Welcome to Rosewood Haus! This early Fredericksburg home was built in 1914 and is located on a pretty, quiet street, just 8 blocks from Main Street. You'll find 4 bedrooms and 3 full bathrooms, a large kitchen and dining room, two living spaces, spacious laundry area, cozy front porch, and brand new backyard with a beautiful pool, spa, and fire pit. The history of this home can be appreciated in the old fashioned pump for the underground water well, original wood floors in some areas, as well as charming beadboard ceilings. Rosewood provides EV Charging and has plenty of off-street parking for our guests.
The Home
Rosewood Haus has a spacious split plan providing plenty of privacy and room to relax. Snuggle up in the sunroom with a warm blanket and a Texas wine, and make memories with your favorite people. Lounge on the covered patio or float in the pool and let the twinkling cafe lights make you feel like you're in your own private resort. In the mornings, relax and drink your favorite cup of coffee on the front porch and listen to some of your favorite music with our Google Home system.

- Quiet Time is from 10:00 pm to 7:00 am, per City Ordinance
- If we are called due to complaints violating Quiet Time:
1st Offense will result in a $250 fine.
2nd Offense will result in a $500 fine.
If police are called, you are responsible for any fines or fees issued with the citation or warning. If police are called there will be a $500 fine, even if no citation is issued.

In order to comply with the above ordinance, this property is outfitted with audio monitoring and security cameras. The areas monitored by camera are the front porch and parking lot. Audio monitoring is present on the pool deck and in the kitchen. This audio monitoring system only measures decibels and sends a report to the owner when a certain decibel level is reached. There are no cameras anywhere inside the home, and no decibel monitor in any other spaces besides those listed.

Host was welcoming. Kept good Communication. House is on the older side but well kept, well furnished, with nice amenities like the heated pool and spa. Couldn’t use the pool table since all the pool cues broken. Garbage disposal and dishwasher could use an upgrade (not working or slight odor). Other than that, our group really enjoyed our stay.

Easy check-in and seamless communication. House was tidy and well appointed. Uncluttered and comfortable. Fireplace didn't work. Pervasive odd odor in the house and rec room was unheated so not usable during our stay. Fire ban so firepit not used. Getting ice was tricky as the ice maker was broken. No dishwasher soap. Washing machine and dryer worked great, though! High quality patio furniture...very comfortable. Beds and linens were comfortable.

The property was clean (except for the leaves that fell from the trees), the back yard was very suitable for relaxing as a group (except the fire pit was not working and wasn't able to be repaired during our stay--thanks for trying), the bedrooms were spacious and beds comfy, bathrooms and kitchen were clean, the game room was cool. Would have liked some illumination outside the back gate as it is very dark. Quiet neighborhood, TVs everywhere.

The outside area made this stay, with the pool and sitting area being very nice. The Spa only had two jets working, and despite prompt communication from the host, the spa technician never materialized - this was a disappointing, but it did not spoilour stay. A lot of the patio lights need replacing, and i would also like to mention the kitchen and showers are in need of a little updating. The master bathroom looked beautiful though. The neighborhood was quiet, and we were very close to Main street so getting about was very convenient. Lots of “off street” parking available. There was also a detached games room, we didn’t use it but a fun addition. The house was arranged beautifully, with lots of room, especially fur large parties. The bed I slept in was incredibly comfortable, as I believe were all the others.

This house is very comfortable for the whole family. Many places to sit and enjoy company, whether outside by the pool, in the Cavern playing games, or in the kitchen/dining area. Extra detail was put into the bedrooms and bathrooms creating a great sense of hospitality. Location to Main St restaurants and shopping is convenient.

Nags Retreat

We are a group of high school friends, now 75 years old, and we really enjoyed our stay here. Just a couple of precautions-the stairway to the two upstairs bedrooms is rather steep and narrow, and there are a few places through the house which require a step up or down. None of that would be a problem for younger people. Overall, the house was delightful. Plenty of room to gather to talk, eat, or play games inside, and even more outside. There is a great game room for the youngers, and of course, the pool and hot tub. This is a great location and a very comfortable property. We all highly recommend it.

Overall wonderful stay. A little disappointed the hot tub did not work. As it was cold outside, would have loved for it to warm up and jets. I communicated via text and called. Was told someone would come and look, however no one did.

Nice place but not as advertised Trying to cook Christmas dinner with two saucepans v difficult Pool table had one cue!!!One game machine doesn’t work at all!5 wine glasses for 6 of us 5 champagne glasses for 6 of you Supposed to sleep 10!!Rang Absolute Charm Christmas Eve to complain and ask for more glasses and couldn’t have been less interested! Not their or but the owners but I don’t know who they are or how to contact them??Pretty rubbish response If you want to cook don’t go here

Beautiful spacious home with wonderful backyard.

This house is wonderful, with beautiful updated decor, clean environment, and spacious rooms. The backyard is incredible, with an amazing pool, fire pit area, and additional covered seating area. It's a large area that is perfect for socializing. We had a blast relaxing in the hot tub after walking home from the food and wine festival. The location is perfect.

Husbands 70th birthday.

First time to see Fredericksburg. Had a wonderful visit with our adult children and grandkids. The property was fabulous. The kids stayed in the pool. The house was perfect and every amenity you can think of was provided. The weather was perfect for dining on the patio.

Great location but not the cleanest

The location of this home was great, but it was disappointing that the pool and spa did not heat up on the first evening. After reporting it they finally sent someone Saturday afternoon to fix it. Also, all of the dishes were dirty in the cabinets
yuck! The house could have been cleaner as well.
