Beachfront with unobstructed bay view, open concept sleeps 28 people. Newly remodeled modern beach vibe home in highly sought after Seahorse Estates, the most luxurious neighborhood in Freeport. 1-acre lot on the beach with PLENTY of parking. Our beach is a sanctuary on the Texas Gulf Coast. There is no traffic, just the beauty of a quiet beach open to how you want to enjoy it. It is a retreat for recreational sportsmen, sun-lovers, nature-enthusiast, and Gulf adventurers. We have completed our remodel, it is now a 6 bedroom and 4 bath and we just updated our pics as well. 1st floor has 3 bedrooms. A master suite with a private bath and king bed. Bedroom 2 has a queen, Bedroom 3 has a queen and a double bunk. 1 additional full bath on the 1st floor and if needed a foldout couch queen bed as well. 2nd floor has 3 bedrooms with a loft/bunk area that sleeps 6, Bedroom 4 has a queen and a triple bunk, Bedroom 5 has a queen with a triple bunk and Bedroom 6 has a queen.

Exceptional stay for large group

Check in was so easy! We were sent the code prior to arriving and the keypad was simple to use. There is a front entrance and rear entrance which is VERY convenient. Our other concern was parking. This space accommodated our 8 vehicles and there was room for more. The house was beautifully decorated and has updated appliances. The house was very clean!! The kitchen contains everything you need to prepare meals of any sort. We loved the island that is as long as the kitchen. It is perfect for serving for large groups and has extra seating as well.The open concept makes the living / dining space so comfortable and accommodated all 17 of us easily.The beds are very comfortable. It was a must to have plenty of bathroom space, which the 4 bathrooms provided easily. The AC worked perfectly and we kept it at a very comfortable 72degrees. The location is fantastic. Right on the beach with a short 3 minute walk via a brand new wooden walkway. The entrance to the beach via vehicle was 2-3 doors down and so convenient for taking all of our beach gear. This part of the beach was not crowded at all. The beach is very clean. No seaweed! Jerry, the host, was very quick to respond if I had a question. Knowing he was readily available was so nice, even though we had no issues at all. The views from the house inside and out are AMAZING! You can see the sunrise and sunset from the house. We had a fantastic stay and would definitely recommend this house for your stay. We all loved it!!!

Great location and communication

Lovely property that comfortably accommodated our 22 member family. Direct private access to beach is priceless plus! Owner was very responsive to questions. Well laid out home. Especially considering we arrived a week after a major hurricane, home was in excellent shape.

One of the nicest beach houses at Surfside

My family & extended family has rented beach houses at Surfside, TX every June for over 40 years, except 2020:( “Modern Breeze” is one of the best large homes, on the best part of Surfside beach, Seahorse Estates. It is a very clean, fresh & updated house with all the amenities you’ll need: great AC, nice kitchen, clean comfortable furniture, internet & big TV, BBQ, hair dryers, and fresh towels & linens. Jerry is a great communicator and answers quickly for whatever you may need. The house does have driving beach in front, but it is not generally crowded like the heart of Surfside beach has become on weekends in recent years. Texas has preserved all coastline for public use, and while some areas can get crowded, I am glad that Surfside beach is accessible to all the people of Texas. The county grooms the sand and it’s a nice beach with good folks all around you. Mosquito control measures are taken but definitely bring your mosquito repellent! I can’t say enough good things about the house - bed descriptions are accurate. Porch seating is great - overlooking the Texas coast. Thank you Jerry for another wonderful family reunion stay.

Had some problems with Refrigerator. Owner reimbursed for lost food and brought in a new refrigerator great communication with him. House was big had plenty of space for everyone. Cleaners could do a little better cleaning
.. but overall was a great stay would definately come back!

Amazing 4th of July week - with 4 families in this AMAZING HOUSE!!

The house was Amazing and spacious. Stayed a week. We had 4 adult couples each with a few kids each. The owner was quick to respond to questions and very helpful and knowledgeable. No issues at all. Everything was clean. Plenty of trash bins which you simply set out to the street at the end of the driveway. Stress free and beautiful.

Fantastic house, less crowded beach area (2022)

The house is wonderful. Comfortable. Great deck. LOTS of beds. Main room has a sweeping view of the gulf, large screen tv and extensive comfortable couch. Kitchen well appointed. Several bathrooms. We had a fantastic family gathering and would absolutely return.

Annual Family Vacation

For the past 15 years our family has taken the children to Surfside beach as a reward for working hard during the school year. The pandemic halted our tradition for 2 years and this year we were able to gather together again and the children enjoyed it to the utmost. The house was spacious and very accommodating. The short walk to the beach was the highlight for the kids from sunrise to sunset. The view was awesome from the upper deck. Thank you Jerry our family could not have asked for a better weekend

Home was great but beach not so much

The home was in a nice location and near Surfside, where there are groceries, restaurants and shopping. The home fit our family perfectly and we loved sitting on the deck with the beach just steps away. We loved the kitchen as it is decorated nicely and the amount of bar stools was a plus!! However the kitchen wasn’t the cleanest, the refrigerator was not cleaned as it smelled horribly of fish and there was a pool of blood on one of the shelves. Also the former guests had thrown their cut up fish over the balcony into side yard. As for the beach, there was trash and trash bags laying up and down the beach and tarballs washed up onto beach. When you go out into the water, be prepared to have tar on you when you come out. House was great overall but beach was disappointing.

Great Getaway!

We had a blast for our weekend getaway. The house was nice and clean upon arrival. Great location right on the beach. Jerry was very responsive with any questions or concern. Only small issue was the trash situation in which policy should be updated soon because they now have trash bins instead of having to find a place to dispose of it. 5stars!

The house was beautiful but

The downstairs bedroom was freezing cold which made my husband sick. The kitchen supplies were filthy had to wash all the dishes in order to cook. The microwave was also filthy not to mention the garbage disposal nasty. The freezer would not freeze which made all our food unthaw. Tried to reach out to the owner but he never resolved anything. He stop responding to my messages. Suggest that he hire people to properly maintain his home

Wonderful place for a large family vacation.

Plenty of bedroom space for a large family. Access to beach was convenient. There was a problem with the laundry facility at first but the property manager took care of that. The biggest problem was having to bring in bottled water for drinking/coffee since the tap water was very salty. Over all, our family had an enjoyable time.

I found this property to be beautiful, clean with great amenities. Great home away. There were some concerns. The bar stools were lcoming loose. One actually came apart while someone was sitting in it. I had to remove 2 of the 4. The bathtubs drained slow and some of the sinks. Maybe a little drank would correct the problem. The chair leg on a chair in the master bedroom is bent inward which could break or cause a fall. There are safety hazards that the owner and the cleaning person both admitted to knowing about. She said he is going to make repairs when we spoken as we were leaving. The refrigerator freezer area leaked on the floor constantly. I had to put a towel down to prevent a slip and fall. This is another thing they knew about. The faucet on the outside wall dripped constantly causing water to puddle, the hose babe was broken. He texed asking that we park on the field side of the property because of septic system. It would be nice to have a sign stating that. Parking is one of the reason I choose the property. Theses are not major problems but could be if not corrected. Can’t forget the trash situation. Having to haul all trash 6 miles away, a 12 mile trip to dump trash is horrible . You would have to have a pickup for this chore. This should be disclosed when property is being rented rather than at check in and out. I did reach out to the owner a second time and got no response. The beach view is amazing. It was spacies and I had everything you needed for cooking. Over all a beautiful property.

Perfect Common Space

We rented the place for the bunk rooms, the beach access and the common space. The common space allowed our 20 guest group plenty of space to gather and eat. The beach access was very convenient with children and short legs! The bunk rooms also allowed the kids to have dedicated space. The 2 queen rooms are small so guests should plan accordingly. The water is disconnected to the fridge (which may have been mentioned in the description or another review but was not mentioned in the house rules which would have been helpful). Understandly the water is disconnected because, even filtered with a brita filter, it was very salty and undrinkable by the kids. Not a big deal just did not know this ahead of time and had to make extra store trips to get water and ice. Note the bar chairs/stools are very high, even for adults and unfortunately the step on the stool that would make getting on and off easier are very fragile. Recommend sturdier stools. Lastly, the owner was very helpful with the questions we had! We appreciated the houses many conveniences and definitely recommend staying here.

Felt like home, not a rental

House is exactly as advertised. Plenty of space and a great living room area to hang out. All open space. We had 6 couples and everyone got their own room and bed. That is a rarity, most places you have to share space with others. Great view of the ocean and steps away from the beach. We will definitely be coming back. Jerry made it simple for us. It was an awesome home

Beautiful view and even bigger than it looks!

We had our church’s ladies retreat here. The main living room is even bigger than it looks in the picture, so our group sessions went great. We comfortably sat 22 and there were enough seats for everyone when we used the dining chairs. The beds were comfy! Even the bunk beds were a good size for our adults. The view is amazinggggg. The big windows in the living room made it relaxing even inside. I loved being right on the beach. Not too crowded on the beach but it is a drive on beach so I didn’t love all the cars driving through but it was fine. They allowed us to have a later check out Sunday which was nice because it rained most of the weekend. The only thing I would change is a covered porch so you can still be outside and enjoy the beach some when it’s raining. But otherwise it was perfect! Communication was also prompt and pleasant! (Side note, might want to bring extra toilet paper. We ran out after 24 hours and had to go get some from a gas station. But everything else was well stocked! Loved that towels and kitchen supplies were all provided. So nice!) highly recommend this place and we will very likely be back! 😁

Perfect place for a fun gathering

Parents and kids (18 yr olds’s) had a fun time celebrating the end of the school year.. all seniors. Plenty of room, kitchen was fully stocked w/all the things needed to cook and the grill was perfect for the Fajita feast.

This is our second time renting this property everything is just as described. We enjoyed our stay and the response was great with any problems we my have had. If your cold at night you my want to bring a comforter they have blankets but I needed more. Great place for Fam gatherings plenty of room

Wonderful stay

We loved the house, check in was super easy and it was so great having so many beds for our large family. The deck is lovely and you just can’t beat the view from the windows in the entire downstairs.
