In Town Villas- Suites 3 & 4 |Hot Tub and Fireplace

LOCATION - On Austin St. in the heart of the Historic District
HOST - No host on property. There are 2 other suites on the property that may be occupied during your stay.
SLEEPS - Sleeps 6 in three King Beds (one in each suite and one more in the extra bedroom)
BATH - 2 large walk-in showers (one in each suite)
KITCHEN - Kitchenette with Keurig, small refrigerator, and microwave in Suite 3, Suite 4 has a full kitchen with a full-size refrigerator, stove and oven, microwave, and Keurig
BREAKFAST - No breakfast but coffee and teas are provided
AMENITIES - 65" Smart TVs in each suite and a 55" TV in the extra bedroom*, WiFi, gas fireplaces in both suites, private courtyards with hot tubs, Suite 4 has an outdoor gas fireplace (not currently working), common/shared onsite gym with elliptical, treadmill, recumbent bike, weight machine and free weights, both suites are walking distance to shops, restaurants, tasting rooms, art galleries & museums

*Streaming services are available, but guests must log in using their own accounts.

Suite 4's outdoor fireplace is not currently working.

*Please be aware that the extra bedroom is only accessible through one of the two suites. In addition, the extra bedroom does not have its own bathroom, so you must use the ones in either of the suites.

*Other things to be aware of:
1. Quiet hours are from 11 pm to 8 am each day. During this period, we ask that you keep noise levels to a minimum out of respect for other guests at the property.
2. A maximum of 6 people are allowed at the property. A fee of $500 will be assessed for violations.
3. Parties, gatherings, and events including but not limited to bachelorette parties, bachelor parties, etc. are strictly forbidden. Violations will result in you and your group being escorted from the property and no refund will be issued.
4. The property includes off-street parking spots but be aware that they are limited and only available on a first-come, first-served basis.

House Rules as Required by the City of Fredericksburg's Short Term Rental Ordinance
- Observe the City of Fredericksburg Quiet Hours (10pm to 7am in residential zones). No music of any kind after 10 pm.
- The City of Fredericksburg is a Dark Sky Community with outdoor lighting restrictions. All outdoor lighting is encouraged to be turned off when no one is present to use the light.
- Observe the designated on-site and off-site parking spaces.
- Place all trash in designated containers.
