Landlord.
Renter /Financially Responsible
Copies of Driverâs license and credit card needed for verification before access to the property. All vehicles parked at the property need to identify make model color and license plate.
There is a six seat golf cart on property and available for rent by a third party vendor. Please inquire for contact pricing.
