Let's step inside this spacious 3-level Bear Lake cabin designed for both comfort and fun:

- First Floor (Kid Zone):
The lower level is perfect for kids and teens, featuring a large arcade & TV/game room plus multiple bunk beds for group sleepovers and movie nights.

- Main Floor (2nd Level):
Here you’ll find the heart of the home with an open living, dining, and kitchen area, plus the master suite with a king bed. An additional king bedroom is also on this level, making it convenient for anyone who prefers fewer stairs.

- Loft (3rd Level):
Upstairs, two cozy bedrooms each offer a queen bed with a twin bunk overhead, along with a twin bunk bed & sofa bed in the main loft area — a versatile setup for families or friends traveling together.

Blackberry Manor is ideally located right next to the Bear Lake State Park Marina, making boat launches and watersport rentals a breeze. Guests are just 15 minutes from Rendezvous Beach, known for its sandy shoreline and family-friendly picnic areas, and only minutes away from downtown Garden City, where you’ll find local restaurants, shops, and the famous raspberry shakes.

A personal vehicle is highly recommended, as public transportation is limited in the Bear Lake area. Blackberry Manor offers ample on-site parking. The roads are paved and easy to navigate in summer, but during winter months, a 4x4 or AWD vehicle is strongly recommended for safe travel in snowy conditions.

Notes: This home features central A/C and heating, ensuring year-round comfort.

There is ample on-site parking with space for multiple vehicles and trailers, making it easy for guests with boats, ATVs, or snowmobiles.

WINTER ADVISORY: Roads are plowed and maintained, but a 4x4/AWD vehicle is strongly recommended in snowy months.

Great experience! Love the property and the view is amazing!! The hot tub was enjoyed but is not on the deck so it is hard to see the lake. Kitchen is stocked well with utensils and some cooking appliances. If we ran into an issue the host quickly responded. Lots of room, lots of wildlife and lots of fun!

Beautiful home with beautiful view

We stayed here for our every other year family reunion. Our family has now grown to a total of 22 people ranging in ages from 2 years all the way up to Mom and Dad/Grandma and Grandpa. This home comfortably accepted all of us with more than enough space to sleep, eat, play and just be together. The view of Bear Lake is unbeatable! Oh
! And
. This place has probably the largest hot tub that I have seen! We all thoroughly enjoyed our stay! The only thing that could have made it better, would be if we were able to stay longer than we did! Thank you very much!!

This was such a warm, cozy and lived in atmosphere. There were many options of entertainment for all ages. Even my two adult children spent hours playing the arcade games attempting to beat their father, who duh grew up in the 90’s. The hot tub was beautiful and nice and warm. We enjoyed the very open kitchen, dining, living area space with the giant windows and the amazing views. The neighborhood was quiet and very well kept. There was so much extra space that our family of four along with our two four legged members did not need but I could see how this location would be a great place for a large family group to enjoy.

Blackberry Manor

We had a wonderful time at the Blackberry Manor. It accommodated our 22 person group (16 adults, 6 children, 1 dog ) very well. It was exactly the facility we were looking for and have no complaints. The views from the Manor of Bear Lake and the surrounding mountains were awesome. The host, Jake, was very helpful with the information to make are stay trouble free. We will use Prime Props again and would recommend the Blackberry Manor for your next group gathering in the Garden City area.
