Ideally located on the ground floor of a residence, this flat offers breathtaking panoramic views of the lake and mountains, visible from both the living room and the two bedrooms. The large 50 m² terrace directly overlooks the crystal-clear waters of the lake and is a real asset for your holidays.
The flat comprises

- Bright living room with sofa bed opening onto the terrace
- Fully equipped open-plan kitchen.
Night area:
- Master bedroom with king-size bed (180x200 cm) and lake view.
- Double bedroom with queen-size bed (160x200 cm) and lake view.
- Bathroom with walk-in shower, washbasin, washing machine and WC.
- Separate WC.
Easy, adapted PRM access.
Outside and parking :
- 50 m² terrace with exceptional view of the lake.
- Direct, private access to the lake from the terrace via a few steps.
- 2 private parking spaces in the residence's secure car park (located on the other side of the road).
Additional facilities :
Wi-Fi, TV, washing machine, secure private parking space (located opposite the residence). Public car park available nearby.

From the flat, go for bike rides along the water, enjoy water activities (swimming, paddle, wakeboarding), explore the hiking trails of the Semnoz or let yourself be seduced by the old town of Annecy. Thrill-seekers can try their hand at paragliding over the lake.
Getting around:
- Regular SIBRA bus routes Y51 and 15, with a stop close to the accommodation, provide easy access to Annecy city centre (around 40 minutes) as well as nearby beaches (5 to 20 minutes)
- Geneva international airport can be reached in around 1 hour 15 minutes by car. Buses and private shuttles also run between Geneva and Annecy. For greater comfort, we recommend that you use taxis or VTC services.
- If you come by car, you will have a private parking space in the residence car park. A public car park is also available nearby if required.
